**The Setting**

Surrounded by privacy and beautiful year-round mountain views, the property offers a quiet retreat just minutes from Sugar Mountain's attractions. During winter, the nearby ski shuttle stop makes getting to the slopes more convenient, without the hassle of finding parking on busy ski days.

**The Layout**

With accommodations for up to 16 guests, the home features five king bedrooms, a bonus room, and a loft, providing seven sleeping areas in total. Three king bedrooms are conveniently located on the main level, making the home a great option for families with members who prefer to minimize stair use. Additional sleeping spaces are located on other levels.

The three separate living areas allow larger groups and multiple families to spread out, spend time together, or enjoy a little privacy. The loft above the game room features four single beds, ideal for children and teens, while the movie room and lounge above the primary bedroom includes a pull-out sofa that sleeps two. Every bedroom features a ceiling fan, closet, hangers, and a smart TV.

**The Kitchen & Living Spaces**

The fully renovated kitchen features granite countertops, a large island, and stainless steel appliances, making meal preparation easy for groups. Dining options include a main table seating 10, a second table seating six, and four additional seats at the kitchen island.

The main living room features leather sofas, a propane fireplace, and mountain views. A second living area offers a wood-burning fireplace and additional gathering space, while the third living area provides even more room to relax and unwind.

**The Sauna & Hot Tub**

After a day on the slopes or exploring the mountains, unwind in the sauna or soak in the hot tub beneath the stars. These amenities offer the perfect way to relax and make the most of a refreshing mountain getaway.

**The Outdoors**

Enjoy the expansive deck, fire up the gas grill, or gather around the outdoor fire pit. The flat, fenced backyard provides space for dogs to explore, while a basketball hoop offers another way to enjoy time outdoors. The paved driveway accommodates up to 10 vehicles, and a garage provides additional convenience.

**Getting Here**

Located on Sugar Mountain, the property offers convenient access to skiing, dining, shopping, and nearby mountain communities, including Banner Elk and Beech Mountain. Four-wheel drive or tire chains are recommended during winter and may be required by the Town of Sugar Mountain during snow or icy conditions.

**Good to Know**

- **Maximum occupancy:** 16 guests.
- **Minimum booking age:** 25 years old.
- **Pets:** Up to four dogs weighing 100 lbs or less each are welcome for a pet fee. Please clean up after your pets and dispose of waste properly.
- **Parking:** Space for up to 10 vehicles on the paved driveway, plus a garage.
- **Security cameras:** A doorbell-style camera monitors the front entrance and driveway only. There are no cameras inside the home or on any deck.
- **Safety:** The property is not child-proofed. Children should be supervised, especially around the hot tub, sauna, fireplaces, and fire pit. Please do not leave the sauna running unattended or allow children to use it.
- **Stairs:** The home has multiple levels, but three king bedrooms are located on the main level. Stairs are needed to access certain additional sleeping and living areas.
- **Wildlife:** This is bear country. Do not leave food or trash outside; bear-proof trash bins are located at the end of the driveway.
- **House rules:** Please treat the home with care and respect the neighbors by keeping noise at a considerate level.
