Location with large porch and hot tub right on the river was stunning. Moon was full while we were there which was magical. Host was great communicator. House was well organized and spotlessly clean. We were there in November so a bit chilly to enjoy the dock and porch - but both are amazing spaces. The Northern Neck area is very rural which we loved - farms and picturesque fishing villages - beautiful state parks and natural preserves with lovely hikes. Few high end restaurants but several small restaurants with seriously good food. This area is famous for their oysters. We ate them almost every day.

10 of 10! A wonderful experience all the way around. Our family traveled from Kentucky and Colorado to introduce the soon to be 6 month old newest addition. We will be back! Reviews should also include constructive suggestions and we have two:1. Having more than two chairs around thew fire pit would be most helpful.2. The kitchen was wonderfully stocked with everything a chef needs for creating lots of dishes from scratch. But with 6 adults, there are not enough plates or silverware.Otherwise, it doesn't get any better than what the Rivah has to offer. Bravo!

We had a wonderful stay! The home was clean and well-maintained. The open kitchen/living room combo gave our family of six plenty of space to spread out. The screened porch quickly became our favorite spot for morning coffee, and the large sofa swing was perfect for relaxing, reading, or enjoying the river views. Even with the summer heat and jellyfish, we had fun fishing off the pier, which also had comfortable seating for taking in the quiet surroundings. We explored with kayaks and even spotted what looked like a bald eagle overhead. The sunsets over the water were breathtaking.The local area had some fun surprises. Callao Brewing served delicious pizza and cold beer, plus bingo the night we visited. Several thrift shops are nearby, and while Kilmarnock Antique Gallery was a bit of a drive, it was worth it. Close by, RW’s Tackle Shop. They were helpful with gear and repairs. This small-town shop is impressively stocked with hunting and fishing supplies. Plus home décor, gifts, and plenty of fun T-shirts. It is definitely worth a stop; you’ll be surprised!.Compass Entertainment Complex was a great escape from the heat with arcade games, a rope course, tag arena, go-karts, cinemas, and dining.Overall, if you’re looking for a quiet and peaceful getaway, Robert’s Rivah House is the place to be. With its beautiful open-water views and tucked-away setting, it’s the perfect spot to relax and enjoy a slower pace while still being close enough to discover small-town treasures.

Spring Break Trip

We absolutely loved this house. It was very clean and well maintained. The kitchen had everything we needed and was just upgraded. The porch and dock were perfect and beautiful. The kids fished and played in the sand. We loved going in and out of the hot tub. It was a great spring break getaway for our family. We would definitly recommend this house!

Peace and Serenity

If you are looking for peace and quiet while immersed in natural beauty, this is your place. What a location! You can fish and trap crabs right off the private pier. We caught both. Or if you prefer, watch the Osprey, Bald Eagles and Heron fish while you sit in a comfortable chair on the screened in patio. If you enjoy walking, the neighborhood is great for that with very little traffic. Watching the moon rise from the hot tub was also a plus. Plan for a week when the moon is full and rising after dark. Spectacular! The house is clean and the beds are comfortable. We had two days of bad weather while there, but the host had plenty of great movies available to watch. Also, lots of games. We tried a few of the local restaurants and can recommend Cygnets, Tootsies, and Los Portales, all within a 5 minute drive. There is a very unique store in Tappahannock, called Acme Antiques which is only about a 15 minute drive. Some one-of-a-kind items for sure. Most shops were only open Thursday thru Saturday, so plan accordingly. The Northern Neck is a very laid back and quiet area of Virginia. Everyone we met was friendly. The host was very responsive to any questions we had and had lots of good suggestions for the area.

Perfect space to unplug!

This property was remote and perfect for us to getaway and unwind. The screened in porch allowed us to eat, relax, read, and enjoy one another all hours of the day, regardless of weather. Everything in the house was labeled to guide us on lights, fans, kitchen ware, and more. The water was perfect for floating, kayaking, fishing, and even catching crabs from the dock. Highly recommend!

Family vacation

Spent the week fishing on the pier, swimming and hot tubbing. This house is fully stocked with everything you could think of. The area was great. The ladies running Brauhgan’s Seafood were so nice. I would send anyone there. Owners were very nice to deal with.

This is your “ HAPPY PLACE”

This is totally your place to relax and enjoy the views of the water and the amazing sunrises and sunsets! They are amazing!! We lived on the comfortable porch! The house was clean and a quiet atmosphere. A great place to unwind and refresh! The hot tub was recessed and a joy to enter and exit!

Our favorite place to be

The Rivah House is our favorite place to be. The location is perfect; close to the local towns but yet secluded with just a few nearby neighbors. It's great for our family. We have two little boys and they love finding seaglass, fishing from the dock, and playing in the yard. It's a great place to spend time as a family away from the hustle and bustle and just enjoy being next to the water. And the sunrises and sunsets are incredible. This was our second year coming here and we'll definitely be back!

Very Quiet & Private

The house is out there in the middle of nowhere. But it was exactly what my family needed. Perfect views everywhere you look. Lots of Wildlife. House is smaller but has everything you need from kayaks to a hot tub. Front porch overlooking bay was really nice. Beds were super comfy. Not much to complain about.

Relaxing Second Stay

Our second stay at this property and we enjoyed ourselves as much as the first time. House is very well appointed, comfortable beds, stocked kitchen and nice furniture. We utilized the dock, fire pit and screened in porch every day of our stay. Good local restaurants, quick drive to wineries, breweries and other local attractions. We love The Roberts Rivah house.

Amazing Property!!

This property was even better than described. Everything was clean, the beds and furniture were extremely comfortable. The back porch was awesome with great views saw several bald eagles overall a great stay, it would have been nice if mother nature would have been more cooperative it was cloudy and windy with rough water that made outdoor activities limited but will definitely plan on a return visit next year.

Waterside Wonderland

We visited this beautiful house two weeks ago and I cannot fully describe the peace and serenity we all felt that week. My girlfriend’s son and his wife fished for hours every day on the comfortable spacious dock. Most of us took at least one nap on the wonderful daybed swing in the enclosed porch. Everything we needed was there, especially in the kitchen. The house was very clean and we loved the outside shower. There were kayaks to use, a hot tub, and a gas fire pit. I would highly recommend families to come rent this house for a peaceful, fun vacation. The excitement came from spotting a couple of bald eagles, multiple groups of stingrays, magnificent sunrises, expansive views without interruption, and not needing to go anywhere else all week because we had it all right there. We laughed, we swam, we cooked, we grilled, we napped, we danced, we fished, we popped a cork or two. The house was a delight in every way. And Chris, our host, made it so easy to enjoy. (PS Chris: the percolator made great coffee and now I have one just like it in my kitchen!)

Best Location Ever!

This property location is fantastic- and the amenities are outstanding. A day bed swing on the porch, a hot tub, and what a view. One unique aspect of the property is unobstructed view- there are no neighbors to the left of the property! It’s a stunning, special location. Can’t wait to go back!

Best stay EVER

This house is immaculate. We had everything that we needed and more. Everything just feels new and of great quality. The kayaks, SUP, and floats are easily accessible, the hot tub is lovely, the dock/ dock furniture is well maintained, the community dock is accessible to drop in a boat easily, the back porch is cool and comfortable, and that view is ONE OF A KIND. We had a great time visiting Kilmarnock, Warsaw has some really cute restaurants, and the brewery in Callao is really fun for some nighttime trivia. The Mexican restaurant has some great margaritas as well. We also had a really cool trip out to the "enchanted forest" in Warsaw. This was great for kids and adults. Loved the slow moving, non touristy vibe of it all. Such a great vacation. We will be returning many times in the future, I highly recommend staying here

Wonderful place

We loved this place! The owners have gone above and beyond to make this place comfortable and relaxing. Every detail about the property was explained and clearly typed up in a binder so we had no questions about anything. The only issue that we had, which was a weather related issue causing a timer to be off during the day instead of the night on the water heater, was corrected immediately. This place was more wonderful than we had hoped. We would definitely stay here again and will recommend this to our family and friends!

A great place to stay

This listing may be newer to Vrbo but what a find! It gives you the feel of a quiet lake house but a little bit of ocean feel with the waves and private beach area. Everything is labeled and the house has everything and more that you could need. The swing on the porch and wonderful deck furniture on the dock were out favorites. It is a quiet neighborhood but close to town for an ice cream treat or to get some fresh seafood. Everything was neat and clean. It is such a relaxing place to stay and a beautiful place. Will plan to go back again. The owner is quick to respond and give tips as needed. Excellent property!!!!!!!!
