I'm really wrestling with the overall on this one. The location and access is great. From here, you can easily walk to so many restaurants and shops (the boardwalk and all it's "attractions" are steps away), direct beach access with showers and washing stations as soon as you step off the beach. 10/10 for location, location, location.And the view was great. Wrap around balcony creates more room / viewing opportunities so you can watch the ocean, all the beach goers (including your own party when they're down there!), and the many sights and sounds of the boardwalk (all hours of the night...haha!). Great furniture on the balcony, two tables and five seats. More than accommodating.As for the place itself, it's clean, but it's still dated and shows more wear than the pictures show or the description lets on. It's one of those places that no matter how clean it is, some of the wear and tear just takes away from it.Now, it's the beach, and there are plenty of things that you let slide - especially in a dedicated rental oceanfront. That's the attitude you need to have when you're here.At 1K a night, you're paying for location.One note: The living furniture is old/stained in many spots. When we were there, an active leak in the ceiling (likely from HVAC condensation) created a large wet spot on the main couch and rendered half of it unusable. Judging by the origin of the leak and the size of the spot, and the strategic pillow placement, it had been there a minute. :)
