Lovely home. The layout is perfect for large groups. Very easy access to the beach. We had hoped to park our jet skis on the dock but the water is not deep enough.

Awful experience. All of our cars got infested with biting ants that came from parking in the driveway. The backyard also had the same biting ants everywhere, and we couldn’t sit around the pool without being bit. We saw ant bait inside the house, so obviously this has been a problem. We called the property manager Friday night and she said she would get a pest control company out, but that was it. We had to spend over 100 on ant spray and ant bait for all of our cars. The ants were everywhere inside them including all over our car seats. We had to move our cars to public parking to avoid getting more inside and it was a major inconvenience.

Beach vacation

The house was awesome. It’s in a great location and the beach is easy to access. Overall, my family had a great time. I’d recommend bringing extra beach towels as even though the listing mentions them, there weren’t enough for everyone. Also each person gets one bath towel and one wash cloth so if you feel like you need more or don’t want to wash towels regularly, I’d bring extras. We look forward to coming back next year!

Awesome escape

Amazing place. Beautiful house, tons of room, everything you could ask for in a beach house - easy walk across the street to the beach and sound to the back. Backyard and pool is like an oasis itself. Communication was easy and responsive.

Great stay

My family of 7 adults and 2 children had a great time in Sea Oats Retreat for our beach week vacation. The pool area is fabulous as are the sound views and sunsets. Plenty of outdoor furniture for porch sitting and even a huge swinging bed. Lots of kitchen supplies and towels provided. Highly recommend!

Sea Oats was a fantastic property for our family! It was very spacious & every family had their own bath. The outside spaces are amazing. We loved the wraparound porches, screened dining, pool & walkway to the dock. We rented kayaks & crabbed in the sound. The access to the beach was very close.

Beautiful home on the sound side of Topsail Beach

I really liked the house and the decor. The bedrooms and bed itself was amazing. I slept very well at the home! The levels of the home are very well organized and easy to get from one location to another. The king bedroom next to the kids' rooms were a good option for us. The negative aspects of the home were:The outlets in the kitchen were very weirdly arranged. There were no electrical outlets for the toaster or coffee maker on the counter so those items had to be placed on the island where we were doing food prep for Christmas Eve. There were some minor damages to the kitchen island that could have been easily fixed.The soundbar didn't work correctly with the TV. The property manager said we needed to download an app to make it work, but that didn't fix the problem. The house was clean, but it was the type of clean that was "surface only". If you swept the floor or wiped the counter you would find dirt. I left some items behind. The property manager was quick to let me know about it, but it was a hassle getting these items returned. The items included prescription drugs so it was important to have them returned in a timely manner. I will receive them 10 days after I checked out. I do appreciate them being returned to me, but the property manager offered originally to meet me at a public place to return them, then requested that I go to her house (she wasn't home) and was pretty rude in the exchange showing me a tracking slip where the items were shipped back to me.

Great House

House is beautiful. We enjoyed our stay and Samantha was totally responsive for all of our issues. Having arrived just after a hurricane, we had ants but she called an exterminator and that helped. The ants, though never gone, were reduced. Exterminator said Topsail is a giant anthill. Recommend spraying tires of cars parked for long periods. Sam had to call pool guy twice-it was cloudy from rain. Came on Tuesday. Next door renters were having a drunken obscenity filled argument in the hot tub at 1:30 am were spoken to by Sam and we didn't hear a peep afterwards (other than loud obscene deck music that was not our choice with small children around). Bath towels are thin and small, bring your own if you want. Also, if you need to bake a cake or make lasagna, bring pans. Could use 2nd icemaker, we had to buy ice. Ground floor is yellow terrazzo with a 2 inch lip which is very difficult to see. My husband tripped and ended up breaking his big toe and straining his achilles. I'd recommend painting or putting a reflective strip on the lip so it is more visible. The 4th floor living area got old, going from pool deck to fix lunch, etc, but it is such a lovely view and screened in porch was a great relaxing area to end the day with a beautiful view over the sound. Elevator was slow, but reliable. It hides on the second floor and never stays on ground or top floor, just comes when you call. Leftover beach chairs/toys/floats were plentiful. Highly recommend this house!

Multi Family Beach Trip

This house and property is AMAZING! Right across from the beach. The house is basically brand new. Absolutely beautiful. We appreciated the elevator especially during move in and move out since the kitchen and living areas are on the top floor. The pool deck is right out of a resort (has lounging areas, outdoor shower, gathering table, gas fire pit, hot tub, corn hole, Jenga.) We spent a lot of time on the dock fishing and time in the water - we rented SUPs and kayaks from a local company who delivered and picked up for convenience. It has an outdoor kitchen with grill and refrigerator - perfect for hot dogs/hamburgers and steaks for dinner. The house has multiple outdoor relaxing areas including a swinging bed overlooking the sound. We spent a lot of our dinners on the screened in porch. The kitchen and living area upstairs has everything you may need. Close to restaurants, grocery stores, etc. This house is PERFECT for multiple families. A ton of room to spread out and to gather. The owner, Samantha, was excellent to communicate with. Very quick to respond to any question we had. I highly, highly recommend this property.

Great Home! Listing Could Have Been Clearer

This home was perfect for a family vacation with 14 adults. The location was fantastic, offering easy access to the beach and the ability to launch kayaks directly from the house. The pool, hot tub, and backyard were great for hanging out and connecting as a family. The house was well-stocked with essentials like utensils, dishes, and glasses, meeting all our needs. Unfortunately, there were a few disappointing aspects. First, communication was unclear around check-in and check-out. We had no information on check-in, such as door codes, until I emailed the owner. The property management company then told us they would meet us at the house for check-in. Additionally, the VRBO listing indicated check-out was at 11 AM, but we were told to be out by 10 AM for cleaning, although we could use the driveway until 11 AM, which was confusing. Second, we indicated pets in our reservation and chose this house because there was no pet fee listed. On check-in day, we were unexpectedly informed of a $250 pet fee, which was never discussed with us. Third, the grill was left dirty by previous renters, and the propane tanks were empty. Although we were reimbursed for refilling the tanks, we expected at least one filled, spare tank. Fourth, the bathroom towels were small and smelled of cigarette smoke. Lastly, while the boat dock is a great asset, it wasn’t clear in the listing that it wasn’t suitable for a normal boat. Our 18ft boat couldn’t be tied up or launched due to shallow water.

Beautiful, spacious, prime location

Our group of eleven has taken a similar trip each spring break to a house at an NC beach. This was the absolutely the best place we’ve stayed. The house has a great set up in the kitchen with nice appliances, lots of glasses/plates, and many different pots for the induction range. The decks of the house have really nice furniture and a lot of seating. The screened in porch on the 4th floor is a nice touch. Walking out on the dock is lovely and peaceful. I wish we had brought fishing gear or rented a kayak. The pool and hot tub are very nice and the kids went in every day. The hot tub functioned better than any rental we’ve stayed in. The elevator worked great and was appreciated! Beach access across the street is convenient although you do need to be able to handle stairs up and over the dune to get to the beach. So bringing easily transported beach gear is a good idea. You might want to bring your own sheet pans (we couldn’t find any) and a few extra bath towels (if you like more than one per person). There were some beach towels provided which we weren’t expecting - it was nice to have them. The mattresses seemed new and are firm. The bathrooms have nicely appointed showers. There are a few minor quirks with the description in VRBO. There is no ping pong table and heating the pool is not included with the fees although Sam, the property manager, took care of this and any other issue quickly!

Amazing house!

Beautiful house perfect for our stay. Good ocean views for second row and spectacular sound views and sunsets. Pool area is wonderful and fire pit is a great touch. Floor plan was ideal for our family and love the kitchen/living space on the top floor. Elevator made the 4 floors very manageable. Beach access is right across the street, and the beach is not crowded there since it's far enough away from public access (stairs to beach are steep and narrow though). Stan/Samantha were great as well. Would definitely book again!
