Beautiful rental property, clean but dated. Staff is friendly and someone is always on property. The beach access is about an eight minute walk and is wonderful. Great spot for a large group.

2024 Family Vacation
This property is absolutely beautiful. It accommodated our family perfectly. But the staff oh my goodness so friendly so professional and they stayed on top of everything without hesitation and without us asking. Rick communicated with me from the time I booked and during our stay. We order the chef for our Easter Dinner it was delicious. This was an absolutely amazing vacation thank you Jam Villa for taking care of my family during our stay on your property.

It felt like “ home” as we stepped through the door. Do a comforting . The chef and her assistants were totally awesome . Jam Villa …. Don’t hesitate …. This place is AMAZING! We were a family of 16 and returned home so thankful and pleased with our experience. This Villa is so clean, its immaculate!!! Every single member of the Jam Villa staff touched a piece of our hearts … we will miss them tremendously. Chefs Marva and Alafia were not only terrific at their jobs, but TRULY SWEETHEARTS!!! ❤️ if you want a true Jamaican experience, this is the way to go … you get true Jamaican dishes made for you! They cook with LOVE. We will miss them dearly. These ladies were very good at cooking with dietary restrictions too! Gluten and Dairy Free. Alafia even took the time to make Pina Colada’s for the kids♥️ and special ones for adults. The gardeners/maintenance staff, Roudane and Vaughn are hard at work everyday … keeping the property looking spotless. Housekeepers, Nicole, Anita and Enid are also amazing and very helpful… Never wanted for anything.!!! THANKS ☺️ Hola and Chantay were very friendly and helpful! Lastly, Rick answered every question I had from the moment I booked till we arrived. THANKS

Jam Villa is a great place to host family and your wedding
Jam Villa is a great place to host family and events. The staff is extremely hospitable; they did an amazing job all around. We hosted 22 family member who flew in for our wedding and stayed on the resort for a week. We also held our wedding on the resort with 100 guests and had the resort cater our special occasion. The food was delicious and they didn’t miss a beat. The resort is beautiful. The pictures don’t reflect the upgrades, I was pleasantly surprised. The rooms are nice and cool. The chefs and staff made sure all our needs were taken care of. Ola made sure everything was coordinated for arrival. Shante did a great job of checking in on us; she was very attentive. We really felt at home at Jam Villa. I highly recommend Jam Villa for your next family vacation or event. The team won’t disappoint, you’ll be in good hands.

JAM VILLA MADE MY BIRTHDAY TRIP A 10/10
I could go on for hours about how awesome Jam Villa is. Rick and Kimberly were great communicators and made sure I had everything I needed prior to my trip. Check-In was quick and easy, and the property itself is STUNNING. It is huge and the pictures don't do it justice. All the rooms were clean and housekeeping refreshed them everyday. The food the chefs made was soooo good and if we needed anything, they catered to our needs quickly. The staff are all so friendly, especially Ann and Akeem! This was the best villa I could have chosen for my group of 15 and I'm so glad I did. I'm sad I'm not there anymore but hope to return in the future. The villa is worth every penny - do NOT hesitate to book!!!!!!!

Our stay was awesome!!! Mr. Walcott and his entire Staff were superb and accommodating. We had all ages in our group and they ensured everyone were ok. 60th birthday celebration
This trip was a year in the making. I found this property and it was exactly what I was looking for. Space for adults and kids to play and relax. The property owner was so accommodating, answering my multiple questions and ensuring me all would be fine. From the time we pulled up to the property until we left we were treated well. The chefs cooked amazing food, the property manager Kim stayed in constant communication to make sure my plans were carried off. The property was clean and any issues we had were addressed immediately. I was a spa manager and can honestly say I had one of the best massages at this location So glad we stayed at jam villa

Fabulous get away with amazing people
Everything about the property eas as presented in the listing. What couldn't be properly expressed was how wonderful the staff was. Kimberly and Akeem were incredible. And Marva the chef was not only terrific at her job, but a true sweetheart! My while family of 17 couldn’t have been better taken care of! And Rick was a help extraordinaire from start to finish.

The Best Holiday Ever!
We just came back to the UK from Jamaica on a 2 week stay at Jam Villa. The location was perfect, the staff were exceptional - huge shout out to Marva, Jessica & Kimberley (sorry I can't remember the other staff names - but thank you!) They were so welcoming, nothing was too much trouble and they helped us arrange a big family party which included a sports day for the family :) The rooms were kept clean and tidy with fresh towels every day, the pool area and grounds were perfect and well kept, and communication with Rick the owner was prompt and well received. The only one change would have been to have a better stocked kitchen with utensils and other kitchen appliances as we were such a big group, and some chalk for the pool table, but we ended going out a lot to eat so no real bother. Thank you Jam Villa for such a wonderful stay, we will be back!!!

Your advice is very much appreciated. We stocked the kitchen based on sleeping occupancy of the villa but we have tons of back up supplies if requested. Chalk and other small items for the pool table are kept in the cabinet and not exposed to small children. Our on property villa host is there to attend to the need of our guests. Wedding at Jam Villa
The property was great, we were late getting to the property after some delays at the airport. Rick was at the property and patiently waited for us to arrive and gave us a tour and showed us around the property. Through out our time there he and his staff were always available to help with any questions and provided recommendations for dining options. I would highly recommend to future guests to book the chef services as the food they prepared was great and kept our group together.

I’ve been trying several different villas in Jamaica and I’ve found this one to be the most suited to my needs. It is peaceful, spacious and well suited for groups of different sizes. Staff is friendly and I was able to meet my the owner in person after having had phone communication. Very nice guy!

Amazing Villa...Perfect for large Group!
This villa exceeded my expectations. The pool was amazing, the bar was perfect. The common areas were perfect for our couples trip. We hung out at the bar, the pool and took full advantage of all the amenities. The massouce was amazing! The staff was there whenever there was a need. They were artful at supporting all our needs yet also being so stealth we forgot they were even there. Blossom, Marva and Ola were amazing. When I come back to Ochos Rios with a group I will be staying here. This would be the perfect venue for a wedding!! The grounds were gorgeous and the pristine beach is a short stroll away. I frequent VRBO and this has been by far my favorite rental this far!

50th Birthday Extravaganza
From booking this stunning villa to checking out we received superb service and excellent accommodation. The pictures do not do this property justice. We have traveled from Dubai to Singapore to Mali and many other places, and I rate this vacation in my top 3. The food is second to none!!! Be sure to book Chef Marva ( she is unbelievable). Mr. Rick and Ms. Terri provided timely communication and we helpful throughout the planning process. We had a total of 19 and had more than enough space for groups to gather for loud or quiet conversations as well as play games. Mr. Rick, your property is well maintained and welcoming. Weekend in paradise!
Our group of 12 had a wonderful time at Jam Villa, the staff was attentive and patient, and they did everything possible to ensure we had a great time; excellent massages, impromptu dance party on the lawn, several excellent meals. The location requires a vehicle or a reliable ride, but there really is no reason to leave the villa at all!

Family Reunion at Jam Villa Resort
We had a family of 24 stay here. Ample space for the entire family, great / friendly staff, and they made wonderful vegetarian food for us. The villa/house has 7 bedrooms in the main house and 5 in the pool side building. The pool, tennis court and basketball courts were great. The beach is about a 10-minute walk away, but very doable. We had massages with Cristina and she was great! A few downsides to be aware of. The main areas (dining / living room) are not air conditioned which made for some hot afternoons and evenings. The main kitchen is quite large and well-stocked, but is for the chef/staff to prepare your meals. The guest kitchen is small and therefore you need to plan to use their chef services or order in food. Ocho Rios is a great area in Jamaica with lots of beach activities (snorkeling, scuba, etc...). In addition, the Villa/House/Resort is minutes from Dunn's River Falls and the Blue Hole which were a lot of fun.

We are thrilled that you enjoyed your stay at Jam Villa. We strive to provide total satisfaction for our guests. We couldn’t ask for a better team of staff members. Chefs Marva and Gavin keep our guests coming back for tasteful meals, our hosts Terri and Suzette handle all organizing along with our housekeeping crew and our team of massage therapists certainly put the mind and body in a state of pure relaxation. The villa offers air conditioners as well as ceiling fans in all bedrooms. We have a large open patio style lobby with dining areas equipped with fans throughout. However, during extremely hot days we recommend eating under our garden dining hut. We are sorry for the hot days you experience while there. The main house has a fully equipped guest kitchen ideal for small groups. We strongly recommend taking advantage of our gourmet chef services especially for larger groups. Stayed 4 nights in may 2022 with a bunch of 20 friends and family .Our host Rick was there to watch over us ,Terri his assistant was phenomenal.meals were prepared by Ms Marva and Gavin and we ate everything,. Curry goat ,jerk chicken, fried and brown stew fish was finger licking along with rice and peas Mac and cheese fresh salad to name a few.Can’t say enough about the cleanliness of the place Ms Blossom and the other ladies you rock.Thanks for a wonderful 4 days we will be back

Jam Villa
Jam Villa is nothing like the pictures online, more Beautiful in person. The rooms in the house are great. I love the poolside rooms. The pool is great. The pool is open all night. We bought our own beer and liquor for the bar. Some of the guests played cards, played the pool table and rode the stationary bike, played tennis and basketball. I bought along a karaoke microphone and a volleyball set to play in the pool. The Villa is large enough where you are not sitting on top of each other. The beach is about 5-10 minute walk. The food and drinks on the beach is good. In the near future I would definitely return to the Jam Villa. I would rent me a car this time. Had some issues with the cab. One van broke down, we had to fit 14 people in one van. But we made it to the villa in one piece. The other issue we had with the chef was we wanted macaroni and cheese. She gave us box macaroni and cheese. I didn't know I had to tell the chef we were looking for homemade macaroni and cheese. That was the only issue. You have to be specific when placing your food menu. Otherwise the food was great. The escovitch fish, steamed stirred cabbage, callilou, rice and peas and the curry goat was perfect. Those was my favorite meal. Jam Villa was the perfect place to celebrate my grandson 21st Birthday. I would recommend everyone to try this villa. Thanks Jam Villa crew for a wonderful stay!!

Perfect relaxation spot! Beautiful villa in a wonderful location.
Our multi-generational family needed a post-funeral getaway, and Jam Villa was the perfect place to de-stress. We arrived stressed, and left happy. The property is very beautiful and well-maintained, and the staff is just fabulous! The villa is located in Mammee Bay estates, which is right next door to RIU Ocho Rios. The community is quiet and gated, and we felt safe. The beach is just lovely, and is a 10-minute stroll from Jam Villa. The grounds are beautiful. The pool is huge and well maintained with frequent cleaning. Note that the pool depth ranges from 4’6” to 7’ (important for parents with younger or non-swimmer children). There is also a tennis court with adjoining basketball area, a huge bar area, a massage hut, and another screened hut with a pool table and exercise bikes. Inside the villa, there are multiple gathering areas so you could be together or be separate if you wanted. There is a guest kitchen that is separate from the main/staff kitchen. The villa is airy and there are ceiling fans everywhere. Our family of 14 occupied 8 of the 12 available bedrooms. All the bedrooms are air conditioned, but we did not need to use a/c during our stay in January. The bedding is soft and the towels are high-quality, thick and absorbent. There are TVs in every bedroom and in the living room. The wifi is strong and accommodated all our devices with no connection issues, no matter where we were on the property. The staff is wonderful. The receptionists/hosts attended to our every needs. The chefs were OUTSTANDING!! The housekeeping staff were super-efficient and friendly. Any maintenance issue was quickly resolved. Some of our group had massages and those were lovely! And our host Rick was very responsive. Jam Villa is on our family’s “let’s do it again” list, and we are happy to recommend this property. We would have loved to share pictures, but VRBO does not have this option.

Paradise in a Pandemic
My friends and I planned a surprise trip for one of our friends who was renewing her vows after 10 years. It was 13 of us! The service was excellent from start to finish! If there were any concerns, they were addressed right away by Rick or Shantoi. Since we came during a pandemic and there was a nightly curfew, we opted for chef services. The food was amazing and the staff was courteous and helpful. We didn’t get a chance to really enjoy the villa during the day because of our busy schedules, but the property is absolutely beautiful and picture worthy! Rick referred us to Rohan transportation who took care of our transportation the entire time. During our time in Ocho Rios we did not have to worry about safety. The property is gated and when we left the property, Rohan prepared the tour so we didn’t have to do anything but pay. Excellent teamwork! Everyone enjoyed themselves at the Jam Villa, especially our nightly turn-up crew ;^) We will return soon! Thanks for everything Rick!

Best vacation EVER
From start to finish this trip was perfect. We had a total of 31 people on our trip across two villas located in Maumee Bay Estates and the group ranged from 7 to 70 years old, a mix of Jamaicans and Americans with some visiting Jamaica for the first. The property owner made the process so easy and made us feel more like family than we have ever felt on vacation. The facilities are even more beautiful than you see on the photos and the staff provided were pleasant and attentive every interaction. The property manager Shantoy was great, she checked in throughout the day to make sure we had everything we needed and made the entire stay feel like a high end boutique hotel. Every request we had was met with a smile and complete satisfaction in the outcome. No matter what time of day or night. We swam in the pool, played games inside and at the outdoor game room, morning yoga on the lawn, tennis, basketball, Ludi, drinks at the bar, massages, quick walk to the beach (snorkeled along the reef and so hundreds of fish)… you name it. Oh and the food oh the food… The chef (Ms Marva) was on point every single meal making everything deliciously mouthwatering. She accommodated various of food requests (peanut allergy, gluten free, vegetarian, diabetic) without ever compromising the flavor. Jam Villa has officially become my new home away from home. I have vacationed in Jamaica every 2 years for the past 17 years and this location has blown all others away. It is beautiful, professionally staffed, a breeze to book and the most attentive responsive owner I have interacted with on VRBO. Rick, if I could give you guys 6 stars I would. Fantastic job!!!!!

TALK ABOUT THE MOST EPIC GIRLS TRIP EVER!
Our stay here was epic an unforgettable. Rick took care of us from the moment we booked with him to the moments we all cried when we left the property. He answered every call and question. He set us up with the best chauffeur and chef we ever had. Rohan the chauffeur made sure we got everywhere on top an we are some pretty late people. We adventured to the bluehole, discovery bay, bamboo rafting, the private beach in the estate, the waterfalls, and a boat party. Rick, Rohan, and the women who works at the house all made sure we had the time of our lives. Our favorite parts about the home was Marva( the chef) Tadeisha (the girl who makes sure you have everything you need at the house) and the backyard. We spent most of our time swimming hanging in the backyard, and twerking all over Jam Villa. If you want a place with plenty of room for everyone, privacy to have fun, close to everything, and good vibes please stay at Jam Villa I promise you won’t regret it. The staff were wonderful, and could not do enough for us. The chef served us outstanding meals, and the weather was perfect. We enjoyed the pool and eating outdoors. A big highlight was the steel band we hired for one evening”s entertainment.

Hidden Gem!
Jam Villa is the jam! It was perfect for our family reunion/birthday party. I’m so glad we chose this villa – it met and surpassed our expectations. It’s a short walk to a private beach which we went to every day, sometimes twice a day. The villa itself offers a lot of privacy and is in a gated, secure community. First things first: the pictures online do not do justice to this villa as they do not show the absolute beauty of this “boutique party villa.” As ours was a large group – we wanted a place that could accommodate our large family so the 28 person capacity and proximity to the beach was our initial appeal and it did not disappoint. The villa is spacious inside with a large open concept living/dining area where we played board games way into the night after our pool parties. The bedrooms are spacious and nicely done. The property is large, nicely laid out and beautifully landscaped with a large backyard area where the kids chased their soccer ball. There’s also a huge pool in the backyard, nice grill pit, gazebo, outdoor bathrooms, and huge basketball/tennis court at the very end. Aside from the main villa, there are additional poolside rooms reasonably priced and we took advantage of these rooms to include other family members we hadn’t seen in a while. In front, there’s also a lovely pergola and nicely landscaped area that would be perfect for a wedding. We did a lot of family pics in this area. Let’s talk about the staff. They were very nice. Ms. Marlene and the entire staff were very accommodating. They catered to our every little wish and ensured that our large group had everything we needed. And then there was Chef Scott. We just bought the stuff, gave it to him and he did his magic. Our group was mostly Jamaicans living abroad so we know how the typical Jamaican dish is supposed to taste. We just kept going back for seconds and thirds. Every meal was delicious and everyone was satisfied. We also met the owner, Rick, as he checked in to make sure that we were okay and had everything we needed. They really focused on ensuring that we had a good time. We partied and had a blast at Jam Villa and can’t wait to go back for our next reunion. We’re sending a big thank you to Rick and the Jam Villa staff!

Awesome stay. Exactly what we were expecting.
We had a group of 25 people (from 1 year old twins to 80 year old grandmothers and everybody in between) stay at Jam Villa in January 2019. We booked all 12 rooms. The entire property is well maintained and clean including a very clean pool (cleaned daily) and like new tennis and basketball court. The area is very quiet and secure. The staff was awesome. Marlene attended to very need and desire. We also arranged for chef Scott to provide dinners and breakfasts. He was awesome! He adjusted meals to our desires and even warmed up leftovers for lunch free of charge. The beach club was a great added perk with clean white sand beach and great food for lunch. We did have Marlene call to the club to assure our entire large group could enjoy the club with a single pass. FYI - your villa pass does get you 15% discount of food, drinks, and cabanas. The rooms were comfortable with most having king beds and en suite bathrooms. The beds are firm. As with most places in Jamaica, water pressure can be an issue especially when everybody hits the showers at the same time. As a villa and not a hotel, plan to bring your own common bathroom needs like hair dryer, soap, and shampoo. The bath towels are a little lacking but you can get more if you ask and I would recommend bringing your own beach towels. We even wrapped up the week with Silver Birds Steel Drum band playing on the pool deck. It was awesome. We definitely will return here again for a great group setting with private chef and affordable accommodations. No more all inclusive hotels for us!!!

2018 family reunion
I love this place my husband is still talking about it I had my family reunion there in Dec 2018 members of my family who slept over enjoy the comfort of home and the pool the young people enjoyed it till late, (just need brighter light in the back for late evening activities) they had security great food preparation and the owner was on top of every thing I needed geat place for a wedding party or family vacation they will cook for you nice nice place and nice staff I will be staying there again and I will recommend this villa. With the coziness of the rear grounds and pool areas some guests prefer the softer lighting but I have instructed the staff to consult with the guests in the future regarding increased lighting. I loved our time here.
The villa was clean and well kept. The rooms were beautiful, and clean.The staff was very helpful. We kept getting asked by our guest how we found such a beautiful yet private place and they all wanted to use it for upcoming events. I will definable be going back.

It was an awesome experience for me and my family.
The property was wonderfully kept. The staff were all welcoming, friendly and always their to help with your every need. We felt very safe and secure the entire time. And the private beach setting was just icing on the cake. We can’t wait to go back.

Memorable stay that delivered in every way possible
I stayed at Jam Villa in October 2016 for 3 nights, along with my wedding party consisting of my newly-wed wife and 13 friends and family members. I did a ton of research on Jam Villa, even visiting for an onsite tour weeks prior to my actual stay. I wanted a villa with charm, beauty, and locale that was up to par with nearby RIU Ocho Rios and Jewel Dunn's River resorts, without having the all-inclusive prices and craziness that came along with it. Jam Villa is definitely that place. First and foremost, the villa is beautiful. I had the pleasure of meeting the owner during my stay, and I have to say that the man takes pride in his craft. My entire wedding party gave rave reviews on the looks of the place. The housing layout was perfect for us - it provided a "homey" feel without feeling crammed, and the rooms were spacious. The villa grounds were just as impressive. There is a pool which was perfect for hot days, a jerk grill that the staff used to make jerk pork and chicken for our welcome dinner, and a tennis/basketball court for any active folks. There's also a fairly-sized lawn and gazebo in the far ground that we took advantage of for our First Look pictures. Our wedding was held at a separate venue, but in hindsight, could have been done at Jam Villa. That's how beautiful it is. Most importantly, the professionalism of the staff was what sold me the most on Jam Villa. The entire staff was gracious and accomodating in attending to all of our needs. Ms. Green and Tamara in particular are shining stars - they both went above and beyond to make sure that our stay went well without a hitch. Lastly, I provided the staff a list of meals for the cooks to prepare during our stay. I'm a Jamaican national, so I wanted to ensure that those guests in Jamaica for the first time got the authentic meals :) Special kudos to the cooks!! They delivered on all facets. Thank you, Jam Villa, for making our stay such a memorable one. Cheers.
