Lots of seemingly minor issues which add up to a large disappointment. The biggest was the pool. In the photos it looks as though it is lined with some kind of natural stone. It is just really gross lining. We didnât feel safe letting our daughter swim in there. We expressed this without any solution. The pool was the main reason for booking the place.
The apartment does smell musty. Yes, I know itâs the jungle which is why the owners should maybe figure out some kind of air flow. There are air conditioners in the two bedrooms, there are no fans so the living area was stuffy. Keep this in mind if you are thinking about somebody sleeping in the living room on the sofa. Speaking of the sofa, there were stains over the pads.
We also booked a home so we could cook for ourselves. The dishwasher "functions" but it does not clean dishes and the seal between the machine and the front is gross. The chopping boards were moldy. Multiple mugs and plates chipped. The iron did not work. The ironing board would not collapse.
In the bedroom, the wardrobe doors jammed open. No lamps in the kidsâ bedroom and the outdoor bulb was out. The safe malfunctioned and our possessions were locked away for days (we were given instructions on how to add a different code and kept having to inform that this didnât work either â it was resolved by giving us a key).
Construction right on your doorstep, but I guess that is Tulum right now.
The Papaya Playa pass was great and we were grateful for that. But make sure you have a car or are ready to bike.
The saving grace of this place are they wonderful security guys. What a delight they are. We were so grateful to have met them.
We enjoyed staying at this property. It was easily accessible to many of the local sights and allowed us to also relax when we needed to. The property manager was quick to help when we needed help. Definitely recommend getting a car to get around!
i had a truly wonderful stay at this beautiful property. the reviews had me a little nervous but hereâs the scoop: are the beds rock hard? yep. but i honestly slept really well!! and thatâs saying a lot- i am a sensitive sleeper. the hard beds were not a problem for me at all. was there a slight damp odor in the unit? yep. but itâs the jungle people! what do you expect?? i had quick, helpful responses from management, an incredibly sweet and lovely security gentleman, and the unit was beautiful and well-appointed. the beach club access was a joy. and the price for the rental couldnât be beat. i would definitely stay again
Location of unit is ideal for day trips-if you have a car. There is no public transport and though you could ride a bike to the few coffee shops-beware that you share the road with all motorist. Not all are careful or care that you are there. The community will develop into more-right now its not there!
The unit itself was clean but not at all âluxuryâ as described. Big enough for a few people to move around though hard to tell where the additional people sleep. There are people in the other units are permanent residents. The guy above the unit isnât friendly at all and one night had the music until 3am. Because I talked with security and he was asked to keep it down-every night after that, he made it a point to move furniture or drop things at 1:30- 3am. There was no loud music so could not report to security. Definitely a let down and for that alone will not come back. Though it doesnât say no-children- Its not kid friendly.
There is a queen bed and two kid size beds. Appliances do not match and though there are some dishes to use- its not equipped for a big family dinner. The stove did not work for a few days of our stay and the fridge light was out. Both were repaired during our stay after much asking the concierge. The towels are sparing-donât ask for more as they will give you the run down of why there is only one per person!
Definitely could be better cared for and tended to unit.
The house is ok, maybe the overall feeling was not as spacious as in the pictures, the walls around the apartment created this feeling I think. The house is otherwise ok, pretty much as described, clean, two bedrooms, two bathrooms, ok functioning kitchen, sofa bed in the living room.
But we had several issues with the apartment:
- on the first day there was not water at all for the whole building block for almost the whole day - this meant that one could not use the toilets either
- later there was no hot water and it appeared that the boiler was broken - it was then replaced
- there was an huge noice in the apartment, it came from the room next to the living room - turned out it was some machine minding the small private pool in the garden (that we never used)
- dish washer was broken and took few days to fix
- some lights stopped working
- for few nights there was a lot of noice from the apartments in the same building block
All these things caused us a lot of extra hassle and reporting.
Great thanks to Angel host - they were really really quick in responding and did all they can in fixing the issues. We also asked for compensation in the price and received it which is nice.
Regarding Tulum, we never realized that it is so so busy at the Christmas time. The villa provided a free access to the beach club - however you are obliged to dine at that club (with money similar to access fee that is very high). Our family needed to move around by car and so did others so huge queues were created to / from the beach area. There are very few public beach areas and parking near to them was a real hassle (and again, you end up paying a lot for it). Clubs have overtaken the beach areas and they all ask for extensive fees to enter. If you are able bike to the beach, very very good. Otherwise, I would probably put my money on the beach accommodation. The Tulum village is within a walking distance for an adult, but not for children I think. Especially I you want to walk around in the village during the evening. Taxis are there of course but they can be pricy.
The sea and beaches are amazing of course, it is easy to access the cenotes, and visit ruins, nearby towns activity parks and so on. So in that way the location is good of course.
As shown in pictures, the condo is spacious, very clean and fully equipped. Best area to stay as it's next to everything, 10' ride to Centro or the beach, 2' walking distance from some bars, restaurants and 2 small convenience stores. It's quiet and safe.
We did not use the small "pool" in the garden but we did use the larger common one, very nice.
Rooms have blackouts which to us were a must-have as we have a 14mos toddler. Very quiet at nights. Fully equipped kitchen, the dishwasher migh need some maintenance (there's rust in it, I guess because of a lack of usage), but the washer and dryer worked perfectly and are brand new.
Just two comments: the access from the gate to the entrance is not the most convenient as there's stones, mud (when it rains) and the floor is irregular, so you will have to carry your bags/stroller.
Also the general insulation of the unit is not the best as doors don'r really perfectly lock leaving space for air/humidity to get in the apartment, which requires AC to be functioning all the time.
Host was extremely attentive, check-in process is very easy, they offer all kinds of additional services.
The property is beautiful, great for a relaxing stay. It is well-stocked with the kitchen essentials, it has a washer and dryer, and it is very tastefully decorated. We made use of all the amenities that the Artia Condo had to offer, including the pool, the bikes, and the pass to Papaya Playa Project. The management was very helpful. The location is excellent, as it is located a few minutes from the beach and within walking distance of shops, restaurants, bars and coffeeshops. I would definitely rent this property again!
My friend and I booked another property through Moskito about 6 weeks prior to our vacation, but we were told we would not be staying in our original booking just two days prior to our trip. Though they were able to accommodate us with an alternative property it was stressful and we were very frustrated that we didn't have time to investigate our own alternatives.
When we arrived to the condo we were given an incorrect door code and were standing outside for almost an hour waiting for someone to provide us with the right info. We called the concierge several times and did not get any answer and were tired and incredibly frustrated to not be able to get into the apartment easily. It's a huge thing to not have the right code to get into provided accommodations and there seemed to be a lot of confusion amongst the team about how to get in, which made it seem like there was no preparation at all for our stay.
In addition to the issue with entering, once we got into the apartment there were a number of things that made it even more clear that preparation wasn't appropriately completed prior to our arrival. The pool was incredibly dirty and there were ring marks on tables and other indications that cleaning wasn't fresh. There was also an overwhelming smell in the apartment throughout our entire stay which we believe came from the improper cleaning and maintenance, but also we were concerned that it could have been mold. It was pervasive the entire time and was difficult to stand.
There was initially no hot water in the upstairs bathroom and there also was no wifi access in the upstairs bedroom as well. Lastly, the beds unfortunately were incredibly uncomfortable. Both beds were so hard that there were several nights that one of us ended up sleeping on the couch instead because we truly were not able to get rest. Our expectations for sleeping arrangements is to have some level of comfort with at least a mattress topper, but they were the hardest beds we've ever slept on in a vacation home and made our nights so uncomfortable. Overall the number of issues we had with the entire stay were very disappointing and impacted our trip quite a bit. We appreciate the help from concierge throughout, but it's upsetting that there were so many issues with the apartment and in the future we would not stay in any Moskito locations because of this experience
