🛋️ LIVING ROOM

Vaulted ceilings with exposed wood beams soar overhead beyond the carved entry door. Cream sofas and leather accent chairs pull toward a white stone gas fireplace with a Smart TV, large windows flood the space with natural light, and open sightlines connect directly to the kitchen, game room, and lower level gym and wellness area.



🍳 KITCHEN & DINING

The fully stocked kitchen runs the length of the main level with warm wood cabinetry, granite countertops, a central island with gas cooktop, and professional-grade appliances. It flows into a sun-filled dining nook with a round table for four, wraparound windows, and hand-painted murals on every side. A complimentary coffee station with pods and a complimentary spice rack are stocked and ready on arrival. A separate dining room seats eight around a long wood table, with sage green walls, crown molding, a wood sideboard, and large windows framing the pines. Sliding glass doors open directly to the deck.

Master en-suite (Upper Level): Double vanity, skylight overhead, built-in soaking tub, walk-in shower with pebble tile walls, walk-in closet, and a bidet.

Full bathroom (Upper Level): Shared Bathroom with Dual vanities, warm wood cabinetry, glass-enclosed shower, and slate blue walls.

Full bathroom (Garden Level): Single vanity, warm wood cabinetry, and a glass-enclosed walk-in shower.

All bathrooms are stocked with plush towels and essential toiletries.



👶 KID-FRIENDLY

Pack-n-play and high chair available. The fossil room is a favorite with kids of every age, and the fenced backyard gives little ones room to roam. Keep an eye out for the hidden Sasquatch in one of the murals and the framed fish fossils tucked throughout the home.

In-unit washer and dryer in the main level laundry room, with a utility sink, warm wood cabinetry, and counter space.



🏋️ GYM & WELLNESS

A basement wellness suite with a dedicated gym: multi-station cable weight machine, yoga mat area, Smart TV, and floor-to-ceiling mirrors under exposed wood beam columns. A four-person cedar sauna with tiered benches and sauna rocks sits just through the door, alongside a steam room lined in stone with purple ambient lighting. The nine-person hot tub on the upper deck is a short walk up from here.



💻 DEDICATED WORKSPACE

Two dedicated workspaces across multiple levels. The master suite has a private desk in its own corner, and the fossil room has a built-in wood desk with a task lamp, natural light, and shelving filled with books and fossil decor, with a full dinosaur skeleton replica on the wall behind you. Fast WiFi reaches every level.



🎮 GAME ROOM

Fish Tales and Monster Bash, two classic Williams pinball machines, sit side by side in front of a wood-burning brick fireplace with a bull skull mount overhead and a popcorn machine within arm's reach. Please note that firewood is not provided and guests are welcome to bring their own. A full-size air hockey table, a cabinet stocked with dozens of board games, a carved wood checkerboard game table, and French doors opening to the deck round out the room.



🌿 OUTDOOR SPACE

The deck off the dining room has a retractable awning, fire table, swivel lounge chairs, and string lights. The nine-person hot tub anchors the far end with open views of the backyard below. Steps lead down to a stone patio beneath an open wood pergola with two hanging basket chairs. The fenced backyard opens from here with a wide lawn, cornhole, giant Jenga, landscaped rock beds, and towering pines on every side.



🐾 Pet-Friendly

For guests bringing dogs, there is a mandatory pet fee of $100 per dog, collected after booking. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.



🚗 PARKING

Ample driveway parking is available for multiple vehicles. Please note that the garage is not available for guest use.

🏡 Property Access: You have full private access to the entire 3,748-square-foot home and all of its amenities, including all indoor living spaces, the basement wellness suite, game room, and all outdoor areas including the deck, hot tub, pergola, and fenced backyard.

The Neighborhood:

🏔️ At the foot of Cheyenne Mountain in one of Colorado Springs' most distinctive pockets, minutes from the Broadmoor, on quiet heavily wooded streets.



🌊 Seven Falls is less than five minutes away, in a box canyon with seven cascading waterfalls and 224 steps to the top. Just up the road, the Cheyenne Mountain Zoo sits on the mountainside with panoramic views of Colorado Springs and over 750 animals from more than 170 species, rated the second best zoo in North America in 2025. North Cheyenne Canyon Park is essentially at the end of the street, with free access to miles of trails, waterfalls, and canyon scenery.



Getting Around:

🚗 By Car: The Broadmoor, Seven Falls, North Cheyenne Canyon, and Cheyenne Mountain Zoo are all within 10 minutes. Garden of the Gods and Old Colorado City are approximately 15 minutes away. Interstate 25 is easily accessible for day trips to Denver, Pueblo, or the mountains.



🚶 On Foot: Quiet and residential. The Broadmoor resort grounds and nearby canyon trailheads are reachable on foot.



🚲 By Bike: Scenic riding with access to canyon roads and nearby trails. This is a hilly neighborhood, so road bikes or e-bikes are recommended.

💵 Additional Fees

Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:

Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.

Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.

Amounts depend on the home and length of stay. This is handled separately from your reservation payment.

Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.

Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.



⏰ Check-Out Policy: To respect our cleaning team's schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!



🏠 Property Layout: Fossil Run spans multiple levels connected by stairs throughout. The property may not be suitable for guests with significant mobility limitations. Please reach out with any questions before booking.



🦌 Wildlife Notice: This property sits on an active wildlife corridor at the foot of Cheyenne Mountain. Mule deer and bobcats have been spotted in the backyard regularly. Please store food securely and follow the wildlife guidelines in your digital guidebook.



📷 Security Cameras: For the safety and security of the property, exterior security cameras are in place at the front driveway and at the rear of the home facing the backyard. The rear camera does not face or monitor the hot tub area. No cameras are located inside the property



🪵 Firewood: The game room features a wood-burning fireplace for guest use. Firewood is not provided. Guests are welcome to bring their own or purchase locally before arrival.
