No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking
Smoking is strictly prohibited anywhere on the property, including inside the home and all outdoor areas. Violations will result in a $1,500 fee, plus the cost of ozone treatment and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at any time.

Max Guest Occupancy
The maximum occupancy for this home is 10 guests. Reservations including more than 6 guests will incur an additional fee of $35 per guest, per stay, for each guest over 6.

Home Access
This is a 2 story cottage and requires 2 small steps to enter.

Kitchen Note
The home does not have an oven. A toaster oven is provided.

On-Site Owner
The homeowner lives on-site in a completely separate house and may be present during your stay.

Working Horse Farm
The home is located on a working horse farm with on-site animals, including horses and roosters. This property may not be suitable for young children.
Guests may not touch, feed, or interact with any animals on the property unless a safe, supervised experience has been arranged with the owner.
Each guest is required to sign both sides of the WHMF Waiver prior to participating in any horse-related activities. Minors must have both parents or legal guardians sign their waivers. Please refer to the WHMF Waiver and Email Waiver Letter for additional details.

Power Outages
Power outages are known to occur in the area. A tack room about 90 feet from the home has running heated water and a toilet if needed.

Security Camera
There is 1 exterior security camera facing the main entrance and yard. It is outward facing and does not look into interior spaces. It records video and sound while guests are in residence.

Toiletries
Please note that hand soap, shampoo, and conditioner are not provided at the property. Guests are encouraged to bring their own toiletries for their stay.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
