ABOUT THIS SPACE

Welcome to Cocoa Beach Break, a three-bedroom, two-bath single-level home with an open floor plan built for long days outside and easy evenings together. The kitchen, dining table, and living room flow into one big gathering space, so the cook never misses the conversation.



The Backyard

Step out back and the vacation starts. The heated pool is saltwater and kept at a comfortable 84°F, with a waterfall, a sun shelf, and in-water loungers for lazy afternoons. Beside it, the tiki hut works as

your outdoor living room, with ceiling fans, lights, dining space, and plenty of seating. Fire up the Weber gas BBQ grill, set up a round of corn hole, and settle into the lounge chairs. The fenced backyard keeps everyone together and makes it easy to keep an eye on the kids.



The Game Room

The garage has been converted into an air-conditioned game room with a 55-inch Roku TV, an arcade game, air hockey, ping pong, a giant Connect 4, plus tables and chairs for snacks and card

games. It is the rainy-day hero and the late-night favorite.



Where Everyone Sleeps

The primary bedroom has a king bed, a smart TV, its own attached bathroom, and a sliding glass door that opens to the pool deck. The Wave Room has two Twin XL beds that can also be converted into a king bed. The Sunrise Room has a desk and chair, so it doubles as a dedicated workspace when someone needs to answer email. The living room has a queen-size murphy bed that pulls down from behind the couch. All together, the home sleeps 8, and a second full bathroom sits in the hallway.



Kitchen, Dining, and Laundry

Cook in the full kitchen with a dishwasher, oven, stove, blender, toaster, hot water kettle, and both a drip coffee maker and a Keurig. Sit six at the dining table and four more at the kitchen bar. The washer and dryer are in the home, so you can pack light. A screened side patio is a great spot for morning coffee.

- Cocoa Beach Pier: about 9 to 10 minutes by car, for ocean views, dining, and live music.

- Ron Jon Surf Shop: about 5 to 6 minutes by car, a classic Cocoa Beach stop.

- Kennedy Space Center Visitor Complex: about 30 minutes by car.

- Cocoa Village: about 22 minutes by car, for shops, restaurants, and riverfront strolls.

GUEST ACCESS

You will have private access to the entire property and all of its amenities, including the pool, tiki hut, backyard, and air-conditioned game room. The only exception is a single locked owner's closet

in the garage. Check-in is simple and contactless with the self check-in system and smart lock. You will receive your own personal 4-digit code for the front door before you arrive, so there is no key to

pick up.



PARKING

Parking is free on the property, it can accommodate up to 4 vehicles in the driveway. The garage is used as the game room, so plan to park in the driveway rather than inside. An exterior security camera watches the driveway.



HOUSE RULES

Check-in is after 4:00 PM and checkout is before 10:00 AM. The home hosts a maximum of 8 guests. A rental agreement is required before arrival. For everyone's safety and peace of mind, exterior security cameras are located at the front door, driveway and pool equipment, there are no cameras inside the home. The property also has decibel monitoring sensors that are fully privacy compliant and do not record any sound, so please keep noise respectful, especially outdoors at night. Smoke and carbon monoxide alarms are installed, and a fire extinguisher and first aid kit are on hand. Please treat the home and pool area with care.
