Enjoy entertainment on our 50-inch smart TV, equipped with all the apps you need to kick back and relax. (Use your own log ins as you would in your own home to access)



The living area also features a large double sofa bed, providing extra flexibility for guests.



For even more fun, we have a separate games room featuring a pool table making it the perfect spot for friendly competition and socialising....Located in the Games Room in the back garden!



Kitchen:



Our Beautiful Kitchen is fully equipped with everything you’d expect in a family home. A washer, oven, microwave, kettle, toaster, coffee, Air Fryer and more!



PERFECT FOR FAMILIES & LONGER STAYS:



We provide the convenience of a washer/dryer and a clothes drying rack, ideal for those on extended trips.



Guests will receive a 13% discount for 1 week stays.



Guests will receive a 20% discount for 1 month stays or more.



PROVIDED FOR YOUR STAY:



For your convenience, we offer fresh linen and towels for each guest, an iron and ironing board, shampoo and soaps. A hoover is also provided.



GOOD TO KNOW:



You can effortlessly check yourself in anytime after 3pm using self check in.

Other things to note:



- Guests will require to submit their Identity Documents as part of our check in process and sign our terms and conditions. Check in instructions will not be released until this has been actioned.

If you require an early check in, please request from a member of the team and we may be able to accommodate.



Check out: 10am or earlier



If you require a late check out, please request from a member of the team and we may be able to accommodate.



- Please note that not all items displayed on the images such as face masks and wine will be provided during your stay. We will provide hand soap, body wash, shampoo/ conditioner and fresh linen/ towels for each guest.



- Parties/ Smoking/ Loud Noise is a breach of house rules & will result in immediate removal from the property via security and no refund, your deposit will be used towards extra costs in removing you.



- Quiet times after 9pm (Please show respect to the neighbours around you).



- Security Cameras are positioned on both the front and back of the property for safety purposes.

Bin Usage Disclaimer

Please note: Our team monitors bin usage before check-in and after check-out to ensure compliance with local waste disposal rules.



If recycling or general waste is found to be incorrectly disposed of, and this results in a fine or penalty, we will unfortunately have no choice but to pass this charge on to you, as outlined in our Terms & Conditions.

To ensure a smooth and secure check-in process, we require all guests to complete our pre-check-in instructions before arrival. This includes:

Failure to complete these steps may result in your booking being cancelled. This process is in place to maintain the safety and quality of our accommodation for all guests.

✨ Additional Information for Your Stay ✨



🛋 Sofa Bed Linen Fee – If you’d like to use the sofa bed, there is a small linen fee of £14.50. This covers the extra laundry and housekeeping required to prepare it.



⏰ Early Check-In & Late Check-Out – Subject to availability, we can offer early arrivals or later departures at £20 per hour. Just let us know as soon as possible so we can arrange this with our housekeeping team.



👶 Family Pack – Travelling with children? We can provide a high chair and travel cot (please bring your own sheets) for £19.95 per stay.



📩 Helpful Messages – As we host lots of guests, you may receive some automatic messages during your stay with useful info about bins, recycling, heating instructions and more.
