We loved our stay in San Pedro. The town and entire experience was wonderful. Cora and Johnny were amazing. I would stay again and definitely recommend to anyone.
We enjoyed our stay very much. The house was large, clean and as described. We did a little cooking there and the house could use more kitchen supplies, other than that it was great. The pool area was wonderful. Staff was very helpful.
What really made this VRBO different and better than any we have stayed at was the levels of help, information
10 day Family vacation of 11 first timers saying in Belize. We used all 3 floors and had an amazing time. Top level suite is open concept Complete efficiency. Great bathroom shower, water pressure in shower was lower than other showers. Outside hang out area was great, lots of space for yoga, beautiful views, especially sunsets, comfortable furniture and a palapa to provide sun shade. You need to be comfortable with outside stairs that curve, views are well worth the effort.
Mid level was most complete floor for smaller group. We used all 3 bedrooms, suite on this level was bright at sunrise, mainly used kitchen area 6 seat table for puzzles.. The inside living area was comfortable, outside area did not have furniture, views are beautiful.
Main house level has 2 bedrooms, put early risers in suite since it gets bright at sunrise. Dining table is awesome! Set up for 10 we brought 1 chair in from outside table which easily fit our 11th person. We played lots of card games, the surface was so smooth we had to pay attention to catch our cards. 2 dinners brought in were amazing, kitchen adequate for our needs, we did use 2nd floor fridge for food/drink storage.
Spent most of our time out back with the pool, pier, kayaks, volleyball area, a vacationers paradise.
Cora, our host was great support! Johnny is an amazing dive master, snorkeling day was perfect.
The house was perfect for our stay! Cora, Johnny, and Jorge were extremely kind and helpful. It was clean and getting there was easy. It is maybe a 20-30 min golf cart ride to town so you are a bit away from everything, but with Johnny's excursions by boat we didn't mind being away. Booking Johnny's excursions was great because they were very accommodating with our changing schedule and subbing people in/out. Even though there wasn't much description of what the day was going to be like, each of the trips were the highlight of our day! We also LOVED the home cooked meals we booked. We had three for the week and they were all delicious.
The only part that was difficult was the communication. Beforehand when emailing, it was not as responsive as I would have liked and there were some miscommunications on what activities were booked (half day snorkel vs. full day snorkel), however, everything worked out in the end. Also when getting there and chatting through WhatsApp the communication was much faster.
Plenty of space for our large extended family for everyone to gather together and relax on their own. Beautiful setting on the water, though of note it's not a wading beach - you can swim off the dock though! Nice pool to lounge around with comfy outdoor furniture and some shade, and the dock was an amazing spot to relax in the hammock or swing. The house is about a 20 minute ride to San Pedro town in golf cart. We had a few great meals from Felipa, the chef!
There were a few discrepancies between the listing and our experience, including that we did not have access to washing machine and dryer (it is there but behind locked doors), and there is no dishwasher. The grill was also not cleaned and there was no lighter/matches available to use it. Additionally, the house manager requested that we check out by 10am (which we learned the night before, only when we asked), while check out time was listed as 11:30 on the listing. Along those lines, we did have some communication challenges with the house manager, for example asking for our flight details and grocery list even after we'd provided them and misunderstanding the # of people for our excursion. I also thought it was a little silly that we were charged for drinking water. It's not expensive ($2.50 per 5 gallon jug) and therefore seems like it should be included in the cost of a luxury rental, or noted that guests are expected to cover the cost.
Overall great place, and we enjoyed Caye Ambergris!
This was our first visit to Belize and San Pedro on Ambergris Caye. We stayed at Villa Incommunicado from March 16, 2024, through March 23, 2024. The house was as advertised. We had a group of 13 and the house was comfortable with the right bed and bath configuration for our 3-family group. The pool was a little small, but still was a nice place to relax. The volleyball court was awesome, but we had to buy our own volleyball. The paddleboard was unusable, and the kayaks were worn.
There are a number of items I think people should be aware of with Villa Incommunicado. First, there was no washer and dryer on property. Having the onsite caretaker do the wash periodically was not a great solution.
Next, the dishes and kitchenware that were provided were below average at best. You may find it difficult if you are planning to cook most of your meals. The other thing to be aware of is the effort needed to find and buy many food items. We were unaware of how difficult it would be to get basic items like bread, milk, vegetables, etc...
Our group did a snorkeling and sunset beach/cruise excursion through Johnny, (one of the caretakers of Villa Incommunicado). These excursions were very good, and I would highly recommend utilizing Johnny Boy Tours for your excursions.
The final item worth mentioning is the poor attention to detail and communication from the caretakers of Villa Incommunicado. We are still working through double billing issues with Tropic Air.
The property was very nice as well represented in the ad. Rooms were well appointed, plenty of lounge chairs, nice pool and dock and spacious kitchens. Our complaints are few, but worthy of note. None of the TVs were working on arrival; for the 3 floor home, the was only 1 toaster and two coffee machines. No sponges or brooms, cooking oil. If this is SOP, then the guests should be told, so you can put it on your shopping list. The Property managers were very helpful overall, but we got the impression they were very busy. E.G., I requested flippers for day 1. They didnât arrive until day 3. We were over an hour late returning from a tour. They coordinated everything, but sometimes we needed a lot of clarification. Still couldnât have had as good a time without them!
Jorge was a very helpful house man.
Our opinion is that both the property owner and managers should assume that their guests know nothing about Vrbo, Belize, or the property.
One other thing about Belize. If youâre traveling with kids, check the flight rules. If youâre in the unusual situation of having to come separately as one of ours was, you may have a mess on your hands because of child abduction rules. Two of our group were turned away at the airport and lost a day with much frustration.
We had known idea, and would never have thought to ask. It would have been nice if the Ad or Owners had this information on the website. Goes for any property on Belize and who knows what other countries!
Fantastic Villa with Spectacular views of Caribbean. Great for large groups, and Swimming Pool is very good amenity. Nice having a caretaker on premises for daily maintenance and security. Hostess was extremely helpful in making stay smooth with assistance from beginning to end, and providing excellent help with various excursions/ booking reservations. Truly a wonderful experience and we plan on returning again for 3rd time.
We had an amazing stay at the villa. Cora was great and she made arrangements from Taxi pickup to dinner when we arrived. The house is so spacious and so much room to spread out. Outside, the pool is great and the volleyball court was used every day. You're right on the beach but it's really not a swimable beach, You can take the provided kayaks and go a bit further out and swim if you desire. This was not a problem as we arranged for snorkeling tours. It is really convenient to have boat tours that come and pick you up right at the dock.I would stay there again. Thank you so much.
We were pleasantly surprised to see that Villa Incommunicada was in a clean and in pristine shape seeing how it is exposed to the humidity of the Caribbean constantly. All the bedrooms were ample sized and appreciated that the A/C units were new and were working.
Getting picked up for our excursions on the private pier was so convenient and a huge benefit. Try gathering 9 people to drive in a golf cart to San Pedro then to hop on a boat. We saved at least half a day!
What really made the Villa sparkle was Cora and her team. She had dinner of chicken and rice and beans ready for us. It was so nice to have a home cooked meal after a long day of travel. She also helped coordinate excursions with Johnny. Honestly, the excursions were the highlights of our stay. On one trip, our 10 yr old son catch fish which was then lunch prepared by Johnny on one of the calmest and sandiest beach around.
Staying at the Villa as like staying at a resort but only better!
We've stayed at many VRBOs over the years, and mostly all have been good. Our stay at Villa Incommunicado was hands down the best experience we have ever had. The communication with our host, Cora was unbelievable. She helped organize 4 excursions, a day sail for 15 (9 adults and 6 kiddos) fishing trips, snorkel trips, and our favorite, a hunter-gather fishing trip with a barbeque on a beach. it was an easy commute to town (San Pedro) and if we needed anything Jorge, was available to pick up whatever we needed. One thing we did not expect to take advantage of was Felipa the local chef, we ended up using her services for the majority of the trip. Her meals were fantastic, with basic local food that tasted amazing. The kids loved the place, aged 2-8 they basically lived in the pool. When it came time to leave Wyatt (4) declared he was going to stay for 18 more days, insisting his mother call the airline and change their flight, to be honest, we all felt the same way..
Cora and Johnny were wonderful and always available to help us with any questions, excursions and suggestions.
There should be a better explanation of handling bugs around the doors and pool.
Listing should say no washer/dryer and that there is a charge for clean towels. One set of bath towels us not sufficient for a weeks stay.
One bedroom clearly had mold on the wall.
We very much enjoyed San Pedro and all of our experiences there and on the mainland.
Cora was great with coordinating excursions. Snorkeling with sharks is a must. Place was clean. Only down sides are the mosquitoes and the beach is not a playable beach. Pool was a great alternative.
The property was just as described. We had 6 couples and we had plenty of room to spread out when we needed space and to come together when we wanted. We took advantage of Cora and Johnnyâs expertise and planned excursions most days. They mad the process so easy. Cora is truly the best thing about this property. She is priceless! She was attentive to our needs and helpful with all of our needs. I would not plan anything without her help. She made our trip organized and stress free! Our only issue was the mosquitos. The grounds keep Jorge put out mosquito coils but it didnât help enough. Bring lots of bug spray to avoid the hassle of these pests. All in all, it was a family vacation to remember!
There were 9 of us that stayed here. We had a great time and had plenty of room! Cora was amazing! She answered all our questions and arranged all our excursions! Everything we needed was taken care of. Highly recommended and we canât wait to go back!
A fabulous location right on the beach! Good sized bedrooms and two living spaces - comfy couches upstairs and a great dining kitchen with island downstairs. Pool is perfect for the kids and a cooldown in the heat, and there's a private dock to enjoy the view, sit at the end to enjoy a cocktail in the breeze.
Cora was super helpful throughout the stay, arranging tours and answering questions about the island. Her husband Johnny has a lovely boat for snorkeling or trips - visit Cay Caulker for a different island perspective :)
It's about 20mins on the golf cart to town, but there's a bar across the street for quiet drinks and bar food.
This was our third trip to Belize and I'm sure we'll be back!
The house it self was great .The dock was something different it is old with a lot of old boards and when my wife went down the steps to get in the water the step gave way and she ended up falling and breaking a bone in her ankle . So of course it was her birthday trip and several excursions had to be cancelled. The mosquitos are really bad so be prepared, Our Chef dinner was bad the steamed veggies was not even cooked and the chicken was tough. so please be careful . Otherwise be informed of the extra little charges like for water and tissue and laundry, , We made the best out of a bad situation because we spent a lot of money to book. See johnny for excursion like fishing and secret beach he is the best.....Cora will arrange everything for you to do.
We had an amazing time staying at this property the house and location are absolutely beautiful. What made our stay was Cora and Jonnie. They know so much about the island, had great recommendations and Johnnie and his crew took us out on excursions that I will never forget!! Just an amazing experience. There were a few inconveniences with the house. There is no washer and dryer and no dishwasher. Also, no toilet paper replaced after the first use and no toiletries are provided: We had a very large group so if you are traveling with a large group beware there are no extra sheets or blankets. Outside of these things the house was perfect, just helps to know these things beforehand.
There were 15 people (2 families) ranging from ages 12 to 71 that stayed a week in the villa. The villa is located 3.5 miles south of San Pedro and we rented 3 golf carts to transport us. We had a great time snorkeling, scuba diving, eating out, cave tubing, and hanging out in the villa. The pool and outside areas are lovely and we spent alot of time utilizing these. We were disappointed in the beach area, not realizing that sea grass was so predominant on the east side of the peninsula. There are some nice beaches but needed to travel to them. Secret Beach was worth the trip.
Cora is the property manager and did an excellent job arranging all the details from rental of golf carts, arranging transportation from Belize City to San Pedro, excursions, administering Covid tests for return to US. Due to weather we had to make adjustment on our cave tubing excursion and Cora made this happen. I recommend letting Cora and Johnny take care of the excursion details in order to avoid expense suprises. Jorge took care of the property and did an excellent job.
We had originally planned to be there in 2020 for Lobster festival. But Covid ruined that. The owners were very accommodating with resecheduling our trip to 2021. The house was amazing! Cora/Johnny the caretakers were great! With 3 floors, it gave us all some privacy as well as lots of room. The pool was refreshing and we enjoyed our daily visits by the iguanas! Thanks for a great experience!
What a great house and perfect for the different friends that I had staying there, since they were not family to each other and each basically had their own space with kitchen. Worked out perfectly! Cora and Johnny the house managers went above and beyond at all times. Loved them!
