FYI: This is a 2-story condo and is located on the second floor so climbing steps is necessary. The first level is the kitchen, living room (with a sleeper sofa), dining room, powder room and deck. The second floor has 2 bedrooms, 2 full baths, a laundry area and another deck off of the master bedroom.

Scarlett’s Lair Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING condo. There will be a 250.00 fee for remediation if it becomes necessary.
2a. PET FEE this is a pet friendly condo with a 95.00 pet fee, an additional fee may apply for additional pets. (dogs only)
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in,
5. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six
(6) persons. An additional charge or $20.00 per person per night for guests in addition to six (6) will be assessed.
7. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. (Towels are provided at the pool as well) Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
# Scarlett’s Lair
## Rules & Regulations

**1. CHECK-IN / CHECK-OUT**
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.

**2. NON-SMOKING PROPERTY**
This is a non-smoking property. Smoking is permitted outdoors on the deck. Please properly dispose of cigarette butts. If smoking occurs inside the property and additional cleaning or remediation is required, a $250 remediation fee may be charged.

**3. MINIMUM AGE**
The primary renter must be at least 25 years of age. We do not rent to vacationing students or individuals under 25 unless accompanied by a parent or adult guardian.

**4. PAYMENT**
For direct reservations, a 50% deposit is required to reserve your dates. The remaining balance is due 30 days prior to arrival.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. QUIET TIME**
Quiet hours are from 10:00 PM to 8:00 AM. Please respect our neighbors. Guests who repeatedly violate quiet hours may be asked to leave the property.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy at Scarlett’s Lair is six (6) guests. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

**8. MINIMUM STAY**
Scarlett’s Lair generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS / HOUSEKEEPING / CHECK-OUT**
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated dumpster or trash receptacle. Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

**10. PETS**
Scarlett’s Lair is a **PET-FRIENDLY PROPERTY**. A non-refundable $125 pet fee covers up to two (2) dogs. More than two dogs require prior written approval and may be subject to an additional fee or conditions.

All dogs must be disclosed as part of the reservation. Guests are responsible for their pets and for any pet-related damage or excessive cleaning.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

The complete Cabins in the Clouds Pet Policy provided in the House Manual applies to guests bringing dogs.

**11. RATE CHANGES**
Rates are subject to change until a reservation is confirmed. Once confirmed, rates will not change unless the reservation is modified or additional charges are incurred.

**12. FALSIFIED RESERVATIONS**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied check-in or required to leave, subject to applicable law and booking-platform policies.

**13. WRITTEN EXCEPTIONS**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**14. WEATHER / EMERGENCIES**
Weather conditions, road conditions, utility interruptions, attraction closures, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify a reservation for a refund.

If an official evacuation order, government restriction, or other emergency materially prevents occupancy of the property, the reservation will be handled according to applicable law, the booking agreement, and, when applicable, the policies of the booking platform.

**15. BOOKING PLATFORM POLICIES**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
