AC: Our AC Is fully working in perfect condition however Miami is located in a sub tropical climate in South Florida and certain months of the year can be very hot and humid.

Do not change the AC Unit to Heat, it could ruined the entire unit.
We do not recommend setting the temperature below 68 degrees as doing so can cause the A/C unit to "freeze" up and become inoperable.

Pool Safety Fence: For families traveling with children, please note that the pool has a safety fence available. The fence is not installed by default, so if you would like it to be set up for your stay, please let us know at least 3 days before arrival. This allows us enough time to have it installed and ready before you check in.

Please note: Our pool depth is 3ft to 6ft and can be heated for your enjoyment. Please note that it takes approximately 24-30 hours to fully heat.
A service charge of $30 per day applies for pool heating. If you'd like this service, kindly let us know in advance so we can ensure it's ready for your stay. Special offer for bookings beyond 7 nights .
Please note it's designed to keep the pool comfortably warm, typically between 80°F and 85°F. It's not a hot tub, so don't expect a sizzling hot pool. Tampering the pool heater system is against house rules.$500.00 Fine

Extra Bedding Options
Please note that we do keep two foldable twin beds in the master bedroom closet and also have the convertible sofa bed in the living room. If you need them
To be ready upon your arrival please let us know 48 hrs prior your arrival date and to get them
Ready for you. Otherwise you can always find extra lienens in that same closet plus extra ones in the closet by the hallway between the other two bedrooms.

The Tropical Oasis is located in a tropical climate and as a result, you may see or encounter wildlife while in our home or neighborhood. This could include (but may not be limited to) iguanas, birds, mosquitos, ants, palmetto bugs, toads, roaches and garden snakes. Though we do our best to manage the controllable aspects of our property, there are certain elements that are common in our environment that are out of our control. We graciously ask that you embrace the occasional quirks of South Florida living.


• There are non-recording noise sensors inside and outside of the home that monitor decibel levels (they DO NOT record audio or video). Guests will NOT be refunded if they violate the noise ordinance and are asked to leave. Guests may be responsible for any fines imposed on the host from city code enforcement as a result of the violation.

Please note: Heavily damaged or permanently stained towels and linens that cannot be restored may result in a replacement charge at cost.

Shipping personal belongings left behind incurs a $50.service fee plus shipping costs.
- Unauthorized late check-out $60 per hrs
- Smoking inside the house will result in a $500 fee.

CHECK- OUT:
Self check out: You will receive all the instructions once you book, in the welcome message. You must follow those instructions.
There is NO Late Check-out available as we need to get the house ready for other guests . Unless we don't have same day check in. $25.00 per hr up to 12:00 pm only.

EXTRA AMENITIES:
Depending on the length of your stay, we will provide extra sheets, towels and toilet paper.

BARBECUE:
You can use the barbecue as much as you want, just make sure to close the gas and place the cover once you use it.
If you run out of gas during your stay, you will be able to refill at the Chevron gas station just 0.2 miles from the house and we will refund the cost to you.

HOUUSE RULES:
- Indoor smoking/vaping not allowed.
- No pets allowed. Service animals are welcome. They must remain under control and may not be left unattended in the property
- No parties.
- This property sleeps maximum 12 people.
- The host will not be responsible for any liabilities, losses, or damages arising from the guests' use of propane equipment. Use at your own risk.
- Please help us follow these rules and enjoy your stay at your Tropical Oasis Home ; failure to comply may result in an early non refundable cancellation of your reservation. Please remember that you're staying in a Tiny House, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living onsite 24/7.
Upon arrival, should you notice any damages, or should anything break, please advise the host as soon as possible so that immediate arrangements for repair can be made. Any unreported damages will result in a damages fee and may face automatic cancellation of your reservation, ano report to Vrbo.
