LOCATION & TRANSPORTATION
A vehicle is recommended for exploring Naples and Southwest Florida. Southwest Florida International Airport is accessible by car.

Uber, Lyft, and Collier Area Transit may also be available. Routes, fares, availability, and travel times vary.

PHOTO & CLEANING DISCLOSURE
The apartment undergoes thorough cleaning between reservations.

Some photos may be digitally enhanced for lighting or clarity or include virtual staging. Minor visual differences may occur, but amenities and sleeping arrangements are accurately described.

SECURITY CAMERAS & NOISE MONITORING

IMPORTANT: Exterior RING CAMERAS are installed at the UNIT ENTRANCE and BALCONY/PATIO areas for security monitoring. Building hallways also have surveillance cameras.

A MINUT M3 SENSOR is installed to detect potential smoking violations and excessive noise. It sends an alert when noise reaches 75 dB for 10 consecutive minutes.

THE SENSOR DOES NOT RECORD AUDIO, CONVERSATIONS, OR VIDEO.

NO INDOOR SECURITY CAMERAS ARE INSTALLED OR DIRECTED TOWARD INTERIOR SPACES.

GUEST VERIFICATION & PRE-STAY REQUIREMENTS

ALL PRE-STAY REQUIREMENTS MUST BE COMPLETED BEFORE CHECK-IN ACCESS IS PROVIDED.

Guests must complete verification through our secure SuiteOp Guest Portal. Requirements may include a valid government-issued photo ID, recent selfie, signed rental agreement, contact information confirmation with on-site security, full names of all occupants, and additional screening when necessary.

The booking guest's name MUST MATCH the submitted ID.

VERIFICATION DEADLINES
Standard Reservations: Within 24 hours of booking
Same-Day Reservations: Within 1 hour of booking

Incomplete or unsuccessful verification, including mismatched information, may result in DENIED ACCESS OR RESERVATION CANCELLATION WITHOUT A REFUND, subject to applicable policies.

We reserve the right to decline reservations that fail screening requirements, including local reservations where permitted by applicable policies and laws.

Collected information is used only for reservation screening, identity verification, legal compliance, and property protection.

DAMAGE PROTECTION & SECURITY DEPOSIT
Guests must purchase property damage protection through VRBO, when available, or provide the required refundable security deposit through VRBO at booking.

A default $1 CARD AUTHORIZATION will be processed to keep a payment card on file for damages, incidentals, violations, missing items, excessive cleaning, unpaid fees, or charges not covered by VRBO protection or its deposit.

If neither VRBO option is completed, a MANDATORY $350 REFUNDABLE DAMAGE DEPOSIT must be paid directly before check-in.

The deposit will be refunded 7 DAYS AFTER CHECKOUT, provided there are no damages, violations, missing items, excessive cleaning charges, or outstanding balances.

PET POLICY

Cats and dogs weighing up to 25 LBS EACH are permitted, with a MAXIMUM OF TWO PETS.

All pets must be disclosed before arrival.

PET FEES

1–4 Nights: $25 per night, per pet
5–29 Nights: $200 per pet
30+ Nights: $300 per pet

Pet fees are separate from cleaning fees and collected after checkout.

UNDISCLOSED PETS may result in cancellation and DOUBLE THE APPLICABLE PET FEE. A $200 unauthorized-pet charge may also apply.

Additional pet-related cleaning is charged separately when necessary.

PARKING
FREE PARKING FOR ONE VEHICLE ONLY.

Additional vehicles require advance arrangements. Paid alternatives may be available.

Unauthorized parking, blocking driveways, or occupying reserved spaces is prohibited.

ABSOLUTELY NO SMOKING OR VAPING ANYWHERE ON THE PROPERTY, INCLUDING INSIDE THE APARTMENT, BALCONY/PATIO, AND ALL OUTDOOR OR COMMON AREAS. STRICTLY ENFORCED. Violations may result in additional charges, reservation cancellation, or removal from the property.


ONLY REGISTERED GUESTS MAY STAY OVERNIGHT. Visitors must be disclosed in advance.

The booking guest must check in first unless an exception is approved.

QUIET HOURS: 10 PM–7 AM.
Excessive noise and disturbances are prohibited at all times.

First Offense: Warning
Second Offense Without Correction: $75
Third Offense: $300 and possible eviction without a refund

NO PARTIES, EVENTS, OR UNAUTHORIZED GATHERINGS without prior host approval.

Do not rearrange furniture without approval. Turn off appliances when not in use and secure all doors and windows when leaving.

All community rules, including fitness center, clubhouse, and pool regulations, must be followed.

Dispose of trash in designated bins or chutes. Leaving trash outside the apartment door is prohibited.

Remove all belongings at checkout. No luggage storage is provided. We are not responsible for items left behind, which may be disposed of during cleaning.

ALL CLEANLINESS, MAINTENANCE, DAMAGE, MALFUNCTION, OR OTHER CONCERNS MUST BE REPORTED PROMPTLY DURING THE STAY.

Guests must allow a reasonable opportunity for inspection and resolution.

Delayed or post-checkout reports may affect our ability to investigate concerns and eligibility for refunds or adjustments, subject to platform policies. Unsupported claims or inaccurate reviews may be disputed through VRBO.

HOUSE RULE VIOLATION FEES

Lost TV Remote: $50
Lost Key Fob: $150 per fob
Smoking or Vaping Inside: $950
Smoking or Drug Residue: Additional $300
Unauthorized Late Checkout: $75 per 30 minutes ($2.50 per minute) after 10 AM
Unregistered Overnight Guests: $65 per person, per night
Shipping Left-Behind Items: $65 handling fee plus shipping costs
Damaged Furniture or Appliances: Repair or replacement cost
Stains Requiring Professional Cleaning: $100
Unauthorized Pets: $200
Excessive or Pet-Related Cleaning: Additional charges based on actual cleaning required


TAMPERING WITH SAFETY OR PROPERTY EQUIPMENT IS STRICTLY PROHIBITED.
This includes smoke and carbon monoxide detectors, air filters, Wi-Fi devices, TV mounts, security cameras, noise sensors, and other property hardware.

MINIMUM CHARGE: $250.
Tampering may result in immediate reservation termination and removal from the property.

INTOXICATION & PROPERTY ACCESS
Guests arriving intoxicated or under the influence of substances will be denied access without a refund, subject to applicable policies.

FEES, REFUNDS & ENFORCEMENT
Additional services, accommodation charges, and payments made before or during the stay are NON-REFUNDABLE unless otherwise stated or required by applicable policies or law.

HOUSE RULE VIOLATIONS MAY RESULT IN ADDITIONAL CHARGES, RESERVATION CANCELLATION, REMOVAL FROM THE PROPERTY, OR FORFEITURE OF APPLICABLE DEPOSITS, subject to governing policies and law.

By confirming a reservation, guests acknowledge and agree to all disclosed verification requirements, monitoring devices, fees, and house rules.
