Villa Castiglione is a spacious villa on three floors, equipped with a private pool, wellness area and outdoor gym. It is located in the countryside about 4 km from Castiglione della Pescaia, on the Tuscan coast. Surrounded by olive trees and meadows, the villa offers numerous indoor and outdoor spaces designed for relaxation and leisure. The interiors combine classic and contemporary furnishings, large bedrooms and a bright open-plan living room that opens onto a porch equipped for outdoor dining. Outside, there is the gazebo with lounge area, kitchen, barbecue and TV as well as an outdoor gym. A private wellness suite with sauna and chromotherapy bath completes the experience. The property, in a strategic position, allows you to easily reach the beaches, nature reserves and historic villages of the Maremma, with shops and restaurants just a few minutes away by car.

Interiors:
The villa is spread over three levels connected by an internal staircase and measures about 400 square meters. GROUND FLOOR — Living room with sofas, dining area, smart TV and ornamental fireplace; kitchen with sink; double bedroom; bathroom with shower; double bedroom with French window onto a small porch; double bedroom with en suite bathroom with shower and access to the furnished porch. FIRST FLOOR — Studio; double bedroom with walk-in closet, en suite bathroom with bath and shower and access to the terrace; single bedroom with French bed, also with access to the terrace, connected to the study and the double bedroom. BASEMENT FLOOR — Relaxation area; wellness area with Finnish sauna, reaction bath, chromotherapy, treadmill, shower and guest toilet; laundry room with access to the garden via an external staircase. Park:

The villa is immersed in a fenced plot of 3,000 square meters, with well-kept lawn bordered by hedges, rosemary bushes and olive trees. A paved driveway leads from the automatic gate to the parking area, which has two covered and two uncovered parking spaces. One of the bedrooms has direct access to a small porch, while the main porch for meals (30 sqm) opens onto the living room and garden. Not far away there is a gazebo with a gym, equipped with treadmills and glass curtains. A second larger gazebo, located near the pool, houses a kitchen, barbecue, smart TV, dining area and relaxation area, as well as a second treadmill. About 1.5 m behind the gazebo there is a private annex, which is not accessible to guests.

Pool:


The pool is located at the back of the villa, about 30 m from the house, and is screened by hedges. Rectangular in shape, it measures 12 x 6 m with a depth varying from 1.10 to 2.20 m; it is covered in sand-colored PVC and bordered by a stone frame; chlorine purification plant; metal staircase for access; interior lighting. The 60 sqm paved solarium is furnished with sun loungers and umbrellas. In the immediate vicinity there is a hot water shower and a gazebo equipped with a summer kitchen, barbecue and TV. Open from the last Saturday in April to the first Saturday in October.
