Welcome to the Joy Ranch Retreat! This large 4 bedroom, 3 bathroom home is conveniently located in a country-esque setting in the northern outskirts of Phoenix, within close proximity to some of Arizona’s most sought after attractions. The Joy Ranch Retreat is an inviting, oversized home that boasts a large entertainment patio, swimming pool, pool table, dart board and more! The home is also equipped with two office areas so that if you are working remotely.

Please read the entire description as we try to answer the most common questions we get from guests.
The Joy Ranch Retreat is located in the North Phoenix area, within close driving distance to the popular southwestern town of Cave Creek, AZ. Cave Creek boasts a walkable community with eclectic shopping, weekly town events, numerous restaurants with a variety of cuisine and bars/nightlife. For the outdoorsy guests, the home is surrounded by several golf courses, walking trails and outdoor parks to explore including: Phoenix Sonoran Desert Preserve, Apache Wash Trailhead and Cave Creek Regional Park (Entry Fee). If you are really feeling adventurous, Sedona, AZ is an easy 1.5 hour drive from the house. Annual events within a short commute are the Waste Management Open, Barrett Jackson Antique Auto Auction, MLB Spring Training, Country Thunder Music Festival, Arabian Horse Show and the NASCAR 500. The home is also equipped with two office areas so that if you are working remotely, you can have a designated space to work while traveling. Whether you are in Arizona to explore the scenic outdoors, check out a sports game, play a few rounds of golf, embark on the food and nightlife scene or simply get away for a fun visit with friends or family, the Joy Ranch Retreat provides all of the comforts of home and so much more!

COMMON AREAS:
Large Kitchen with all your cooking needs, separate dining area, living room, game room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.
(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)
PARKING:
Driveway can accommodate 8 vehicles. No overnight street parking allowed. **NO GARAGE ACCESS**
ENTERTAINMENT:
INSIDE the game room has a pool table, a dart board and several board games. In addition to the large wall mounted TV, the living room has a theater style sound system that allows you to hook up via bluetooth and play music throughout all areas of the house, including outside on the patio!

OUTSIDE to the oversized, covered entertainment patio. Rain or shine, cold or hot, this patio is where you will want to spend all of your time! Equipped with a wet bar, Traeger and Blackstone grills, large outdoor tv, outdoor games, ample seating and a beautifully landscaped pool. (Please note that the pool is *not* heated or gated). The large fenced in backyard desert oasis boasts fruit producing trees, a wood burning fire pit and incredible sunset views. Wake up early in the morning to catch the local hot air balloon tours floating in the sky!

POOL:
NOT HEATED – NOT GATED (but doors/gates to the backyard are self closing/latching per code)
BACKYARD:
Home is within close proximity to several neighbors that have animals such as horses and donkeys.
The Pool is NOT heated or gated but, it does meet safety code regulation with self latching doors on all accesses to the pool.
NO PETS
The home is car-dependent - please plan to have your own vehicle as the home is not within walking distance to points of interest or necessities.
*We do our best to ensure guests have a 5 star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc. so that upon check in you do not need to run to the store. If you have a longer stay planned you may need to purchase some of these items.
When booking, please let us know how many guests will be in your group as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. WE are happy to answer any questions you may have.
LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.
Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 9PM to 9AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Lake Pleasant is not far away as well. This home is also located within an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events.
If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on, and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.
Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).
OTHER THINGS TO NOTE:
*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed.
*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.
*Property vendors (pool, landscape, pest control, etc.) may access the grounds up to once/week and have access to the back yard.
*NO GARAGE ACCESS
Disclaimers
As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.
The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.
This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $450, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Guest Access:
Groups will have access to all areas of the home and backyard. The pool is private and the backyard is fenced in. Pool vendors, landscaping and pest control service the home weekly, and monthly. They do have access to the backyard and this may occur during your stay. NO GARAGE ACCESS

Very clean community in North Phoenix near Anthem and Cave Creek
Getting Around:
We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus. By car, we are 20 minutes to many popular destinations.
Feel free to ask about distances, and I`ll let you know average drive times.
