Guests will have full and private access to the entire house for the duration of their stay, including use of the private parking area with space for 6+ vans.

We endeavour to make your stay as convenient as possible. If you need any support, you can contact us via the booking platform.

🔑 Check-In Instructions
Our full check-in instructions will be sent 24 hours before your stay. These will include all the details needed for a smooth arrival.

Please note that the property is accessed via a lockbox. The lockbox code will be sent 1–2 hours before your check-in time.

🕓 Check-In Time
Standard check-in is from 4:00 PM.

⏰ Early Check-In Requests
Early check-in may be available, depending on the booking schedule and housekeeping availability.

Early check-in is charged at £20 per hour.

Please note that if another guest is checking out on the same day, our housekeeping team will need enough time to prepare the property. In some cases, early check-in may not be possible.

🚪 Check-Out Time
Standard check-out is by 10:00 AM.

⏳ Late Check-Out Requests
Late check-out may be available depending on bookings and housekeeping schedules.

Please contact us by 10:00 AM the day before your departure if you would like to request late check-out.

Approved late check-out is charged at £20 per hour and must be paid the day before check-out. If payment is not received, housekeeping will be scheduled for the standard 10:00 AM check-out time.

Unapproved late check-out may result in additional charges.

There are no hidden fees. All important information is provided before booking.

However, additional charges may apply for damages, negligence, missing items, or failure to follow the house rules.

Possible charges include:
Excessive cleaning: £30 per hour of extra cleaning time
Smoking or vaping inside: from £250
Lost or damaged items: the cost of replacement or repair
Stained sofa or carpet: from £100 per item
Lost keys, fobs or permits: from £100
Tampering with alarms or security features: from £100
Noise or unauthorised gatherings: from £100
False maintenance call-out: £150
Early check-in or late check-out without approval: £40 per hour
