THE HOUSE
All TVs are Smart TV's with Roku and there are TVs in every room, including the garage and pool areas! Connect to your favorite programs using the free WIFI!
The home has luxurious features such as granite counters, vinyl & tile flooring throughout, and a luxurious master suite.
• The master suite includes a king bed, en-suite shower, walk-in closet, luggage rack, wall mounted Roku TV & a desk & chair for remote work, adding even more comfort and charm.

• The second bedroom has a queen bed, bench/hooks/shelves, luggage rack & wall mounted Roku TV for your enjoyment.

• The third open sleeping area has two twin beds that can be pushed together and using the provided conversion kit, turns them into a single King bed. There are also two tables/chairs, side tables & wall mounted Roku TV.

The open living room boasts a cozy large L shaped couch with full-size pull-out sofa sleeper, chair & Large TV with Roku stick.

The 2nd bathroom has a large double sink vanity with a tub/shower combination.

GAME ROOM/GARAGE/LAUNDRY
Relax and have fun in the garage with a ping pong table, couch, chair, ottoman, Roku TV, refrigerator w/filtered water & Ice, corn hole game and a full-size washer/dryer (if needed). There is also a separate heating/cooling system on the wall for your use. Allow it to warm up for 15 minutes before it will heat/cool. Please turn it off when not in use.

POOL AND LANAI
We have a large screened outdoor private pool/lanai area with outdoor table/seating for 6, 2 bar stools, 2 egg chairs, 4 lounge chairs, floaties/kids toys, boogie board & basketball hoop/basketballs.
Pool Heat is available (85 degrees) upon request for an additional fee of $25/day. Please schedule in advance of your stay to ensure heat is on! If temps drop below 70 degrees it can affect pool temp, so unfortunately pool temperatures cannot be guaranteed.

KITCHEN AND DINING
There is a beautiful, fully equipped kitchen open to the rest of the living space because we always hang out by the food! The kitchen includes stainless steel appliances, granite counters, and large peninsula.

Dining room table seats 4-6 plus adjacent peninsula has 4 bar stools. Additionally, there are two kids tables in the open sleeping area w/2 chairs each.

Plenty of place settings including drinking glasses, wine glasses, coffee mugs plus kid friendly dinnerware, pots and pans, electric kettle, cooking utensils, mixing bowls, baking dishes, pizza pan, cookie sheet, toaster, blender, mixer, crock pot, can opener, wine opener, measuring cups/spoons, salt/pepper, coffee makers (including complimentary tea bags, coffee, filters and creamer!)

GRILLING
Fire department regulations prohibit the use of grills on all decks, porches, under homes, and under lanai. A gas grill & propane tank is provided. We do not refill the tank, so when it goes empty, please feel free to exchange it at a local gas station or Home Depot for around $25. Please pull the grill away from the home/lanai when in use (reference card attached to grill).

INCLUDED AMENITIES
Cards, Board Games, Pool Toys and Poolside Basketball hoop! Toilet paper, paper towels, dish soap, dishwasher detergent, trash bags, laundry soap, soap, linens, bath & beach towels, beach chairs/umbrella/cooler, pickleball equipment, fans, central air, WIFI and full-size Washer and Dryer. Also, please leave any unused amenities in their place for future guests.

IMPORTANT SAFETY RULES

It is extremely important to us that everyone staying is safe in and around our home, and we're happy to provide you with a few items and rules to help ensure that.

First, there is NO smoking or vaping inside the house or by the pool. An ash tray outside the door to the lanai to accommodate those who do smoke. We have smoke/CO detectors. The fire extinguisher is located in a marked cabinet below the kitchen peninsula (located near the LR TV area) and a first aid kit is located on the shelf in the hallway in case of any emergencies.

The home is equipped 2 outdoor cameras for everyone’s safety. The first is a "ring" camera and automatic light fixture on the front of the garage. The lights will turn on when you arrive at the house to ensure the area is well lit. There is also a ring doorbell that is also equipped with a camera. The doorbell does ring inside but it cannot be heard from the pool area.

POOL SAFETY
Children, anyone unable to swim, and vulnerable adults MUST be watched at all times; especially while using and by the pool. We have also provided items for you to use to protect your family and guests:
* Pool door and window alarms (MUST be turned on by you)
* Pool door locks that are out of reach of young children (clear plastic – flip up to engage).
* Pool hook and pool ring next to the pool, if needed.
* Water watcher card is hanging on side of refrigerator to remind you to identify who is in charge of pool safety at all times. See link for more info: https://www.safekids.org/other-resource/water-watcher-card
* Pool light (switch is located on post between lanai and pool)
* Pool rules are displayed by the TV in the lanai
* Pool depth markers – NO DIVING
* Anyone pregnant is to check with their doctor prior to swimming

MOST IMPORTANT ~ NO PARTIES
I want everyone to enjoy their time however I cannot express enough that we DO NOT ALLOW PARTIES AT ALL and anyone who breaks this rule WILL be immediately evicted without refund and subject to an additional $500 eviction fee. This includes playing loud or vulgar music outside, any drug use on the property including marijuana with a medical ID (do it somewhere else), any excess cars or guests. We allow 4 cars maximum (No street or yard parking and no trailers). Absolutely no indoor smoking including the garage. Everyone in the booking must be 25+ unless accompanied by parents and send ID upon booking. We care about our neighbors, and our home, and this behavior is not allowed at this property. If this is your intention, PLEASE do not book!

ALSO
- Please do not leave doors and windows open as the home is temperature controlled to 74 degrees. Systems freeze up if cooling temperature is reduced more than 2 degrees at a time.
- Noise must be kept at an acceptable level not to disturb the peaceful enjoyment of others. Bradenton 10 PM City Noise Ordinance must be observed - ZERO TOLERANCE
- Please bring green trash can to the curb Monday & Thursday for pickup the following morning. Bring empty garbage can back up to the right side of the garage Tuesday and Friday afternoon.
- The city of Bradenton does not offer recycling pickup currently. They have a drop off location for recycling at 2905 59th Street West Bradenton for you to drop off recycling if desired.
- Any repair concerns are to be promptly reported to the host, and access granted to perform necessary work.
- There will be weekly landscaping & pool maintenance that may fall on a day of your stay.
- This is FLORIDA! We have our pest control team out regularly however you may see an occasional pest or gecko! Please be sure to close the doors because they will sneak in behind you when you go in and out!

Guest access
You will have access to the entire home! This does not include the locked owners closet in the garage.
