You're standing between two beaches. Walk out the door and the calm, warm sand of Mission Bay is 50 feet away, no streets to cross with the kids. Head the other way and you're at the ocean break in 100 yards. Two completely different days, both a two-minute walk apart.

The Mission Bay Aquatic Center is 100 yards away with a playground, a big grassy field, a basketball court, and rentals for paddleboards, kayaks, jetskis, sailboats, and water skiing. The Catamaran Hotel is next door — they have an excellent spa and a great brunch. And dozens of shops and restaurants are within a five-minute walk, with the freeways an easy hop when you want the rest of San Diego.

This is the first two floors of our three-story triplex — seven bedrooms across two levels. Each floor works as its own private unit, with its own kitchen and living room, so a big group can gather together and still spread out. Two view decks look over Mission Bay, both with a firetable and grill, plus a fireplace and an open floor plan with bay views inside.

Included: two full kitchens (cookware, Keurig coffee makers, blender, toaster), three smart TVs with Netflix, dependable WiFi, all linens and towels, two free washers/dryers with detergent (shared with the other units), ceiling and standing fans, fireplace, three parking spaces (a two-car garage and a one-car garage), two view decks with firetable and grill, beach gear (boogie boards, sand toys, chairs, towels).

GOOD TO KNOW

Two floors, each its own private unit — two kitchens and two living rooms, connected as one booking.
Stairs between the floors and up to the decks.
No A/C, like most homes in Mission Beach; every room has a fan and the coastal breeze keeps it comfortable year round.
Quiet neighborhood, quiet hours after 10 PM — off the decks. A relaxing base, not a party spot.
Three parking spaces across a two-car and a one-car garage. The garages are on the smaller side, so large trucks or SUVs may not fit. Extra cars use street parking.

HOUSE RULES

Check-in after 3 PM (coded door, no key exchange). No early check-in / late check-out, but we'll hold bags. Quiet hours after 10 PM. No parties or events of any kind, no smoking, no pets. Violations forfeit the security deposit.

STAYS & MINIMUMS

Message to confirm availability before booking. 2 nights weekdays, 4 nights weekends, one week Sat–Sat in summer, 5 nights Thanksgiving and winter holidays.
