The spacious single-floor layout fosters an inviting vibe, ideal for socializing and relaxation. Three bedrooms and three full bathrooms provide comfort and seclusion for your entire group. Snuggle up for movie nights in the living room or unwind in the game room, furnished with board games, a foosball table, and an extra TV. Don't miss out on the perfect backyard wind down! Featuring a private hot tub and fire pit, it's the ideal way to end any day!



Guest Access:

Guests have access to the full home, private driveway, and backyard with a hot tub. Some closet spaces are closed.

Tucked in a quiet family-friendly neighborhood just a mile off Main Street. The perfect location for relaxing and exploring Fredericksburg.

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

- Primary guest must be at least 21 years old and present for the entirety of the stay.

- Streaming is available using your own accounts.

- Extra blankets, linens, and pillows in closets.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM - 7 AM.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Pet Policy:

- Pets are not allowed.



Parking Policy:

- Parking notes: There is free parking available for 6 vehicles.



Pool Rules:

- Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk. Please, no glass or food in the spa area.



Fire and Safety Precautions:

- Smoking/Vaping is NOT allowed.

- Minimum smoking/vaping fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- The indoor fireplace is not available for guest use.

- There is a firepit on site. We kindly ask guests to bring their supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.



HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
