„Hotel situated in a quite part of the town, yet not far from sea front and shops. Our room on ground floor was very good, clean warm , breakfast very very good, loads to choose from full breakfast piping hot. Can not find any fault with the hotel.“

„What a gem of a place. Such a welcoming place. Ann and Jim are the perfect hosts. Room with our own little private garden downstairs was lovely and the bathroom area very clean and eco friendly with no plastics. Even liked the bamboo toilet paper which I also use at home. Breakfast every morning is cooked fresh and very decent coffee. I would thoroughly recommend a stay here.“

„Slightly understaffed at times. Not all staff were friendly and helpful. Big thanks to Jessica who's the heart and soul of operations. Would be nice if staff passed the time of day when you see them e.g. for breakfast. Otherwise breakfast was excellent. Room cosy enough, mattresses good. Slightly damp. Heating not provided although requested and promised by member of staff. Excellently located to explore Lincoln and the area. Would probably return.“

„Excellent stay with friendly hosts. Comfortable and cosy ensuite room with TV and tea and coffee making facilities. Very good, freshly cooked breakfast. Ample on street parking available and within 5-10 minutes walk of Skegness Pier and easy driving distance to Butlins. I would certainly stay again if seeking bed and breakfast accommodation in Skegness.“

„War sehr überrascht zu diesem Preis ein so gute Übernachtungsmöglichkeit in Lincoln zu finden. Für englische Verhältnisse sehr großes Zimmer. Absolut sauber. Top Ausstattung mit TV, großzügiger Sanitärbereich, Wasserkocher, Kaffee, verschiedene Teesorten u. paar Süssigkeiten gratis. Im Erdgeschoß Kühlschrank mit gratis Wasserflaschen. Sehr freundliches Personal, zuvorkommend und hilfsbereit. Immer ansprechbar. Eigener Hausschlüssel für Eingangstür. Für meine Bedürfnisse das perfekte Hotel.“

„After a last minute trip for my daughters birthday and a quick phone call with John, we booked three rooms. Upon arrival John met us and showed us the rooms and gave us some information about the local area. Rooms were spot on, amazing location and a quality price. As a commuter, I do not often leave feedback as I stop out quite a lot, however the family rooms are amazing and I will be back again with my family!“
