Welcome to Hickory Hollow Hideaway, a spacious 3-bedroom, 3-bath cabin tucked away in beautiful Wears Valley. With room for up to 8 guests, this peaceful Smoky Mountain retreat is a great choice for families, couples, or friends traveling together.

Inside, you`ll find a warm, inviting cabin with an open-concept living, dining and kitchen area, beautiful wood interiors and plenty of room to gather. The cabin features two king beds, one queen bed and a queen sleeper sofa, giving everyone comfortable space to settle in.

Step outside and enjoy the spacious decks surrounded by the wooded beauty of Wears Valley. Relax in the private hot tub after a day of exploring, enjoy your morning coffee in the fresh mountain air, or fire up the gas grill for an easy dinner at the cabin.

Hickory Hollow Hideaway also offers plenty of paved parking for up to four vehicles and a convenient location for exploring both sides of the Smokies. Head toward Pigeon Forge for attractions, dining and entertainment, or toward Townsend for a quieter gateway into Great Smoky Mountains National Park.

CABINS IN THE CLOUDS – RENTAL AGREEMENT

Property: Hickory Hollow Hideaway

By signing this agreement, the primary guest acknowledges and agrees to the rental terms below for this reservation.

1. CHECK-IN / CHECK-OUT

Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.

2. NON-SMOKING PROPERTY

Smoking is not permitted inside the property. Smoking is permitted outside/on designated deck areas when applicable. Cigarette butts must be properly disposed of.

If smoking occurs inside the property and additional cleaning or remediation is required, the guest may be charged a $250 remediation fee.

3. MINIMUM AGE

The primary renter must be at least 25 years old and must occupy the property during the reservation. We do not rent to vacationing students or groups under age 25 unless accompanied by a parent or legal guardian.

4. PAYMENT

For direct reservations, a 50% deposit is required to reserve the property, with the remaining balance due 30 days before arrival unless otherwise agreed in writing. A three-payment plan may be available for reservations made more than 60 days before arrival.

Scheduled payments for direct reservations will be automatically charged to the payment method on file on the applicable due date unless other arrangements have been made in writing.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment schedule, payment-processing procedures, and terms established for that reservation through the applicable platform.

5. CANCELLATION / REFUND POLICY

For direct reservations, cancellations made more than 30 days before the scheduled arrival date are eligible for a refund in accordance with the cancellation terms applicable to the reservation. Cancellations made within 30 days of arrival, shortened stays, and early departures are not eligible for a refund unless otherwise agreed to in writing.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy shown and accepted when the reservation was made through that platform.

6. PROPERTY CONDITIONS AND PROBLEMS DURING THE STAY

Guests should notify Cabins in the Clouds promptly of any maintenance, cleanliness, pest, amenity, or other property-related concern so that we have a reasonable opportunity to investigate and address the issue during the stay.

Leaving the property early does not automatically entitle the guest to a refund. Any refund or compensation will be determined according to the applicable cancellation policy, booking-platform rules, circumstances of the issue, and any written agreement between Cabins in the Clouds and the guest.

7. QUIET HOURS

Quiet hours are from 10:00 PM until 8:00 AM. Guests must respect neighboring properties and community rules. Serious or repeated violations may result in termination of the stay when permitted by applicable rules and policies.

8. MAXIMUM OCCUPANCY

Maximum occupancy at Hickory Hollow Hideaway is eight (8) guests. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

9. MINIMUM STAY

Hickory Hollow Hideaway generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

10. LINENS / HOUSEKEEPING / CHECK-OUT

Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property. Guests are encouraged to bring separate towels for pool and hot tub use.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated bear-resistant trash container. Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

11. PETS

Hickory Hollow Hideaway is a PET-FRIENDLY PROPERTY. A non-refundable $125 pet fee covers up to two (2) dogs. More than two dogs require prior written approval and may be subject to additional fees or conditions.

All dogs must be disclosed as part of the reservation. Guests are responsible for their pets and for cleaning up after them, both inside the property and outdoors. Dogs should not be allowed on furniture or bedding and should not be left unattended for extended periods. Crating is recommended when a dog must be left alone.

Guests are responsible for pet-related damage, excessive cleaning, stains, odors, or other costs resulting from their pets.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

Service animals and assistance animals will be handled in accordance with applicable law and the policies of the booking platform through which the reservation was made.

12. SEASONAL POOL ACCESS

Guests of Hickory Hollow Hideaway have access to the nearby Honeysuckle Meadows seasonal swimming pool during its operating season.

The pool is a separate, off-site amenity and is not located at Hickory Hollow Hideaway. Pool operating dates, hours, rules, closures, and availability are determined by Honeysuckle Meadows and are subject to change.

Guests must follow all posted pool rules and requirements. Temporary closures, weather-related closures, maintenance, changes in operating hours, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify the reservation for a refund.

13. FALSIFIED RESERVATIONS

Reservations obtained using materially false information, including false information regarding identity, age, occupancy, pets, or intended use of the property, may be subject to cancellation or termination as permitted by applicable law and booking-platform policies.

14. WRITTEN EXCEPTIONS

Exceptions or modifications to these terms must be approved in writing by Cabins in the Clouds.

15. EMERGENCIES / WEATHER

Weather conditions, road conditions, utility interruptions, and other circumstances outside the property`s control do not automatically qualify a reservation for a refund. Any refund will be determined according to the applicable reservation cancellation policy, booking-platform rules, and applicable law.

16. THIRD-PARTY BOOKING SITES

Reservations made through Airbnb, Vrbo, or another third-party booking platform may also be subject to that platform`s terms, policies, cancellation rules, payment procedures, and refund requirements. Where applicable, those requirements will govern.

GUEST ACKNOWLEDGMENT

By signing below, I acknowledge that I am the primary guest responsible for this reservation. I have read and agree to the rental terms above and understand the cancellation and refund terms applicable to my reservation.

I agree to be responsible for authorized charges arising from my reservation, including applicable rental charges and charges permitted under this agreement or the booking platform`s terms.
