The main house boasts a well-designed floor plan, including a master suite with a private patio overlooking the pickleball court and unheated pool. The courtyard, BBQ, and breezeway connect the main house to the casita, a spacious retreat with 2 bedrooms, 2 bathrooms, and its own laundry room. Your heavenly hillside escape awaits!

- This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.

• MAX OCCUPANCY AT ALL TIMES: 10
• QUIET HOURS: 9pm - 9am
• NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED
All are strictly enforced.
• THIS HOME IS DOG-FRIENDLY: There is a $50 dog fee per night, per dog. Up to 2 dogs allowed. We only accept dogs due to the homeowners severe allergy to cats. Please inquire about other pets allowed with our Reservations Department.
• VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
• There is no hot tub at this property.
• Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
• Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
• There is exterior surveillance camera recording 24/7. The camera is overlooking the driveway
• The fireplaces are to not be utilized.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
