🚭 Smoke-Free Indoors — $2,500 penalty plus odor remediation.

💧 Pool Upkeep Expected — $150 penalty for violations.

🗑️ Trash Must Be Bagged Properly — $150 cleanup charge otherwise.

🎉 No Parties or Large Gatherings — $150 fine; eviction possible with no refund.

🛡️ Cameras & Sound

📷 Outdoor cameras cover the front door, driveway, and side yard. No indoor cameras are installed.

🔇 An interior sound sensor tracks noise levels for community quiet hours — no audio is ever recorded.

🚗 Parking Guidelines



⚠️ Park only in the driveway, up to 2 vehicles. Street and sidewalk parking is off-limits — the HOA tows without notice.

Overflow parking isn't an option.

🚫 Prohibited: boats, trailers, RVs, campers, and commercial vehicles.



📦 Packages: use UPS, FedEx or Amazon (door delivery). USPS mail and parcels go to a mailbox we don't have access to.
