The Cottage has driveway parking for 3 cars ( & EV charger), 2 ground floor bedrooms - a king with en-suite and a twin, as well as a first floor king bedroom and separate bathroom and a West facing garden perfect for garden games, BBQs and sun worshipping.
Arrive via the gated driveway at Ocean Cottage, shut the gate behind you and start your holiday...
The front door opens into a porch with plenty of space for shoes, coats and a pushchair or baby seat.
Also on the ground floor is your living room, dining / sun room, kitchen and 2 bedrooms - a twin room with orthopaedic mattresses and a kingsize with walk-in shower with grab rail and separate WC washroom.
In the living room, you'll find a pair of comfy vegan leather sofas with cushions, footstools and throws. There is a 55 inch Samsung smart TV, DVD player and bluetooth speaker as well as books, card and board games to keep you entertained. The electric woodburner look stove will provide that snug feel in the evening
The sunroom has a dining table with bench and chair seating overlooking the rear garden as well as cosy beanbag seat to enjoy a book or a nap in the warmth of the sun, or of course there is the option to dine alfresco.
The kitchen is fully fitted with dishwasher, washing machine, microwave, kettle, toaster, electric double oven, hob & American style fridge freezer. There is also a DAB radio which doubles up as a bluetooth speaker and Tassimo coffee machine.
On the first floor is a further kingsize bedroom and separate bathroom with shower bath tub.
The bedrooms all have blackout curtains or blinds, all have mirrors, clothes hanging and drawers and the 2 king rooms have hairdryers.
The pink bedroom on the first floor has a pair of cocktail chairs and a small table where you can sit and look out over the rear garden, perhaps enjoying a tipple or a cuppa before bed.
There is space in the pink bedroom to fit the travel cot, and if you are travelling with a baby, there is also a highchair, kids plastic plates, cups and cutlery for your use - and even a duck for the bath !
The garage has been converted into a rustic speakeasy style bar with a variety of fun lighting, an island bar with stools and a pair of lounge chairs. For 2027, this will also double up as a games room with a magnetic dartboard and multi games table so guests of all ages can have some fun in here.
The large West facing rear garden gets the sun all day and there are various options for sunbathing, lounging and dining as well as the charcoal BBQ. The pergola provides shade by day or festoon lighting for long evenings outdoors.
THE LOCAL AREA
Ferring is a picturesque, vibrant and popular seaside village with lots of fantastic local businesses within an enjoyable walk of Ocean Cottage. There is the very well known Bluebird cafe, serving delicious food, drinks and ice creams right on the beach just a 5 minute walk away as well as an organic butcher, a delicatessen with microbar, 2 cafe/bars, a fabulous tapas restaurant with cocktail bar that attracts people from miles around, a bring your own booze Indian restaurant, convenience stores with post office and a hairdresser. The village has a great community spirit and is very welcoming - there are often events at the village hall and live music and comedy nights at the various village centre bars.
The beaches of Ferring are incredibly popular with paddle boarders, kite surfers & windsurfers as well as families but even in the height of summer, it’s never too busy.
You could while away a week or even a month without needing to leave Ferring – in fact, that would be “get away from it all bliss !” However, if you do want to explore, Brighton, Chichester, Arundel, Goodwood, Steyning and Littlehampton are all close by.
The cottage is a 30 second walk from the bus stop for the route into Worthing. The closest train station is Goring by Sea, 3 miles away.
For walkers, there are flat walks along the beach, up the river Rife, across the river and fields into Kingston Gorse and for more of a hike, head up to Highdown Hill and onto the South Downs National Park.
The large OS map on the dining room wall has lots of local recommendations and useful spots highlighted to help you enjoy the local area - you will find Ferring is a safe and welcoming community, some say it's like stepping back in time - book your visit and see if you agree !
DOG POLICY -
We love dogs - we have 2 Cavapoos ourselves - and Ferring is an incredibly dog friendly place; other than a couple of restaurants, you can pretty much take your dog everywhere with you, so we love to welcome our guests pooches alongside their humans. We do, however, have to be factor in the need to maintain the condition of the property for all guests, amount of work and turnover times for our cleaners and consideration for our neighbours so we need to have a dog policy. If you would like to bring a dog, please read and check you are happy to abide by our dog policy before you book:
- We accept one medium dog up to 20kg or 2 small dogs up to 10kg. (If you would like to bring more or bigger dogs, please contact us BEFORE booking.)
- We only accept dogs that are over 12 months old and fully house trained as well as kept flea and worm free
- If bringing a dog, please bring your own throws to protect furniture and a towel for your dog, and do not leave your dog unattended in the house or garden at any time.
- If you would like your dog to share your bed, please let us know and bring your own bedding (Dog hair on our bedding will forfeit your damage deposit)
- Guests are asked to check the gardens thoroughly to ensure they have fully cleaned up after their dogs before they leave – the cleaners will charge a fine of £50 if they have to pick up dog poo.

ACCESSIBILITY -
Whilst the cottage cannot accommodate wheelchairs indoors due to door opening widths, layout and stepped entrances, wheelchairs for outside use can be stored in the garage if walking aids can be used inside the property.

PLEASE NOTE
- There is plastic crockery and cutlery for children, please bring your own bottles / sippy cups. There is also a high chair for guest use.
- Prior to arrival, guests are required to complete a booking form detailing the guests on the booking and their nationality. Passport details are required for any guests who are not British, Irish or Commonwealth. (This is a legal requirement)
- Bookings cannot be sold or transferred and all facilities are exclusively for the use of your group - no parties / events and no additional guests may be at the property at any time
- Strictly no smoking, vaping or illegal substances or activities at the property
- Pets may only be included in a booking if detailed on the booking form and if the lead booker agrees to the pet policy
- No burning of candles or other flammables
(battery candles and fairy lights are provided to create the atmosphere without the fire risk)
- No charging of electric vehicles other than via the dedicated EV charger – this poses a fire risk and constitutes energy theft.
- All windows must be closed and doors locked whenever you go out.
Anyone found to be in breach of any of the above conditions will be asked to leave immediately without refund and having forfeited their security deposit.
- Any damage not reported on arrival may be chargeable
- Please leave the property in good order - dispose of rubbish in external bins (recycling in blue lid bin)and wash up and put away any kitchen items used. Please leave keys on the dining table at check-out.
- Check out is 10am to allow time to prepare the property for the next guests, therefore late checkouts will be chargeable at a rate of £25 for every 15 mins or part thereof.
- Charges apply for lost or damaged keys and guests would be responsible for locksmith call out fees.
- Please note that for safety and security, the front driveway area is monitored by RING cameras.
