The condo was clean, quiet, and overall as pictured. Check-in and check-out was seamless. Air conditioning (two window units) works well in the small space, a must for this area. Not described in any part of the listing - and in fact deliberately and cleverly hidden from pictures - was the fact that this condominium is probably years from falling victim to North Topsail's continuing erosion. But unlike all the other properties, the condominium itself is much closer to the ocean than any other property. The immediate view down from the balcony was not a sandy beach... it was piles of heavy sandbags fighting off this unfortunate phenomenon. This also means you can only access the beach from the condominium during absolute low tide. Most hours you need to walk up the street about a block for the public beach access. This absolutely did not ruin our trip, but I find it incredibly dishonest on part of the lister. I went back to the listing and you can just barely catch a hint of the sandbags in the corner of some shots. It would only be noticeable if you already know what to look for, which we did not when making our reservation. The listing's photos used common realtor tricks to conveniently hide this issue. Overall it was a nice stay. Just be advised that it is absolutely not beach front in the way you'd expect. Unless you like to swim.
