The Space:

This spacious two-bedroom, two-bathroom condo with a loft comfortably accommodates up to five guests. The open-concept living area is the heart of the home, featuring a cozy fireplace, comfortable seating, and plenty of natural light, creating a warm and welcoming atmosphere.



Step outside to enjoy your choice of three private outdoor areas. Unwind in the front patio's in-ground hot tub, enjoy an alfresco meal on the back patio, or sip your morning coffee on the large second-floor balcony while taking in beautiful desert and mountain views.

Guest Access:

You will have full, private access to the entire condo, including the garage, front and back patios, and the second-floor balcony. You are also welcome to enjoy the community year-round swimming pool and spa.

Located in Palm Desert’s prestigious Ironwood community, the home is surrounded by beautifully maintained landscapes, quiet streets, and easy access to local attractions. Enjoy nearby golf courses, hiking trails, boutique shopping, and a wide selection of restaurants just a short drive away.



Getting Around:

A car is recommended to explore Palm Desert and nearby areas. The property includes a garage for convenient parking. Rideshare services and taxis are also readily available in the area.



Other Things to Note:

To ensure a comfortable and respectful stay for everyone, please note the following:



* Maximum occupancy is 5 guests.

* Additional $500 a month for Jacuzzi utility coverage

* The home is not suitable for events or parties.

* Community amenities, including the pool, are shared with other residents.

* Please respect the community's quiet hours.



** PALM DESERT City’s MINIMUM NIGHT Requirements. ** Please note properties without a City-issued Short-Term Rental License are restricted to rentals with a minimum stay of 30 consecutive nights.



*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per the City of Palm Desert.



*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $2499 for reservations exceeding 30-days AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS. *(Does not apply to reservations made through Airbnb to which different security deposit rules will apply.)



*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.



***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines. Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.

* 100% refund for cancellations made within 48 hours of booking.

* 50% refund for cancellations made at least 30 days before check-in.

* No refund for cancellations made within 30 days of check-in.

* NO CANCELLATIONS DURING HOLIDAY AND SPECIAL EVENT WEEKENDS**



*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. We are committed to maintaining the highest standards of cleanliness and quality so you can arrive with confidence and enjoy a pristine, welcoming home from the moment you arrive.



*** PET FEE: *** This home is suitable for pets with owner approval. A non-refundable pet fee of $100 per pet is required for all stays with pets to cover additional deep cleaning.



*** OPTIONAL JACUZZI HEATING: *** Optional pool heating is available for a fee of $500 per month.



*** OUTDOOR MUSIC IS PROHIBITED PER PALM DESERT ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.



**MAIL & PACKAGE DELIVERIES ***

Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.

Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.

While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.



*** FOR FAMILIES:** A highchair and a Pack ‘n Play are available upon request at no extra charge.
