▪️ Surveillance devices are installed on the property. Exterior security cameras monitor entry points and outdoor areas only. No cameras are located inside the home.
▪️ Early check-in and late check-out may be available upon request, subject to availability and approval (typically up to 1 hour).
▪️Mid-stay cleaning and other concierge services are available upon request for an additional fee.
▪️We’re delighted to welcome you to our beautiful property, located near a body of water. To ensure a comfortable stay, we conduct weekly pest control to minimize the presence of no-see-ums, mosquitoes, and other insects. However, please note that being near water means there is a higher chance of encountering wildlife, including alligators, which can be found in any freshwater area in Florida. While this is part of the natural charm of the area, we encourage guests to enjoy the surroundings responsibly. Your comfort and safety are always our priority!
▪️To make your stay as comfortable as possible, we perform weekly pest control to keep no-see-ums, mosquitoes, and other insects to a minimum. Florida’s warm, tropical environment can occasionally attract pests, but rest assured, we do everything we can to ensure your stay is enjoyable and relaxing. We’re thrilled to host you and can’t wait for you to create wonderful memories here!

⭐ HOUSE RULES ⭐
▪️ Unregistered guests (including visiting) are not allowed. Additional fees may apply.
▪️ Pets are welcome with a fee. Max # of pets: 2 (dogs under 60lbs only). Pets must be registered and reported to the host. Host should also be informed if you have a service animal. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage and extra cleaning. Pet/Service Animal owners will be responsible for any extra cleaning fees or damages caused.
▪️ No smoking within the property’s premises.
▪️ No parties, events, or large gatherings allowed.
▪️ Please observe quiet hours from 9PM to 8AM.
▪️ Respect the neighbors. Do not park on their premises or cause any disturbances.
▪️ Respect the home. Do not damage or take anything. Maintain cleanliness throughout your stay. All furniture, appliances, and items should be returned to their original place.
▪️ Do not flush anything down the toilet to avoid plumbing issues. Guests will be held responsible for any plumbing issues or damages caused by improper use.
▪️ Report anything that is not working or broken upon check-in. Any issues that are not reported within 24hrs after check-in time may be considered to have occurred during your stay and could be subject to applicable charges.
▪️ Follow the check-in/check-out instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions, including, but not limited to: adhering to check-in/out time, completing check-out tasks, parking, etc.
▪️ Pre-check-in requirements must be completed before arrival. Guests must sign the Rental Agreement, submit a valid government-issued photo ID, and authorize the security deposit through our secure third-party platform (SecureStay). Check-in instructions and property access will only be provided after the verification process has been successfully completed. Failure to complete these requirements before check-in will result in denied access, and the reservation will not be eligible for a refund (according to cancellation policy). The security deposit will only be charged/captured if damages, missing items, or house rule violations are identified during the post-stay inspection.
▪️ No swimming in the lake. This is a natural Florida lake and may contain wildlife (including alligators and snakes).
▪️ Golf cart and personal items (e.g., fishing gear) are not included and are not for guest use.
▪️ Exterior security cameras are installed (covering entry points and outdoor areas only). No cameras are inside the home.
▪️ Maximum of 2 vehicles allowed (carport and driveway only). No street or neighbor parking.
▪️ If using the grill, please clean it after use and do not leave it unattended.
▪️ We reserve the right to charge a fee if ANY of the policies stated above is violated.
