Nestled in a quiet area of Roquefort les Pins, but nearby the sea, Nice and amazing villages, this is a spacious residence with peace and quiet, luxurious interiors, great views over the Southern Alps and a large swimming pool. This spacious, recently renovated 5-bedroom villa, incl. a game room and study room/office, is the ideal base for a relaxing holiday in the South of France. Nestled in a quiet, rural residential area of Roquefort les Pins, guests will benefit from total peace and quiet, luxurious interiors and great outdoors with a large private swimming pool and stunning views.
The house offers spacious and comfortable accommodation with fully air-conditioned interiors and all bedrooms with ensuite bathrooms.
The house is spread over 2 floors with the main living areas and 2 double bedrooms on the first floor, and another 3 bedrooms on the ground floor with direct access to the pool and garden.
Each bedroom has its own spacious bathroom. The measurements of the beds: 3 beds are 200x180cm and 2 beds 200x160cm. The fully equipped modern kitchen with 2 ovens/microwaves and induction cooking, has a beautiful breakfast nook and a large dining table. From the kitchen you walk to the front garden, large covered dining area and lounge overlooking the pool and large rear garden. It is the perfect place out of the sun to enjoy lunch and dinner while overlooking the fantastic mountain views! At this level you can easily lit the big BBQ and enjoy the sunset while preparing nice food on the BBQ.
From the kitchen, you walk into the living room with comfortable seating area and through to a double bedroom with ensuite shower room.

On the other side of the kitchen, you have access to the master bedroom with ensuite bathroom, a TV room (with additional sofa bed for 2 extra people) and a separate office.
A further 3 double bedrooms are available on the ground floor, all with ensuite shower rooms and direct access to the pool.
There is a large infinity pool, with a very nice shallow area for small children to play or just relax. The pool is surrounded by a large terrace and garden with comfortable loungers. There is a great table tennis at the pool side.
On the other side of the house you will find another nice seating area, near the kitchen, surrounded by a well-tended garden.
There is high-speed internet available (Starlink) throughout the house, several smart TVs and the house is secured with an alarm. Table tennis table available.
Ample parking for 4+ cars and a charger for electric vehicles.

The villa makes a good base for beautiful trips in the surrounding area. Think of the medieval Provencal town of Valbonne (10 min drive) with its maze of streets, many restaurants and specialty shops. There is a market every Friday.

Even closer is the village of Roquefort les Pins with 2 bakeries, a pharmacy, greengrocer, newsagent and an Intermarche at a 5-minute drive. It is never very busy there. Also a few restaurants (including pizzeria).

A `must see` is Saint Paul de Vence. The city gates date from the 13th and 14th centuries and are still completely intact. There is a lovely walk past all the old monuments, shops and many art galleries. The cosy narrow streets are home to good restaurants with excellent listings in various `food guides`. The famous museum the Fondation Maeght is also located here. The museum with its park is located outside the village of Saint-Paul de Vence, 25 km from Nice.

For children as well as adults there is a lot to do; think tennis courts at 10 min, horse riding, 4 golf courses within 20 min drive, canyoning, zip wire courses (1 for smaller kids and 1 for 12-20 years), cycling routes and swimming in rivers.

Nice needs little introduction, it is a 30-minute drive away. If you like history, culture and museums, the city has many great museums, sights and attractions to choose from. Various events are organised especially in the summer months. Well-known are Boulevard les Anglais with all its beaches and Musee Matisse.

Many beautiful hiking trails can be reached on foot directly from the house, along streams and through forests, alomh the beach and also in the mountains.

And of course the beaches, in 15 minutes you are either at Cagnes sur Mer or Villeneuve Loubet. The owner also likes to go to Cap d`Antibes and Theoule sur Mer.
