Unwind in this cozy, updated, classic Vermont cabin. With the river right across the street you can hear the sounds of running water right from the front porch.

Don`t feel like going out? No problem, this house has everything you need to stay in and still have a great vacation. The updated kitchen has everything you need and the BBQ grill on the porch is there for your enjoyment should you feel like cooking out. Through the back exit you`ll also have access to your private hot tub that was just installed in Sept 2026! Covered for your enjoyment in any conditions!

On the 1st floor of this house you`ll have your entry area, a half bath, the open floor plan living room/dining room and the kitchen. The washer and dryer is just through the kitchen and you`re welcome to use this during your stay. On this floor you`ll also have the sitting room/office space. Perfect for catching up on emails, if you`re feeling so inclined. There`s AC in the back room that can be used to cool the living room as well.

On the 2nd floor you have your bedrooms and full bathrooms. The master bedroom has a brand new comfy mattress (2025) and a large master bathroom with a single sink but double vanities so you have plenty of space to get ready. This bathroom has a tub/shower combo. There is AC in the master bedroom.

The 2nd bedroom also has a brand new mattress (2025) and a ceiling fan. This bedroom shares a full bathroom with the 3rd bedroom. This bathroom has a large shower stall with plenty of elbow room for your washing needs. :-)

The 3rd bedroom has 2 twin beds and a ceiling fan. Feel free to push them together to make a King!

Unless there`s an emergency or you need us, you won`t see us. But you can always reach us via the app, phone or text!

PETS:
We try to be as pet friendly as possible across all our properties. To be able to continue to do so we ask that you please respect the property, house and future guests. Please clean up after your fur babies and, should anything happen or if something gets soiled or damaged (we understand, things happen) please let us know right away so that we can address it appropriately.

Should our cleaners have to clean up excessive pet mess inside or outside you may be subject to a fee to cover their time.

WILDLIFE:
This is a home in a rural part of the country. You may see wildlife including, but not limited to, deer, coyotes, foxes, and bears. Please be mindful of your surroundings and leaving out food and trash.

WEATHER:
In the winter, there can be rain, snow, ice, and other inclement conditions. Please reach out with any questions.

POWER & INTERNET:
This is a rural part of the country. You may lose power or internet during inclement weather. We do not issue refunds for loss of power or internet out of our control.

TRANSPORTATION:
SPRING: All or 4 wheel drive recommended for `mud season`.
SUMMER/FALL: Any car/motorcycle should be fine but keep in mind we have constantly changing terrain; dirt roads, paved, gravel, a mix of all 3, etc.
WINTER: All or 4 wheel drive STRONGLY recommended. Some areas receive better plowing than others and there are some hills that, just front wheel drive, cars won`t make it up.
No matter the season, PLEASE, always drive with caution!

TOW TRUCKS: Are not quick to get to you, especially in the winter but there will be info in your welcome book should you need one.

POSSIBLE RIDES:
While we don`t have taxis, Ubers, etc. there ARE some local drivers who might be able to help. If you`re hoping to book some rides you can try `Mountain Drivers`. Sam is the owner and, last I heard, he has 10 drivers. Please let him know Kelton Collective sent you his way.

EV CHARGING:
If bringing an EV, we DO allow charging from the house.
The charge $10/day for charging.
Note: There is no 220 outlet.

TRASH:
No LOOSE trash in any outside trash cans. Animals will make a mess & trash collectors will NOT pick up your trash.
Note: There`s a $100 fine for un-bagged trash in the bins.

If booking through Hostaway, VRBO, or Google:
$500 CREDIT CARD HOLD - This will be applied 1 day before check-in and will serve as your security deposit. Funds will be refunded within 48 hours after checkout baring any damages.

If booking through Hostaway, VRBO, or Google:
4% CANCELATION FEE WILL APPLY FOR CANCELED RESERVATIONS REGARDLESS OF WHEN YOU CANCEL. We`re happy to adjust your reservation; dates/different property, etc. to avoid the fee.
