The Space:
Welcome to this 105m2, spacious and bright flat, next to the emblematic center of Paris, an ideal spot for art and culture lovers, containing some of the most emblematic monuments and museums of the city and just a few steps from Tour Eiffel and Champ de Mars!
This tastefully decorated and huge apartment is located on the ground floor of a quiet Parisian neighborhood, close to Les Invalides and the Champ de Mars, just a couple steps from Eiffel tower. There are three bedrooms and three bathrooms, ideal for groups and big families! There is a modern and chic combined living-room and dining room with a large sofa and a dining area with a table, chairs and a fully equipped kitchen!
The apartment has a capacity for up to 8 people distributed in 3 bedrooms:
- Bedroom 1: 1 queen bed (walk-in shower and sink)
- Bedroom 2: 1 queen bed (walk-in shower and sink)
- Bedroom 3: 1 queen bed / 2 individual beds
- Living room: double sofa bed

The Neighborhood:
Situated in one of the most affluent and prestigious residential disctrict in Paris. It is only a few steps away from Hôtel des Invalides, École Militaire and Champ de Mars. From Champ de Mars, you will have an excellent view of the historical and iconic Eiffel Tower.
Getting Around:
The apartment is very accessible as it is close to three Metro stations: Metro Line 8 École Militaire (240m), Metro Line 8 La Tour-Maubourg (260m), and Metro Line 13 Varenne (800m).
Other Things to Note:
*** TOURIST TAX & HOME ADDRESS ***
- The Paris administration charges a small fee to every guest staying in a tourism accommodation. The introduction of a tourist tax makes it possible to avoid having to bear the costs linked to tourist activity in the area solely on the local taxpayer. Thus, revenue from the tourist tax is entirely allocated to the development of tourism infrastructure and the promotion of the territory. The promotion of Parisian tourism is therefore directly financed by the tourist tax, paid by tourists, and not by local tax.
- This contribution is mandatory for all adult guests and is calculated based on a percentage basis according to the number of nights and night rates of your reservation. The maximum amount per person / per night is 15.93 EUR. You can check all the information at Taxe de séjour PARIS.
- National and International police demand that each guest, would send information of their IDs or passports. This is mandatory and all legal touristic establishments are required to do so.
- This apartment uses a self-checkin system via the Chekin platform that will allow you to register all guests on the reservation and pay the mandatory tourist taxes before your arrival.

1. Parties, drugs, loud noise or any kind of disturbance towards the neighbors are completely forbidden, with a penalty of possible eviction and a deposit seizure up to 600€.
2. Please observe quiet time between 10pm - 9am.
3. Respect your neighbors and be respectful in common areas (hallways, entrance, elevator, stairs).
4. Loss of keys will have a 100€ charge per key lost.
5. No smoking on interior areas.
6. If the garbage bin is full, please take it to the garbage room inside the courtyard. There is direct access to the courtyard from the apartment.
7. Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
8. Please leave the apartment in a respectable condition.
Not following those rules will incur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

Thanksgiving in Paris
We had tweens and my parents in their 70s. The apartment was perfect for the 6 of us! Ground floor so no steps with lots of luggage. The description was very accurate- 3 large bedrooms with accompanying shower, etc - Large living room and kitchen to hang out comfortably. Could grab pastries daily, and had plenty of options for dining! Perfect location between 2 metros....and a great walking street close by - not to mention the Invalides and Eiffel Tower....

Amazing location, modern and spacious property
We feel so lucky we found such a beautiful place for our last minute trip to Paris. First, the location is perfect. After our overnight flight we had a meal at the cafe around the corner, rested, then walked about 7 minutes to the lawn in from of the Eiffel Tower. Next, this place was perfect for my husband and I, two teen daughters, and my father. It was great to have extra living space, kitchen, and separate rooms. The only adjustment was that the two rooms in front have sinks and showers but need to use hall bathroom. The management communicated clearly, were available for questions, and even provided local recommendations via email. Last, there is a metro very close by but we used uber. I would recommend this place and stay here again in the future.

Clean simple apartment in a convenient location.
My family of four stayed here (2 adult children). It is very simple, but clean. There is no dryer (just a drying rack) and don’t plan on doing much cooking without shopping in advance for everything (including salt, pepper, cooking oil, etc. we also had to buy hand soap. That said, the concierge was great and easily accessible by text at any time. The space accommodated us easily and was close to great restaurants and shopping in the Rue Cler. Despite being on the street, it was quiet. The only downside is that there is no A/C and being on the ground floor, you can’t leave windows open for fresh air. There were plenty of fans for every room and it was cool in Paris for our stay, so not really a problem. I would stay there again.

NYE in Paris
Hosts were very friendly and assisted us in making sure the mobility restricted members of our party had what they needed before we arrived. Very spacious, well stocked kitchen, and perfect location for what we were hoping to see and do in the city. Food recommendations were perfect as well.Accuracy of listing at 4 stars only because we knew there were stairs to the 3rd bedroom, but had not anticipated a step up to the main level toilet or several steps down to the larger bathroom with the only other toilet in the apartment. Easily managed, but would have been great to know in advance. The main bedrooms were as advertised and easily accommodated the mobility restricted in our group.With children, the split bed option for the third room was great. When we moved the beds to retrieve items from play, we did note that the under bed area had not been vacuumed in some time. Again, easily managed. Last small item is the instruction to use a second key to access the trash area for the building, only one key was available for the apartment, so unfortunately, we couldn’t place our trash in the requested area before we left.Would definitely stay with this host again and in this location. Finding accommodations for those with limited mobility is so hard in the city, this apartment has plenty of room for a wheelchair, shower chair, etc. Most of the everyday kitchen items were also accessible as was the laundry area, which worked marvelously! Thank you!

Hot & stuffy in good location
Our family always manages to travel to Europe during heat waves. During our June stay we were caught out in a tremendous thunderstorm lasting several hours. Six dripping wet people returned to the house where we tried to dry out clothes. The washing machine is a washer/dryer, but you cannot just dry. Took us several tries (looked up model online as there are no instructions). I mention this because even without wet clothes & shoes the house is very humid. The basement bedroom was especially damp and musty. The de-humidifier filled up quickly and had to be emptied daily. I would not recommend for anyone with breathing issues as there surely is mold/mildew. The hallway windows (purely decorative and do not open) leaked water down the walls onto the floor. When I let the owner know, he instructed us to mop up the water with our towels. We were only given one towel per person, so I requested more. He did drop off more towels pretty quickly. The front of the house has lots of foot traffic. The guests from the hotel across the street stand outside to smoke. Lack of privacy made it impossible to open any windows or the door for airflow. Even with the fans that were in the house, it was pretty stifling all the time. Absolutely no airflow and no way to combat the heat! The beds are futons. The refrigerator smelled like sour milk. There are no toilets in the upstairs en-suite bathrooms. The toilet room is shared in the hallway. Location is pretty good, so there’s a positive.

Unfortunate stay
The majority of our dissatisfaction could have been avoided with proper communication and follow-up.
Pros: good location and plenty of space in the apartment. Prior to booking and arriving communication was great -quick responses from the owner, who really worked with us on our arrival time.
Cons:
NOISE - massive construction project to install natural gas lines, and the jackhammering was literally right outside the front two bedroom windows and had to step around baracades by front door. We couldn't sleep and, while I know the host cannot control the city work, they could've given us a heads up so we were aware and had the opportunity book elsewhere. Other than an apology, that was it - we were offered to move on our last day, but we did not have time to do so.
The listing is also not accurate - there are only two toilets. Two bathrooms only have a shower and sink. They state there is a dryer, but it is only a washer. Just FYI!
Cleanliness was lacking - very, very dusty, and floors were dirty - could clearly see dirt/rocks and glitter on the floor. Only one hairdryer and it was broken. Dirty carpet and water damage in the downstairs bedroom, and paint is peeling.
This was all shared with our point of contact, and there was no response after we left.
