The charming nearby village of Rose is well worth a visit, with its quiet, family atmosphere, two beaches, two restaurants and a supermarket.

In a nutshell, we had an wonderful experience in Montenegro and our only regret is that it was too short.
What an amazing Villa, with breathtaking views of Rose! The Villa is well equipped, they have thought of everything you might need for the perfect stay. The host Juliane was really helpful and quick to respond to any queries or questions we had before and during our stay. The Villa is ideally located above the village of Rose which has a couple of lovely restaurants and a great water taxi service to Herceg Novi. A car is definitely worth having in order to explore the area, but if you just want to relax we found the Villa was the perfect setting to enjoy an evening in!
Our host was excellent, helpful and informative. She was very personable and exceeded our expectations. The house was very suitable for our group of eight adults. It was definitely a challenge to walk up to the house, but it is still something that we will remember with a smile on our face in the future. Rose is one of the most charming villages we have been to and our experience of the place was good in all respects, three good restaurants and a small shop with the essentials. Our host put us in touch with the local captain Miki who took us on some unforgettable trips around the Bay of Kotor and his son on a trip into the Blue Cave, that trip stands out and we strongly recommend that people do not miss out on that trip .
Ein tolles Haus mit einer spektakulĂ€ren Aussicht. Es thront ĂŒber dem charmanten Dorf Rose, das ĂŒber 380 Stufen zu erreichen ist. Das Fitnessprogramm gibt es somit gratis. An-, Abreise und Kontakt mit Vermieterin Jules klappte hervorragend. Insgesamt ist die Unterkunft nur zu empfehlen.
We had a wonderful stay. The house is fabulous, even better than the photos with sunny and shaded terraces to use throughout the day. View from the house and especially the roof terrace is out of this world. The teenagers loved the space and fact that their rooms were on a separate floor. The village of rose is gorgeous with three restaurants, beaches and a small grocery shop. The 400+ steps were a slog but manageable and worth it. Our host jules was fantastic, warning us in advance that supermarkets were closed on the day we were arriving and facilitating an earlier check in. She was available throughout our stay too. This was by far the nicest place we stayed in Montenegro and I canât recommend it highly enough
Fantastic Property with Great Views and Caring Host
This property is in a beautiful and unspoilt location but you can still get to most of Montenegro's key attractions within 45 mins to 2 hours. The property is well equipped and has stunning views over the bay of Kotor. Drivers need to be a bit brave to tackle the roads - although our drivers managed it fine! Jules was a delight to deal with and very accommodating.
This is a modern, beautifully presented house with floor-to-ceiling windows and views over the sea. Three of the five bedrooms are full of light and make the most of the coastal aspect. They all have interesting artworks and plenty of storage space. The kitchen/living area is huge and comfortable and everything has been really well thought-through. We loved the terrace at the top and, although the 400 steps down to the village of Rose feel hard work on the way up, the climb is worth it for a dip in the sea and an ice cream on the jetty. There's also a small but useful minimarket in Rose and bigger supermarkets within 30 minutes' drive. The ferry trip over to Hercig Novi is fun and we enjoyed climbing around the fort there and watching all the people. Try to avoid going anywhere by car in July and August as the traffic often slows to a halt and tourist sites are very over-crowded. We found the beaches small and packed but useful for a quick swim. I could go on - it was a wonderful holiday!
We loved this wonderful property and agree with other reviews that the pictures do not do it justice. It has stunning views of evening sunsets, is well equipped and spacious so that our family of 6 (ages 17+) had space not to be on top of each other. There is plenty of outside areas to eat and sunbathe and the top terrace is incredible where we bbq'ed, ate and sunbathed. Although the pool is small it is deep so great to immerse yourself in to cool off. There is a small pebbly beach in Rose or larger ones 20 mins drive from the property.
If you are driving it is worth noting that the drive up to the villa has 2 tight turns which we managed but had to take it very slowly first time.
The property manager, Jules, is amazing and incredibly helpful and responsive and happy to answer all of my questions!
Rose, the small fishing village at the bottom of the hill is picturesque and has a lovely restaurant called Adriatic which serves delicious food and wonderful fresh fish.
(you can either choose to walk down the 400 steps - and back up - between the villa and village or drive down as there is plenty of parking)
There is also a boat from Rose to Herceg Novi (takes 15 mins) that is a larger town with more restaurant choices including Portofino in the beautiful white stone Old Town or Tri Lipe a short walk from the boat drop off.
We were family of 7 adults. We enjoyed our stay at this property , the view was breathe taking. The property itself is big and spacious and well equipped, the owner of the property Jules has been very helpful giving us a little guidance around where to shop etc.
I would say the photos of the property do not do justice as it is much more prettier in real. Defo recommend this property đ
It has been a wonderful experience and we really enjoyed the house. The view is breath taking - every time of the day or night. The kitchen is well equipped and there is plenty of space to move and sit for 8 people. We went there end/out of season (September/October) so most of the restaurants were shut down, but it gives the little village a special charme. We used rented cars which I would recommend in this area. The drive up to the house is a bit adventurous, but manageable. 1 sleep room is open and above the kitchen/living area. 1 bathroom is just a toilet and 2 bathrooms are en suite. Bring your own music boxes, because there is no digital entertainment program (one simple tv without connection to Netflix etc) and no radio. Wifi in general worked perfect. Some mattress were a bit worn out. The water comes from a tank - so we had to be efficient with the water (just one quick shower per day/ person) - we were always a bit afraid that we run out of water, which was not so comfortable. But in general we enjoyed the stay :)

The view is just extraordinary- so is the entire house.
We did go to Kotor, Budva and so other places - for sure you need a car :-))
Overall just a beautiful holiday.
The Villa is great. One of the best equipped places we've stayed in. It is quite remote, but this, for us, was the main attraction. The view is SPECTCAULAR; you can easily spend hours just gazing over the stunning landscape. You definitely need a car and I would recommend an automatic!
The host, Jules was always on hand via whatsapp for any help / advice.

On the plus side: Very cozy and clean, with plenty of places to gather with your friends. The host was also very nice, responsive and careful.
A minor inconvenience could be the fact that not all the bedrooms had air conditioner, but is true that we've also been there when the temperatures were very high, 36-38 degrees Celsius.
Das Haus ist der Wahnsinn! Genial auf dem Berg gelegen. Der Blick auf die Bucht ist unglaublich! Um in die nahe Umgebung zu kommen muss man sich entweder mit dem Auto bewegen oder eine Treppe in den kleinen Ort Rose benutzen (rund 450 Treppen) in Rose gibt es wenige Restaurants, jedoch ist das Ărtchen malerisch. Man kommt einfach mit Miki und seinem wassertaxi nach Herceg novi beziehungsweise kann man private Ăberfahrten in die Umgebung buchen. Zum Einkaufen muss man in den etwa halbe Stunde entfernten HDL oder voli Markt fahren. Alles in allem ein Haus zum abschalten!
