*** CENTRAL HEATING: This is an older house. Temperatures between the upper and lower levels can vary by a few degrees depending on what you set the temperature to. The lower level will be cooler than the upper level by a few degrees. We have an adjustable electric fireplace/tv stand on each level that warms up nicely to offset this. An amenities tutorials link on instructions on how to use them will be provided before check-in. There’s also portable heaters in the sauna room and downstairs closet.

The "Swingset" and Dining Structure: A beautiful open-air structure featuring a Double (2-person) Egg Swing and high-top table with 4 bar stools.

Alfresco Dining: A professional Propane Gas Grill (Grilling utensils included! Find in labeled kitchen cabinet) and Dining Table with seating for 6.

Dual Fire Pits: Choose between the Propane Fire Pit Table in the 7-seater patio lounge or the Classic Wood-Burning Fire Pit with 6 chairs.

Hot Tub Hours

For the comfort and enjoyment of all guests and neighbors, the hot tub is available daily from 8:00 AM to 10:00 PM.

Please:
• Shower before entering the hot tub.
• Keep noise levels respectful, especially during evening hours.
• No glass containers in or around the hot tub area.
• Children must be supervised by an adult at all times.
• Secure the cover after each use.

Failure to follow hot tub rules may result in loss of hot tub privileges and/or additional cleaning or damage fees.

2-Person Infrared Sauna: Equipped with infrared light therapy and integrated speakers for your personal playlist.

Premium Massage: A Full-Body Massage Chair to soothe tired muscles.

Care & Meals: Infant-to-Toddler Bathtub, Highchair, and baby dinnerware.

Note: Larger baby items are located in the Game Room Closet. ***All baby provided gear requires adult supervision at all times during use. Injuries due to negligence, improper use and set-up or lack of supervision are at the fault of the guest(s).

HOUSE RULES & SAFETY

Baby Gates: Gates require you to lock them. You must unroll by pulling the flexible gate and latch it to 2 points. Next, push down, twist and lock the switch as indicated. Push your hand against the gate to ensure that it is locked in place and does not unravel due to weight. Guest(s) assume responsibility for injuries due to improper use or following instructions. Instruction signs posted at gates.

Kitchen Care: DO NOT put gold-rimmed dishes/silverware or anything non-microwavable in the microwave. Do not put hot pots directly on countertops; please use the provided grilling mats in labeled cabinet.

Gas Stove/Oven: Make sure Stove and Oven is OFF when not in use.

Grill: Clean utensils after use. Ensure propane is OFF, fires are EXTINGUISHED.

Fire Pits: Ensure propane is OFF, fires are EXTINGUISHED.

Electric FirePlaces: Make sure fireplaces are OFF when not in use.

Sauna: make sure Sauna is OFF after use.

Massage Chair: make sure massage chair is OFF after use

Security: This home features a doorbell camera and two backyard cameras for your safety and house rule compliance.

Identity Verification: Adults 18+ are required to present IDs prior to approval.

Guests: NO unauthorized guests ($100 fee per extra guest)
Parties: NO parties ($2000 fee)
Smoking: NO Smoking ($300 fee)
***Smoking smells, ash residue, butts, and other signs of smoking will result in the fee

Pets: Nonrefundable Pet of $30 per pet/per day.
Pets are limited to 2 dogs OR 2 cats OR 1 dog and 1 cat. You cannot have any pets in excess of the limit or type. All pets must be up to date with vaccines and properly house trained. Damages will result in additional incurred fees. If pet feces or bodily fluids are found on the property inside or out, you will be charged an additional cleaning fee.

Pest: The property has been professionally treated for pests; as with any home, occasional insect presence is possible. Please note that this does not qualify for refunds, and we remain proactive in maintaining a clean, well-kept space.

All items in the property has a checklist that is reviewed after every stay. Any missing or damaged items will result in fees to the guest who booked. The guest may request this list prior to check-in. Guest agrees to pay for all damages and missing items.
