Summer here has its own easy rhythm here. You'll start most mornings on the screened-in porch with a coffee, watching the golf course wake up. After that, the day is wide open — beach shuttle, pool, outlet shopping nearby, or an afternoon filled with a nap and good book. Evenings end on the balcony, unhurried, and happy. Repeat.

THE SPACE The condo is on the 2nd and 3rd floors — one flight of stairs to enter. As the top unit, there are no neighbors above you, which means a genuinely quiet stay.

Main level: Over 1,600 sq ft with a fully stocked kitchen ready for summer cooking or easy takeout nights (including drip and keurig coffee makers), breakfast nook, dining area, and a living room packed with board games, puzzles, and cards. Two bedrooms and two full bathrooms, a screened-in porch with golf course views, and an open balcony with rocking chairs. Lots of windows throughout — light-filled and airy with a wonderful cross breeze.

Upper level: A loft — the third sleeping area with a king sized bed.

Beds: Exceptionally comfortable throughout, all carefully chosen for a great night's sleep.

Entertainment: Three TVs with Roku and Live TV — great for movie nights, rainy days, or winding down after a long beach afternoon.

Connectivity: Fast, reliable WiFi for streaming your shows (or keeping up with work, if you must).

THE BEACH — MADE SIMPLE FOR SUMMER Bethany Beach is 4 miles away. The Bear Trap Dunes beach shuttle runs all summer with a mobile tracking app so you time your departure perfectly. The condo comes fully equipped with 4 beach chairs, beach umbrellas, beach toys, pool toys, and a beach buggy — load it up and roll out. No rentals. No parking. No stress.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

-The maximum occupancy is 8 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
