FULL DESCRIPTION Mission Beach Shores was custom built with intention — a third-generation San Diego family designed this home specifically for the way families vacation, and the details reflect it. The first-floor great room anchors the home with an open-plan kitchen, a six-person dining table, and a living area that opens directly to a private fenced patio with a built-in gas BBQ and outdoor dining table.
The first-floor queen bedroom is on the same level as the kitchen and patio, making it ideal for grandparents, guests with mobility considerations, or anyone who simply prefers single-level living.
Upstairs, the bunk bedroom handles the kids while the primary king suite gives adults real separation — walk-in closet, en suite bath, and a quiet removed from the rest of the house.
Central AC keeps the home comfortable year-round. As a Bluewater guest, complimentary beach and bike rentals are included for the entire group — the ocean beach is a 0.1 mi walk west and Mission Bay is 0.2 mi east, offering calm flat water for paddleboarding, kayaking, and kids who are not ready for ocean waves.

NEIGHBORHOOD: South Mission Beach Mission Beach Shores sits on Deal Court, a quiet residential cul-de-sac tucked into the bay side of South Mission Beach. The strand here is narrow giving guests two completely different water experiences from the same front door. The boardwalk is a short walk west, connecting you north to Belmont Park and its landmark wooden roller coaster, and beyond to the full length of Mission and Pacific Beach. Mission Bay's calm shores, grass parks, and flat walking paths are a few minutes east, a favorite with families who want a quieter alternative to the ocean break.
Mission Blvd runs just north, lined with surf shops, casual dining, artisan coffee, and beach boutiques all within easy walking distance. A neighborhood market is essentially next door and guests consistently mention it as one of the most convenient features of the location. South Mission Beach has the kind of quiet, residential character that keeps families booking the same property year after year.

GUEST FAQS Q: Is Mission Beach Shores vacation rental on the ocean? A: No — and that is part of what makes it work so well for families. Mission Beach Shores is on the quiet bay side of South Mission Beach, one short block from the ocean beach (0.1 mi west) and two short blocks from Mission Bay (0.2 mi east). You get dual water access and a peaceful residential setting without the noise and foot traffic of an oceanfront location.
Q: How far is the walk to the beach and bay? A: The ocean beach at Mission Beach is a 0.1 mi walk west — about two minutes on foot. Mission Bay, ideal for calm flat-water swimming, paddleboarding, and kayaking, is 0.2 mi east — three to four minutes. Guests with young children consistently note that having both options from the same front door is one of the best things about the location.
Q: Is Mission Beach Shores suitable for families with young children or elderly guests? A: Yes — the home was built with multi-generational groups in mind. The first-floor queen bedroom is on the same level as the kitchen, living room, and patio, making it ideal for elderly guests or anyone who prefers to avoid stairs. The private fenced patio is a safe outdoor space for young children to play while adults cook or relax nearby.
Q: What is the parking situation at Mission Beach Shores? A: The home includes one detached carport space. It is very narrow — compact cars and small SUVs fit (a Toyota RAV4 fits with some room to spare). Midsize SUVs, minivans, and full-size vehicles will not fit comfortably and guests with those vehicles typically use street parking instead. Street parking is available in the area — read posted signs carefully, as the alternating street sweeping schedule (specific days, not a range) can be confusing if not read closely.
Q: Is the patio private? A: Yes. The patio is fenced and exclusively yours for the duration of your stay — it is not shared with the upstairs unit or any other guests. It faces a quiet residential alley. There is a large window on the alley-facing side of the living room; privacy blinds are provided.
Q: Is there a unit above Mission Beach Shores? A: Yes — the building has two units. The upper unit is occupied by a long-term resident, not a vacation rental. The vast majority of guests report no noise or disruption. It is worth knowing before you book if noise sensitivity is a concern, though the feedback across 180 reviews is consistently positive on this point.
Q: Is this property air-conditioned? A: Yes — Mission Beach Shores has central AC throughout, which is less common among Mission Beach vacation rentals. The home stays cool and comfortable regardless of the season.
Q: Does the home have live TV or cable? A: No — the home is set up for streaming only (no live TV, cable, or sports channels). Smart TVs are provided in the living room and both upstairs bedrooms. Guests who want live sports should plan to watch at one of the nearby dining spots.
Q: Is there surfing or paddleboarding nearby? A: Both. The Mission Beach ocean break is a 0.1 mi walk west and is well suited for beginner to intermediate surfers. Mission Bay, 0.2 mi east, is ideal for paddleboarding, kayaking, and flat-water swimming. Complimentary beach and bike rentals are included for Bluewater guests.
Q: What is the noise and party policy? A: Parties and noise disturbances are strictly prohibited and enforced under San Diego's Short-Term Rental Ordinance. Violations result in a minimum $1,000 fine and immediate eviction with no refund. Decibel meters are installed on the property.
Q: What are Mission Beach Shores's check-in and check-out times? A: Check-in is at 4:00 PM; check-out is at 10:00 AM. Early arrivals and late departures cannot be accommodated when another guest is arriving or departing the same day.
Q: What is required to complete my booking? A: Within 48 hours of booking, guests must sign a separate e-sign agreement and complete ID and credit card verification. The ID and credit card used at booking must match and be available upon request.
Q: Is this Mission Beach vacation rental pet-friendly? A: No. Pets are not permitted. In accordance with ADA requirements, trained Service Animals are accepted with advance notice.
