    The Space:

    This is a true two-story penthouse with a massive 500-square-foot second-story balcony! From the moment you enter this upscale, family-friendly condo you will find that all the hustle and bustle of the outside world will disappear. This centrally located condominium allows you to look out over the massive pools Edgewater boasts along with miles of sugar-white beaches and emerald gulf waters Panama City Beach has to offer.



    You'll have two large penthouse gulf-front balconies, with beach access on the first floor. Edgewater is centrally located within the heart of Panama City Beach. The complex itself is beautiful and offers a golf course, a full-service spa, 11 swimming pools, six reflecting ponds, four whirlpool spas, a Polynesian-style lagoon pool with waterfalls and islands within the pool itself, half a mile of private beach, water sports (jet ski, para-sail, banana boat, kayak, chartered boats), two oceanside restaurants and bars, gift shop and ice cream shop, tennis and basketball courts, shuffleboard, live music and activities pool-side (summer only), and 24-hour security. The complex is located in the center of Panama City Beach and is a block from Shipwreck Island Water Park, walking distance to Rocket Lanes, and walking distance to local dining.

The resort is nice but this particular unit is in very poor condition. If you rent this property, you should expect: unpatched holes in walls, broken/missing ceiling fan (was literally hanging by wires when we arrived and shot sparks when turned on), broken air conditioning (didn’t work when we arrived and then went out again a day later), leaking shower enclosure rigged with tape and what looked like aluminum foil, smoke alarms missing batteries and pulled out of wall upstairs, burned out lights in stairwell, unstable triple bunk beds upstairs (not fully assembled—boxes of additional parts stowed in master bedroom closet), unpainted patched holes in walls upstairs, poor water pressure and toilets that barely flush, a/c (when working) inadequate to cool master bedroom.The folks at the property management company are personable, but they are obviously aware that the unit is substandard and operate as if this is all par for the course. It isn’t. We spoke to other guests and a few owners and this is not normal condition for a unit in Edgewater. We had fun, but it was in spite of the accommodations. Rent at your own peril.

This property clearly used to be a great place, but it’s not being maintained at the level it should be. The plumbing is a major issue: the toilets back up, and two of the showers don’t drain properly. Within a minute of turning the water on, you’re standing in several inches of water that just sits there.The patio door has a noticeable gap that lets cold air escape, which makes the space drafty and uncomfortable. The bunk bed setup is also problematic. It’s designed as a triple bunk, but there’s realistically only room for two, making the area extremely tight. Only one of the bunks has a safety rail installed — the other rail is stored in the closet.Some renovations have clearly been started, but the work feels incomplete, and the property really shouldn’t be rented out until those updates are fully finished. The spiral staircase is another hazard; the steps jut out, making it very easy to bump into them as you walk by.Overall, there’s potential here, but the current condition makes the stay far less comfortable than it should be. The price is adjusted for the lack of completion. You get what you pay for.
