• Bedroom One: Three single beds
• Bedroom Two: Bunk bed with double below and single bed on top
• Bedroom Three (attic): Super king bed and one single bed

• Lounge: Sofa bed

Important note: Guests using the double sofa bed for the two additional sleeping spaces must bring their own bedding and towels. Linen, sheets, quilts, and pillows for the sofa bed are not provided.

Please note: WiFi will be unavailable until 13–14 July 2026 due to a Virgin Media outage. Good mobile signal is available in the area.

Booking Policy
• Full payment is due 30 days before arrival and will be automatically charged to the card on file.
• If payment fails, it must be completed within 24 hours or the booking will be cancelled.
• Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
• We require guests to provide a security deposit of £200. This helps us ensure a safe and secure stay for everyone.
• The deposit is fully refundable after check‑out, provided there are no damages or outstanding charges.
• Upsells such as early check‑in, late check‑out, and add‑on packages are available to enhance your stay. Please note that all upsells are non‑refundable once booked.

Cancellation Policy
• Full refund if cancelled 30+ days before arrival.
• 50% refund if cancelled 14–30 days before arrival.
• No refund if cancelled within 14 days of arrival.

Please note: If booking this property with a group fewer than 8 people, you will be given full access to the top 2 floors of the property only. This comes equipped with a full kitchen, three bedrooms and a full bathroom.

This is a residential home, please be respectful. Quiet hours are from 10:00 pm to 8:00 am. Excessive noise may result in booking cancellation.

No shoes inside the property.

Check-in and check-out times must be followed. Late check-in or check-out of up to 2 hours may be available for £40, subject to availability and confirmation after booking.

A £200 security deposit is required before the check-in code is released via a secure third-party platform after booking confirmation. The deposit will be returned 3 days after checkout. Any damage to the property will be charged to the lead guest.
