Rather than furnishing for a rental, the home interior was professional designed by Sonya's Decor Uptown createing a collected, design-forward experience—layering textures, art, furnishings, lighting, and thoughtful details throughout to create a stay that feels truly luxurious yet comfortable. This home retreat in historic Lincolnville that combines historic architecture, modern amenities while remaining walkable to Historic Downtown St. Augustine.

The open-concept living area was designed for gathering and relaxing, featuring comfortable seating, and elevated finishes. Settle into a quiet, peaceful street (yes—sometimes you’ll hear church bells) and enjoy bright, fresh high-end interiors designed for relaxing after a day of exploring. Lounge with a movie on the 65” LG OLED Smart TV with the Dimplex fireplace for cozy night or step outside to the covered deck to unwind. A calm, curated retreat with high-end furnishings, layered lighting, and beautiful decor—perfect for families, couples, and work-friendly stays.

There is a large private wrap-around deck with patio furniture. The home features artificial turf in the rear for easy pet cleanup.

We do not provide a BBQ grill.

We do provide beach towels and chairs. We also provide you with a digital guide for the home and city.



Parking

Off-street driveway parking that will accommodate two cars. There is also ample additional on-street parking (rare in the Old City.)



Guest access

Entire home is yours—self check-in via smart lock. All interior spaces and driveway are private to your group.



LOCATION

Historic Lincolnville is one of St. Augustine’s most walkable neighborhoods, very safe, known for Victorian homes, tree-lined streets.The home is approximately a 10-15 minute walk to popular restaurants and Historic Downtown.

Beaches (St. Augustine Beach/Vilano) are a short drive.

A note on pricing: Total charges are comprised of the following:

1. The nightly rate

2. A cleaning fee of $173.25 (our cost.)

3. A pet fee of $165 (if applicable)

4. VRBO service charge

5. Florida & St. Johns County taxes are collected by Airbnb at booking

• Florida Sales Tax: 6% of the listing price and the cleaning fee

• Florida Discretionary Sales St Johns County Surtax: 0.5%

• St Johns County Tourist Development Tax: 5% of the listing price of the listing price and cleaning fee.





Property Rules & Policies – Vrbo

We take pride in offering beautifully furnished, professionally maintained vacation homes. Please review the following rules and policies before booking to ensure a comfortable stay and help us maintain the quality of our properties.



1. Occupancy, Visitors and Events

- The number of overnight guests may not exceed the maximum occupancy stated in the listing without prior written approval.

- All adults and children staying at the property must be included in the reservation.

- Parties, receptions, weddings, organized gatherings, and commercial activities are not permitted without prior written approval.

- Reservations may not be transferred or sublet to another person.

- The primary guest is responsible for the conduct of everyone in their group and any permitted visitors.

- Guests must comply with applicable laws, noise restrictions, and neighborhood regulations.



2. Pets and Animals

- One well-behaved, house-trained dog is permitted per reservation.

- A second dog may be approved in advance at management's discretion.

- Dogs weighing more than 70 pounds require prior written approval.

- The pet fee is $165 per stay for one dog. If a second dog is approved, an additional $85 fee applies, for a total of $250.

- All dogs must be disclosed before arrival.

- Dogs must remain under control and may not disturb neighbors.

- Dogs are not permitted on beds, sofas, upholstered furniture, or decorative textiles.

- Dogs may be left unattended only when securely crated and unlikely to cause damage or disturbance.

- Guests must promptly clean up and dispose of pet waste.

- Dogs are not permitted in swimming pools or hot tubs and may not be bathed in indoor tubs or showers.

- Guests are responsible for pet-related damage and extraordinary cleaning beyond normal pet-related cleaning covered by the pet fee.



Qualifying service animals are accommodated in accordance with applicable law and are not subject to ordinary pet fees or restrictions. Other assistance or emotional support animals will be handled according to applicable law and Vrbo policies.



3. No Smoking or Vaping

Smoking, vaping, e-cigarettes, marijuana, and other smoked or vaporized substances are strictly prohibited inside the property.



Violations may result in a $500 smoking remediation charge, plus additional documented expenses for cleaning, odor removal, replacement of damaged furnishings, or other actual losses, to the extent permitted by applicable law and Vrbo policies.



4. Property Care, Damage and Additional Charges

Our homes feature carefully selected furniture, bedding, finishes, and amenities. Guests are expected to treat the property with reasonable care.



- Report accidental damage or maintenance problems promptly.

- Guests are responsible for damage, missing items, and excessive cleaning caused during their stay, excluding ordinary wear and tear.

- Charges may include reasonable repair or replacement expenses, extraordinary cleaning, and other documented losses resulting from guest actions.

- Management may inspect the property following checkout and will document and communicate additional charges when appropriate.

- Any charges will be assessed and collected in accordance with the booking terms, applicable law, and Vrbo policies.



5. Cleaning and Checkout

Professional cleaning is provided between reservations.



Guests are expected to:

- Leave the home in reasonably tidy condition.

- Dispose of trash according to the property's instructions.

- Follow the checkout procedures provided before departure.

- Return keys, remotes, and other supplied property items.

- Depart by the published checkout time unless a late checkout has been approved.



Excessive cleaning beyond normal turnover may result in additional charges.
