Extended-Stay Cleaning
For reservations longer than 30 nights, a professional mid-stay cleaning is required approximately every 30 days.
- Fee: $130 per required cleaning (the property's standard cleaning rate)
- Includes bathrooms, kitchen surfaces, floors, dusting/common areas, trash removal, and a general property condition walk-through
- Routine laundering of sheets, towels, or personal items is not included; guests launder their own linens and towels using the washer and dryer
- Starter household consumables are provided for approximately the first 7 nights; guests replenish consumables after that
- Maintenance concerns found during the cleaning are reported to management and scheduled separately as needed
- Guests must provide reasonable access for the scheduled cleaning

Guest Access
Guests have exclusive and private access to the entire home, including all bedrooms, living areas, the rec room, movie theater, and balcony. Entry is contactless via a smart lock with a unique door code provided 24 hours before arrival.

Interaction
We respect our guests' privacy and aim to provide a seamless, independent stay. While we will not be present on the property, we are always available through the platform messaging should you need any assistance or have questions during your visit.

- Bathroom: the home has one full bathroom
- Air conditioning: portable A/C units are typically installed from mid-May through mid-September depending on weather; the home does not have central A/C
- Streaming: use your own streaming accounts on the Roku TVs
- Essentials provided: towels, linens, shampoo, conditioner, body soap
- Security: two exterior cameras, one at the front entrance and one above the garage door. No interior cameras
- Noise monitoring: privacy-safe Minut devices measure sound levels only and do not record conversations
- Owner storage: locked, signed owner-storage closets are not part of the rental and are off-limits to guests and visitors at all times
- Guest verification: government-issued photo ID and identity confirmation are required through our secure Hospitable guest portal; please complete it at least 72 hours before arrival to avoid delays in receiving check-in instructions
- Security deposit: a refundable $250 deposit applies to every booking, including VRBO (collected about 2 days before check-in, refunded about 2 days after checkout)
- Extended stays: bookable up to 120 nights

House Rules
We want guests to enjoy the property while respecting the home and surrounding neighborhood.
- Maximum occupancy is 6 registered guests
- Primary booking guest must be at least 21 and must stay at the property unless an exception is approved in advance
- No parties or events: only the registered guests and any disclosed visitors may be at the property; parties, open-invite gatherings, and events are not permitted
- Quiet hours are 10 PM–8 AM
- No smoking or vaping inside the property
- No fireworks anywhere on the property
- Park only in designated areas; no grass or street parking unless specifically approved
- Dogs: up to 2 with prior approval; $125 per dog, per stay; dogs over 50 lb require manager approval; clean up after dogs indoors and outdoors
- Keep firepit fires small and contained; avoid fires during windy conditions
- Clean the grill after use
- Do not move indoor furniture outside
- Follow the provided trash and recycling instructions
- Early check-in and late checkout: book in your Guest Portal starting 1 week before check-in or checkout; hourly up to 4 hours at $15/hour, subject to availability. Early check-in must be booked at least 4 hours before check-in; late checkout at least 18 hours before checkout
- Do not tamper with security cameras, noise monitors, Wi-Fi equipment, smoke/CO detectors, or other safety equipment
- The Short-Term Rental Agreement and guest verification must be completed before arrival
- Extended stays require mid-stay cleaning approximately every 30 days; reasonable access must be provided for each cleaning
Significant violations, including unauthorized parties, exceeding the approved guest count, illegal activity, or tampering with security or safety equipment, may result in additional charges and may result in termination of the stay. Charges may apply for property damage, smoking remediation, unauthorized pets or guests, excessive cleaning, missing items, or other costs caused during the reservation.
