Downtown Breck Main Street is a quick 5-10 minute walk downhill or you can hop on the free bus across the street. Ticket window and ski shop are located across the street. In the summer, hike or bike on the 4 O'clock Run trail adjacent to the property. Seasonal access to Upper Village Pool and hot tubs. Great unit with updated finishes, gas fireplace and in-unit washer/dryer.

• This clubhouse is open seasonally and has the following CLOSURE dates:

*This clubhouse is located approximately 3 blocks away at 450 Village Rd. In the winter it is easiest to drive there but please note that parking is limited.

*Snowflake Lift and/or 4 O'Clock Run may be closed early and/or late season and are subject to snowpack and mountain conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Summer Access - The 4 O'clock ski run serves as a hiking trail so the National Forest is out your front door for hiking and biking! The Sawmill Reservoir trailhead is also directly across the street.
• 3 blocks from Main Street
• Two blocks from Park Ave/Riverwalk Center

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other things to note
» The minimum age to rent is 25.
» Maximum occupancy (6) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This property is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Pets are strictly prohibited per the HOA.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend travel insurance to protect your trip. Refunds are provided only according to our cancellation policy, and we are unable to offer exceptions for weather or unforeseen circumstances.
