The Space:
Nichol Road Hideaway at Annie’s Retreat by Tiny Away is perched on a hilltop in the small town of Allans Flat, sitting 300 meters above sea level and offering stunning views of Mount Buffalo and the Baranduda Ranges. Set in a peaceful rural setting, our pet-friendly tiny house is surrounded by farms, green pastures, pistachio orchards, and our own Angus cattle.
Adding to the secluded atmosphere, a nearby farm shed and water tank provide complete privacy for our guests. While the retreat offers peaceful solitude, it also serves as the perfect base for outdoor adventures, with breathtaking hiking destinations such as Mount Hotham, Falls Creek, King Valley, and the Alpine National Park just an hour’s drive away.
This 139-square foot tiny home features easy water access, split air conditioning, a kitchenette, cooking equipment, BBQ fire-pit, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste holding tank, hand basin, and gas-heated shower—making it a perfect choice among relaxing holiday homes.
IMPORTANT NOTE: Please note, as a farm stay, you may hear natural sounds from cows, our dog, and local birdlife. Guests are kindly asked to take care around the herb garden and fire pit near the house.
Guest Access:
Guests can access the tiny home and the entirety of the 10-acre sculptured garden. However, it is important to note that the farmhouse, herb garden, vineyard sheds, and event center shed are restricted areas and are not accessible to guests.
In addition, please advise that there may be ther guests on the property (main farmhouse) and access to the pastures and orchards is strictly restricted unless accompanied by a host.

Nichol Road Hideaway at Annie’s Retreat by Tiny Away is a pet-friendly farm stay in Allans Flat, just 10 minutes from historic Yackandandah and 25 minutes from Beechworth and Albury. Explore the Victorian High Country, including Falls Creek and Mount Hotham, within an hour’s drive.
Other nearby attractions include Yackandandah's mountain bike tracks, the King Valley, renowned for its world-class wines, and stunning scenery, and the Alpine National Park, a haven for outdoor enthusiasts offering mountain biking, horseback riding, and wildflower trails.
Feeling hungry? Head to Yackandandah Hotel (also known as the Bottom Pub) or the Star Hotel for hearty, classic meals. For something different, Grace’s Place serves beautifully prepared fresh Thai cuisine.

Getting Around:
By car:
- 3.5 hours drive from Melbourne
- 15 mins, 10kms drive from the nearest town is Yackandandah
By public transport:
- There are trains/ planes to Albury/ Wodonga daily. Taxis cost $90 one way to the property. Most guests will need a vehicle or bike to get to the nearest town, Yackandandah.
Other Things to Note:
- Gas BBQ Grill is available
- No smoking allowed on the property
- Breakfast is available at an extra cost
- Barbecue is available by prior request
- No unregistered visitors or guests allowed
- Firewood and kindling are available at $20 per stay
- Telstra has a good signal and the rest has a weak signal
- We would like to advise guests that longer stays or later check-outs will incur an additional charge
- Only dogs are allowed—up to two pets permitted. Please provide at least 24 hours' notice prior to arrival. Pets must be leashed at all times. Full pet policy provided before booking.
PLEASE NOTE: We provide bottled water for drinking. The tank water is safe but mainly intended for showering and dishwashing. It may have a slight yellow tint from natural gum leaves. Or you may bring your own drinking water.
Important note:
- BBQ grills and outdoor fire pits are not available during a total fire ban
- Please be advised that there will be other guests on the property (main farmhouse)
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilets and ensure a clean and fresh experience for all guests. We appreciate your understanding.
