If I could give this property a rating of ZERO I would. In fact, if the property owner offered a stay at this property for free, I would decline the offer. The furniture hasn't been dusted in who knows how long. Sticky mess on the table, incredibly dirty sheets. We even attempted to wash the sheets ourselves however, the washing machine has black mildew in it. The smoke alarm was beeping in need of batteries. I've spent a week trying to get a refund from the property management company, EVOLVE with very little communication. Was promised a resolution in 48 hours and have yet to hear from them. This property is not as described and I feel like I've been scammed. I purchased trip insurance but was told by the insurance company the property was inhabitable even though it was dirty and therefore would not be covered. DON'T WASTE YOUR MONEY!

When we arrived, there were about 5 trash bags in the garage from the previous guest and none of the bed sheets had been stripped and cleaned so we had to do it ourselves. There was a water leak from the ceiling in the kitchen. Communication with the host was very poor. Tried to call and text with them and got no response. The house is nice but the service was poor.

Very positive. The pool and spa were perfect, and the grill in the outdoor kitchen was in great shape. The house/sheets/towels were clean. We experienced a minor issue with the front door, which was promptly resolved with a phone call. Very responsive and helpful hosts. Will likely rent again.

Great Place for the 4th of July!

This house was great for a large group of people. The outdoor amenities were awesome, we loved hanging out in the pool and covered patio all day and night. Highly recommend!

Great Friends Weekend

Really enjoyed this house/property for our annual friend trip. 15 of us fit comfortably in this house and took advantage of all the backyard amenities. The comfortable patio, large pool and the outdoor kitchen were our highlights. The house was clean and the multiple refrigerators with freezers made it so much easier for us to store & prepare our meals. Would highly recommend this house for all, especially those with larger groups.

Great Friends Weekend

This was our annual summer trip with our group of friends and this house/property was perfect for us. The backyard was the highlight, big patio, great pool and the outdoor kitchen area was amazing. We had Clear and detailed communication with the owner. Would highly recommend to anyone looking for a house that can accommodate a larger group and we will keep this house in mind for next year.

Not what I was expecting

Could not get the manager to respond to voice well or to emails. Sent multiply times. Finely got a hold of booking sight the night before we were leaving come morning. Booking group finally got contact with the property manager. They finally made contact with us by email to give us the code to the gate into the house to be able to get in. The inside of the house was clean for the most part. But we washed teying to keep up with towels. The washer had a horrible smell. We had to go to the store to get cleaning supplies to clean the washer. The pool was moldy, the skimmer was not working. Pool guy came out and shocked it and scrubbed it some. We mentioned the skimmer not working and he said it hadn’t been working for awhile but the owners didn't wont to put any more money into it. Lawn was desperately needing mowed. The area were there was an outdoor gril and table and bar for eating and family time was my favorite but it was very dirty. Spider webs, dead bugs in the sinks. The gril was horribly nasty. My son spent over an hour trying to clean it up and burn the old buildup off. And still the ribs he was cooking caught on fire from how bad it still needed more cleaning. The pics on the web site are very nice but were not factual to our stay there. Invasion of these flying ants in the pool and sense the filter on the pool wasn't working we found a broken hand pole skimmer and we took turns trying to keep as many ants out of the water as we could. They didnt die fast so they coul

Cute little get away

Did a little getaway for my mom’s 60th birthday with my siblings and nephews. The home was very clean upon arriving, we loved how the trees gave the pool so much shade during the day. Beds were very comfortable and came with cold pillows. This home was really a home away from home it had everything we needed.

Terrell TX Ranch House with Pool

First impression was based on the online photos. Those need to be updated. The photo's make the house look way better especially the outdoor area. The lounge chairs in the picture looked nothing like that and there was no umbrella for the shallow end. We had several things not working: the ice machine and the cascading water fountain on the pool were the first two. The wifi has changed and is not a secure network. It's just Starlink w/ no password. The landscaping and yard work was not done and the grass was very tall, trees hanging over driveway hitting your vehicle as you drive to house. The towels were just a "variety pack" and very random & old. Looked like they have been there since house was built. They were all in the master closet & we thought that was odd. The house needs some TLC especially for what we were charged. I rented through VRBO and then it sent me to a third party company for the reservation. They have someone that you email and text with for questions. They took a long time to respond so that was frustrating.

Graduation family stay

We enjoyed our stay. Master bedroom/bath was fabulous. Very spacious home overall. Outdoor areas and pool were very inviting. We utilized the kitchen, pool, outdoor areas, garage games, and volleyball court. We had family from out of state for our twin daughters graduation so we rented for them to stay and us spend time together. We were to check out on Friday, and head to our lake house for holiday, but due to major flooding and severe weather there, we needed to stay another day, and the owners were helpful and accommodating to make that happen for us. Few cosmetic issues in house, hinge on door off guest bathroom, toilet seat needs replaced in 1/2 bath, few holes/blemishes on walls. Beds only had fitted sheets, no top sheet. Set of towels in all bathrooms, some did not have any in them. House is probably due for spraying for insects in the house. We are used to country so no bother to us. No remote control that works for living room tv. Garage needs a good sweeping and outdoor sink and counters need cleaned periodically. None of these are things that would keep us from returning. We enjoyed this property and its amenities.

I loved the location a lot. Just wish the weather would have been way better. We all enjoyed it. Very clean and the beds were comfortable. I definitely want to book this one again when we come to ride in dallas.

Huge house with so many fun things

The ranch house was perfect for our large group of friends. The outside spaces were ideal for hanging around the fire out, enjoying outdoor snacks, and even playing a competitive game of indoor pickleball.

Tons of fun!

Stayed for a weekend with family and we all had a really great time. The house has lots of amenities. The outdoor living and pickleball were the favorites. The spa stopped heating on our first night so that was a bummer, but the issue was resolved the next morning and we were able to enjoy it the rest of our stay. The check out instructions were different from what the Evolve Team provided and what was detailed in the binder at the house so that was confusing, but other than that we loved it!

We truly enjoyed our holiday weekend with family at this well-appointed home. There was plenty of room for everyone, and we greatly enjoyed the game tables in the garage as well as indoor pickleball. The homeowners were very receptive to any of our needs and extremely gracious. They even went the extra mile to help us find a forgotten flat iron even offering to get it back to us. We would definitely stay there again.

Christmas Getaway

The Terrell place was perfect for my family. We had all ages and everyone had plenty to do. The living and dining gave plenty of comfortable options for us to sit, and the bedrooms were spacious. The outdoor area was beautiful and the extra garage space was perfect for pickleball!

Loved the stay at the Ranch House. It was very spacious and pool and spa was awesome. We were there for a wedding and only wished we had more time. Family and I are talking about making another trip to enjoy more with the family at same location. We have plans to reserve the stay again in the near future.We do have family and friends in the area around Terrell TX. Excellent stay!

Family time

Great place for the 11 of us to gather and visit as an all adult family (25-85). Enjoyed the outdoor gathering spaces and large dining area for meals. Nice, clean place, but could use a little refreshing and handyman work.

Delayed or deferred maintenance is becoming noticeable

Family birthday celebration of father, grandfather and husband. Pool needed attention. - The storm that was being blamed had happened weeks ago. The deferred maintenance on the property was very noticeable. The day we left there was activity. Two of the tv monitors are still not functioning. The dishwasher has issues. The freezer in the kitchen wasn’t cold enough to freeze neewak The microwave turntable doesn’t rotate. Some pillows need to be replaced- We went to town and bought some. Bath room by the out door kitchen needed to be cleaned. The refrigerator in tbr garage was very dirty.

Cleaning/Bug disaster....renters beware!

We were so excited to have found a home close to family that looked so nice from the photos...however this house was a very big disappointment all the way around. I'll spare all the details, but the home was dirty and had mouse/bug traps in every room. Live bugs in the kitchen... There is a very clear bug problem. It was not cleaned properly and had not been thoroughly cleaned in quite some time. We did contact the owner about the cleaning, he sent a cleaner out who was able to rectify some of the issues but not all of them, a cleaning fee reimbursement was not even offered. After diving into reviews on other platforms it appears that cleanliness has been a problem...we would not stay here again.

Nice country getaway

Our family spent 3 nights at the Terrell Ranch House during the 3rd week of June, 2024. The property was close to DFW, but remote enough to feel like a true getaway. We had 14 family members show up, from grandparents to grandchildren and all had a great time. Positives: 1. Nice clean, well stocked house with ample room for our group. 2. Beautiful outdoor entertainment area with pool, kitchen, fire pit with seating, hammocks, furniture. 3. Ample parking, lots of trees and privacy. 4. Power to the pool pump went out one morning and owner was quick to send someone to fix. Negatives: 1. Outdoor gas grill needs repairs or replacing. Some controls do not function properly and are not safe, so use at your own risk. 2. There are 2 large screen TV's outside, but neither one worked for us. We reported to owner but nothing was done to fix the issue. 3. The house is located in the country, so various varmints can be expected. But a visit by an exterminator might be in order. The area where the house is located sustained some damage from recent storms, so there are numerous downed or damaged trees around. However, most of the greenery nearest the house still looks good and didn't impact our enjoyment of the property. Overall, we were mostly satisfied with the property and would likely stay again. A few fixes would make things more desirable for the future.
