That is the reason groups book this house, so it goes first. Three bedrooms, three and a half baths - every bedroom has its own private full bathroom, plus a half bath downstairs for guests. Nobody negotiates a shower schedule. Nobody waits.

Each bedroom also has its own kitchenette with a mini fridge, microwave and coffee station. Each couple or family makes their own coffee in the morning and keeps their own cold drinks, on top of the full kitchen downstairs.

THE MAIN FLOOR

A 21-foot living room with a floor-to-ceiling marble fireplace and an open lit staircase. Dining seating for 12. A chef's kitchen with a 6-burner gas range, double wall ovens, a waterfall marble island, a walk-in pantry, and a second refrigerator with an ice maker. The kitchen is open on both sides, so whoever is cooking is still part of the room.

Sliding glass doors open onto a covered patio with a fire pit and seating for 12, and a fully fenced backyard.

SLEEPING

Two king suites and one queen suite, each with its own full bath, plus a sofa bed and air mattresses for larger groups. Blackout curtains and white-noise machines in every room - they matter when a group is keeping different hours.

OUTSIDE

Covered lower patio with the fire pit. A large private upper balcony looking out over open green space and treeline, not a wall of neighbors. Fenced backyard.

PARKING

Two-car garage plus a wide driveway. Nobody parks on the street.

WHERE YOU ARE

About 7 miles to Fair Park and the Cotton Bowl - State Fair of Texas, the State Fair Classic, the Red River Rivalry. Roughly 9 miles to downtown Dallas, 3 miles to UNT Dallas, 4 miles to Paul Quinn College, 3 to 4 miles to the Dallas VA Medical Center, and about 22 miles to AT&T Stadium in Arlington.
