Studio cosy à Pac Hts à 2 min à pied de Lafayette Park

We are located 2 blocks from Fillmore St in San Francisco in the Pac Heights neighborhood and 1/2 block from Lafayette Park. Perfect spot for business or visiting family and friends.

A unique studio space in a 120 year old San Francisco Victorian. It`s a newly remodeled and painted. Everything is fully renovated with upgraded insulation and radiant floor heating.

The studio has a queen size bed and a pull out sofa that would work for either 1 adult or 2 children. There is a kitchenette with a mini fridge, sink, microwave, coffee maker and tea kettle.

The bedroom does not have a door on it, so this is considered a studio even though there is a wall in front of the bed for privacy.

We have a Roku TV so you can stream shows that you want to watch. No cable.

The one bathroom has a shower/tub combo.

Also a little seating area and a small desk are available. We also have a pack and play in the studio if needed for guests with small children.

This is a multi-unit building, we live upstairs with our 4 and 7 year olds, so you might hear normal kid sounds that you hear when they are not in school.

All guests are required to sign a rental agreement and follow the House Rules. We truly appreciate your understanding—this added step helps protect our home, especially after a few past experiences with guests that resulted in lost time and unexpected costs.

Guests have access to the studio, no spaces are shared. There is no access to the main house or the backyard.

I will give guests their privacy. I have a property management company that is available for any questions or emergencies.

We`re accessible to all of classic San Francisco. Half a block from Lafayette Park. Centrally located within fifteen minutes walk to Fillmore District, Japantown, Union Street, Marina, Polk Street.

Drive time to tourist attractions: Nine minutes drive Golden Gate Bridge, ten minutes to Golden Gate Park, ten minutes to Chinatown, eight minutes to Lombard Street, thirteen minutes to Fisherman`s Wharf and Pier 39, nine minutes to Civic Center, fourteen minutes to Ferry Building, twelve minutes to Financial District.

Easy access to 1-California, 22-Fillmore, 38 Geary, 2-Clement, 45-Union, 49-Van Ness (to BART and Muni Light Rail), California Street Cable Car.

- No parties or events of any kind are allowed here
- Out of respect for our neighbors, quiet hours are between 10pm - 8am
- No shoes inside (flip flops, slippers, socks are fine)
- No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults and children listed in your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets please, the unit has small pipes (no baby/adult wipes, floss, tampons, etc...)
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
- During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills. Be like a San Franciscan! :)
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Be sure to turn off lights and heat when you are leaving. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
