Only a small section of the hallway ceiling between bedrooms 2 and 3, plus the laundry room ceiling, remains exposed for utility access.

Welcome to North Downtown, one of Charlottesville's most charming historic neighborhoods!

Our home sits on a beautiful, tree-lined street surrounded by stately historic houses, mature trees, and lovely architecture. It's a peaceful residential setting just a couple of blocks from Charlottesville's vibrant Downtown Mall.

We love being able to walk to excellent restaurants, locally owned coffee shops, bakeries, boutiques, galleries, live music, and the neighborhood market. You can enjoy downtown's energy and then return to a quieter residential street.

The neighborhood is also wonderful for a morning walk, with beautiful homes and gardens to admire along the way. We think the location offers the best of both worlds: historic Charlottesville charm and outstanding walkability.

Guests have private access to the entire three-bedroom, two-bathroom basement apartment through a dedicated side entrance on Farish Street. Self-check-in is easy with an electronic keypad and a personalized access code provided before arrival.

The apartment includes a full kitchen, living area, washer/dryer, and private sleeping accommodations.

Guests are also welcome to enjoy the beautiful outdoor areas, including the koi pond, patio, grill, and hot tub.

The hot tub is accessed by walking around the outside of the house.

Our family lives upstairs. The apartment is separate from our living space, although one bedroom has an interior staircase leading to a locked door to the main house.

Convenient parking is available beside the apartment, with one weekday guest parking pass provided. Weekends there is unlimited parking. Additional public street parking is available in front of the home.

Hot tub use ends at 10 p.m.

Experience a little piece of historic Charlottesville in our comfortable, updated three-bedroom basement apartment.

Inside, you'll find a full kitchen, cozy living space, three bedrooms with exceptionally comfortable mattresses, two bathrooms, and a washer and dryer.

Sleeping arrangements include one king bed, one queen bed, and three twin beds.

One of our favorite ways to start the morning is with French press coffee in the Adirondack chairs beside the koi pond, surrounded by the beautiful trees and historic homes of North Downtown.

In the afternoon, relax with a book on the stone patio sun lounges, fire up the grill, or head out to explore the Downtown Mall. In the evening, unwind in the outdoor hot tub.

Because the apartment is in the basement of a historic home, it has some of the quirks of an older building, including lower ceilings in the third bedroom and a small exposed-ceiling section in the hallway between the second and third bedrooms. The laundry room ceiling is also exposed to allow access to plumbing and other utilities. All three bedrooms have finished ceilings.

Our goal is to provide a welcoming, comfortable home base for enjoying Charlottesville's restaurants, wineries, history, and attractions.

One of the best things about staying here is how much you can explore on foot!

Charlottesville's Downtown Pedestrian Mall is just a few short blocks away, with restaurants, shopping, coffee shops, entertainment, and more within easy walking distance. For downtown activities, you may not need your car at all.

**Parking:**

Parking is available on Farish Street directly beside the apartment entrance.

On weekdays (Monday-Friday), we provide one guest parking pass for the restricted parking hours before 5 p.m.

On weekends, up to three vehicles can generally park beside the apartment without a pass, subject to space availability.

Additional free public street parking is available along Park Street in front of the main house, 24 hours a day, on a first-come, first-served basis. Normally completely open.

Please observe posted parking signs and restrictions. We do not have a guest driveway, and the gravel driveway beside the house belongs to our neighbor and must not be used.

The University of Virginia, UVA Health, Monticello, and the surrounding wineries are a short drive or rideshare trip away.

**A Few Things to Know About Our Historic Home**

Our apartment occupies the lower level of a historic Charlottesville home (1911 Eugene Bradbury - https://www.cvillepedia.org/Eugene_Bradbury). We've updated the living spaces, kitchen, bathrooms and bedrooms while preserving some of the original character and infrastructure of the house.

**Ceilings and Layout:** All three bedrooms have finished ceilings. The only areas with exposed utility ceilings are a short hallway connecting the second and third bedrooms and the laundry room. These areas contain plumbing, radiator lines and important shutoff valves that must remain accessible for maintenance. Because this is a historic basement apartment, the ceiling in the third bedroom is lower than those in newer homes, and there are a few interior steps.

Bathrooms and Showers

The apartment has two full bathrooms, each with a shower. The first bathroom's shower works reliably and has not experienced drainage problems.

The second bathroom has an intermittent drainage issue related to the home's older plumbing. Sometimes it works perfectly, while other times water can begin pooling fairly quickly. This is particularly a concern with longer showers or when multiple guests use that shower consecutively. More than two consecutive showers can sometimes cause water to accumulate before it has time to drain.

We recommend keeping showers in the second bathroom brief, allowing time between users, and using the first bathroom for longer or back-to-back showers. If water begins to accumulate, please stop the shower and contact us.

We want to be transparent about this occasional inconvenience, particularly for larger groups. We have investigated the issue but have not yet identified a consistent cause. The fix has always been for more people to use the main shower if more than two in a row are needed in the second shower.

**Living in a Historic Home:** Our family lives upstairs, and you may occasionally hear everyday household sounds, including footsteps or piano playing during daytime hours. Though we tend to be very quiet. One bedroom also contains an interior staircase leading to a door that is always locked separating the apartment from our upstairs residence.

**Outdoor Amenities:** The hot tub and outdoor areas are located behind the main house The hot tub is reached by walking around the exterior of the house. Hot tub use ends at 10 p.m.

**House Rules:** No smoking and no pets.

We take great pride in keeping our apartment clean, comfortable and welcoming. Many of our guests especially love the comfortable beds, walkable downtown location and hot tub. We hope you enjoy these features while appreciating the character of an older Charlottesville home!
