Coton is a charming waterfront cottage in Portarlington, set amongst beautiful gardens, century-old trees and stunning 180-degree views across the bay. Built approximately 15 years ago to complement the historic Carrick Cottage on the same property, Coton offers a peaceful and character-filled coastal escape.

Picket fences and lavender-lined pathways create a welcoming facade, while the front garden provides the perfect spot to sit back and enjoy the views. Keep an eye out for the Spirit of Tasmania and other ships making their way into the bay.

Brown`s Beach is directly across the road, making it ideal for a morning or afternoon stroll along the water. Portarlington`s main street is approximately a 15-minute walk away.

SHARED PROPERTY:
The block is shared with two other cottages. Guests have access to the whole of Coton Cottage and its designated parking. Any outdoor spaces are shared.

PARKING:
Free parking is available on the property. Please note the block is shared with two other cottages, each cottage has designated parking and plenty of parking on the nature strip.

ENTRY:
Contactless check-in details via lockbox will be provided 48 hours prior to your arrival.

WIFI:
Complimentary WiFi is provided for guest use.

HEATING & COOLING:
Coton features a Coonara heater, creating a warm and cosy ambience throughout the cottage, in addition to a wood fire. Firewood is provided.

KITCHEN:
The cottage is well equipped with dishwasher, mini fridge, stove top, microwave, kettle, toaster and sink. Please note that the cottage does not have an oven. All cookware is provided.

LIVING:
The cosy living space provides a welcoming place to relax after a day exploring Portarlington and the surrounding Bellarine Peninsula. Featuring two small couches and a TV.

BEDROOM CONFIGURATION:

Bedroom 1 - Double Bed.

Bedroom 2 - 2x Single Beds.

Bedroom 3 - Double Bed. Please note this bedroom is located upstairs via a spiral staircase.

EXTRAS:
All bed linen and towels are provided for your stay. Please BYO beach towels.

ACCESSIBILITY:
Coton is wheelchair accessible, featuring wide doorways, lower and accessible kitchen benchtops, and a bathroom that has been well set up for wheelchair accessibility.

OUTDOORS:
Guests have access to the beautiful outdoor spaces surrounding Coton. The front garden is a highlight of the property, with established gardens, century-old trees and uninterrupted views across the bay. There is a very bug tree house on the property that has been closed off for safety reasons, we ask guests not to climb.

PETS:
Sorry, no pets are permitted at this property.

EVENTS & PARTIES:
Strictly no parties or events. Please respect our quiet hours between 9pm and 8am.

HOSTS:
We are close by if you need anything at all during your stay. Otherwise, we like to give our guests the space to relax and enjoy their time at Coton.
GENERAL: All bookings are accepted on the basis that you have read, understood, and
agree to abide, and be bound, by the Terms and Conditions and House Rules. Please
treat our home as if it were your own. Please be respectful to our lovely neighbours.
Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or
bucks parties. You must be over the age to 25 to make a reservation at our property.
Please follow parking guidelines where provided.
CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out
time is not later than 10am on departure date. Late departure is subject to prior
arrangement/availability and extra charges may apply.
Contactless check in will be provided with key safe codes. Keys must be returned to the
key safe upon checking out. If the keys are not placed back in the lock box a
management fee will apply for us to allow housekeeping staff access to the property
and if required replacement of keys.
THIS PROPERTY DOES NOT ACCEPT PETS
UNAVAILABLITY: If the property becomes unavailable for your occupancy due to
unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you
immediately and endeavour to obtain suitable alternative accommodation for your
stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not
be liable for additional accommodation costs in the event of these unforeseen
unavoidable circumstances.
PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in
immediate eviction without refund and extra charges will apply for any additional,
cleaning, garbage removal, repairs which may occur. We have the right to evict any
guest during their stay if we deem them to be in breach of the house rules. THIS
PROPERTY IS STRICTLY NO SCHOOLIES.
There should be no disturbance to neighbours at any time during your stay.
LINEN AND TOWELS: We supply all bed linen and towels. They must be left where
supplied in the bedrooms or bathroom on departure. Further linen may be hired upon
request prior to arrival. Properties with pools will include pool towels for your stay. Any
damage or stains requiring additional laundering or replacement of linen may incur a
charge or replacement fee. Stays longer than 1 week may request a housekeeping
service for cleaning and/or linen servicing charged at a fee .
YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and
loss of the property and any part of it during your stay. You must notify us of this
immediately if damages occur. We may recover from you repair or replacement costs.
Occupancy must not exceed the agreed number booked for or the maximum listed as
occupancy in the house description. Disturbance to our neighbours, including excessive
noise at anytime (day or night), is prohibited and may result in termination and eviction
without refund and extra charges may be made for security and other expenses. Noise
should not be heard from outside the property after 10pm.
Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for
management to provide access plus the cost of replacement keys if required.
Upon departure, all food must be removed from fridges, all rubbish put in the
appropriate council rubbish bins provided, crockery and cutlery washed and packed
away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure
will incur a $100 fee. The property must be left in a clean and tidy condition. All
furniture and furnishings must be left in the position they were in when you arrived.
Smoking is not permitted in the property. No illicit drugs to be brought onto the
property. You must allow repair/service access to the property during reasonable hours.
HostyCo is not liable for any damage or loss of property during your stay.
