This expansive three-level retreat was designed for family vacations, reunions, group getaways, and longer stays—blending oversized gathering spaces, cozy bedrooms, and thoughtful comforts throughout. Magnolia Manor features 3 spacious upper-level bedrooms designed to give families and groups room to relax comfortably after busy Atlanta days.

• Bedroom 1 (Primary) - Relax in the upper-level primary queen bedroom, complete with an en suite bathroom and a peaceful reading nook—perfect for unwinding after a day of exploring Atlanta.

• Bedroom 2 - Beautifully furnished upper-level guest bedroom with a queen bed, warm lighting, and thoughtful touches for a peaceful and comfortable stay.

• Bedroom 3 - Inviting upper-level queen bedroom featuring soft textures, calming decor, and a relaxed atmosphere designed for restful nights and slower mornings.

➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.
➤ Pack ’n play and children’s books are available for families traveling with little ones.
➤ While the home is family-friendly, it is not childproof—there are no safety gates, outlet covers, or cabinet locks, so children must be supervised at all times.
➤ Pets are not allowed.
➤ Exceeding maximum occupancy is not permitted.
➤ Only registered guests are allowed on the property—no unapproved visitors.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm—please keep noise to a minimum.
➤ Early check-in and late check-out are subject to availability.

1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.

2. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors. We have a noise detector inside the unit that alerts us, and neighbors may contact us with any issues.

3. No parties or events allowed.

4. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. We have a smart smoke detector inside the unit that will alert us. There will be a $200 charge per day of reservation if this rule is not followed.

6. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund.
