The Space:

Newly built, this spacious loft combines industrial design, modern lines, and an exceptional sense of openness. Its ceilings—over five metres high—enormous windows, and mezzanine bedroom create a unique space filled with natural light, designed for a comfortable and memorable stay. Everything in the apartment, including all its furnishings and equipment, is brand new. It is also highly energy-efficient, with an electric water heater and heat-pump climate control, without the use of gas or other fossil fuels.



**Living Room, Dining Area and Terrace**



At the heart of the loft is a spacious living room with high ceilings and enormous windows that flood the space with natural light throughout the day. Its modern, welcoming, industrial-inspired décor makes it the perfect place to relax or spend quality time together.



The premium sofa bed features an Italian-style opening mechanism and a 1.40-metre-wide mattress. Opposite it, you will find a 43-inch Smart TV, allowing you to access the leading streaming platforms using your own account details.



The large dining table seats four guests. The living room also opens onto a small balcony-terrace with a table and two chairs—an ideal spot to start the day with breakfast outdoors. The room is equipped with heat-pump air conditioning and heating.



**Kitchen**



The open-plan kitchen is seamlessly integrated into the living area, so you can cook without missing out on the conversation. It is equipped with an oven, ceramic hob, fridge-freezer, Nespresso coffee machine, and washing machine, as well as essential cooking utensils and plates, glasses, and cutlery for four guests.



**Bedroom**



The bedroom is located on an elevated mezzanine, accessed via a wooden staircase. It features a 1.35-metre-wide double bed, a wardrobe with hangers for your clothes and luggage, and a full-length mirror so you can look your best before heading out to explore Madrid. It also has heat-pump air conditioning and heating.



Full Bathroom



Next to the bedroom on the upper level, you will find a modern, brand-new bathroom. It features a shower enclosure, mirror, storage space, and hairdryer.



Guest Toilet



For added convenience, there is a second toilet on the ground floor next to the entrance, complete with a WC, washbasin, storage cabinet, and large mirror. It is especially practical during the day or when the sofa bed is in use, as there is no need to go upstairs to the mezzanine.



Parking



Your stay includes a parking space in the building’s underground garage at no additional cost. The space measures exactly **4.80 × 2.25 metres**, so we recommend checking in advance that your vehicle will fit within these dimensions.



Swimming Pool



During the summer, you can cool off in the building’s sunny outdoor swimming pool or relax on the surrounding lawn. The pool season usually runs from mid-June to mid-September, although the exact opening and closing dates are determined each year by the residents’ association.



Guest Access:

The entire apartment is included in your stay and is exclusively for your use. The only areas shared with other guests and residents are the garage—although your designated parking space will always be available to you—and the swimming pool. The building has a lift providing direct access to the apartment from both the underground garage and the ground floor.



The Neighborhood:

The apartment is located in San Cristóbal, an industrial area in southern Madrid that is currently undergoing transformation and development. Its practical location offers excellent connections for getting around by car or public transport.



For last-minute essentials, there is a small convenience store near the building. A Mercadona supermarket is also around a 20-minute walk or a 5-minute drive away. Westfield Parquesur, a large shopping centre offering a wide range of shops, restaurants, cinemas, and leisure activities, is also just a short drive away.



The Iberdrola Music venue is approximately 5 minutes away and hosts major concerts and festivals throughout the year, including Mad Cool. This is an added advantage both for guests attending an event and for those looking for a well-connected base from which to explore Madrid.



Getting Around:

San Cristóbal Industrial commuter train station is located right next to the property. From there, the C-3 line offers direct connections to Atocha in around 17 minutes and Puerta del Sol in approximately 20 minutes, making it easy to reach central Madrid without a car. Journey times are approximate and may vary depending on the timetable or any service disruptions. If you prefer to drive, the journey to central Madrid takes around 20 minutes.



Other Things to Note:

The apartment is heated using the heat-pump function of the air-conditioning units, so the remote controls are required to operate the heating.



Interaction with Guests:
