Recently built with a modern design using local and grounding materials such as hardwoods, sandstone, and marble, our home opens your senses thanks to large open spaces, high ceilings, striking artwork, and incredible lighting, with the breeze and sound of the sea in the background - a true feeling of calm.

FIRST FLOOR

Main living area - An expansive open space combining kitchen, dining and a large living area that opens to both a covered balcony with ocean views and a winter deck.

Second living area - this space is a separate sitting room, great for alone time or to read a book with beautiful views of the sunset.

Master: 1 x King Bed with ensuite. It has a private walk in robe and connects through to the winter deck.
Bedroom 2: 1 x Queen Bed with sunset bush views - access to separate bathroom.

GROUND FLOOR

Bedroom 3: 1 x Queen Bed with ocean and pool views.
Bedroom 4: 2 x King Single Beds.
Both rooms have access to a full bathroom.

Third Living area - a large space with Home Cinema and a relaxed lounge that opens onto the deck with Hammock and outdoor chairs overlooking the garden and the pool and a glimpse of the sea.

Separate Laundry with wide bench space.

With 3 living areas, 3 outdoor decks/balconies, a flat yard and a pool, it provides ample space and privacy for everyone.

HOUSE RULES

• Please respect the property and neighbours.
• Please be mindful of the artwork and the antique piano.
• Smoking is prohibited and will incur a penalty.
• Quiet hours are between 10:00 pm to 7:00 am.
• Check-in is after 3:00 pm; checkout is by 10:00 am.
• Early check-ins and late check-outs are subject to approval.
• Additional guests or visitors must be approved in advance, with a
fee applied if not notified beforehand.
• No parties allowed.
• Small gatherings are subject to approval.
• Pets are not allowed.
• Note that the heated pool is not heated during the colder
months.

Please note that if a reservation is canceled during the free-cancellation period, any platform-related fees (such as payment processing or PMS charges) are non-refundable, as these fees are retained by third-party providers.

Guests will have access to the whole property.

Killcare and the Bouddi peninsula offers an idyllic retreat. Its proximity to natural wonders, outdoor activities, and gourmet experiences makes it an excellent destination for all kinds of travellers.

1. Scenic Beauty and Nature
The Bouddi National Park is nearby, with plenty of walking trails, including the Bouddi Coastal Walk, where guests can enjoy panoramic ocean views, secluded beaches, and a range of native flora and fauna.

Killcare Beach: Perfect for swimming, sunbathing, and surfing, it’s a patrolled beach with golden sands. It has a perfect calm rock pool for kids and adults to enjoy. There is also a friendly kiosk open for coffee, food and ice-cream.

Putty Beach: Ideal for late afternoon swims getting the last sun rays in the calmest part of the beach. Huge rock platform with little rock pools to explore. This is where the Bouddi Coastal Walk starts.

2. Outdoor Activities
Swimming and Surfing: With Killcare Beach and nearby Hardys Bay, guests can take part in various water sports, including surfing, paddle-boarding, and snorkelling.

Boat, Kayak, Paddle-board & Fishing Hire: Hardy’s bay wharf (including family BBQ platform boat hire).

Cycling: The Central Coast boasts amazing trails for all levels of MTB and scenic coastal roads and quiet rural routes ideal for road cycling.

Bells at Killcare: A renowned restaurant offering fresh, seasonal Australian cuisine with a European twist.
Bells has also a great bakery / grocery store with amazing products - just 5 mins walk from home

Hardys Bay Club: A relaxed venue offering local craft beers, hearty meals, and live music on weekends.

Farmers Markets: The nearby Avoca Beach and Ettalong Beach Markets are popular spots for organic produce, local artisan goods, and fresh seafood.

The Boathouse in Patonga: An indoor / outdoor restaurant with a relaxing view of the bay to enjoy afternoon drinks and seafood.

Distillery Botanica: A lovely distillery in Erina, offering gin tastings and a gorgeous garden setting.

Guests are required to provide a security deposit before check-in to cover damages or outstanding expenses during their stay. The security deposit is used only as insurance for damages and/or outstanding expenses incurred by the guest(s) during the stay at the property, excluding accommodation costs. In the case no damages have been incurred and/or all expenses incurred by the guest have been settled, the deposit will be released in full within 10 business days of check out.

Superhostly reserves the right to charge the credit card provided for damages/expenses that are not otherwise settled by the time of check out. The reasons Superhostly may charge for damages/expenses include, but are not limited to:
- Lost keys (up to $200 per key)
- Call out fee for lockouts ($100 during business hours, $200 outside business hours)
- Failure to leave property at agreed check-out time (up to additional cost incurred by Superhostly)
- Cleanliness issues resulting in additional cleaning ($100/hour)
- House rules violations (up to $400 based on cleaning costs)
- Damaged inventory or property (charged at cost for replacement/repair)
- Missing items (charged at cost for replacement)
- Returning guest belongings (charged at cost for return)

Accidental breakages will not affect the deposit, but malicious damage will be referred to the police, with costs not limited by the deposit. Any issues impacting the deposit will be detailed within 14 business days after check-out.
