Sleeps 12. A 2,200 sq. ft two-story ranch house plus the first MÖÖN House open to the public anywhere, side by side on private land in Coldspring, Texas, about 10 minutes from Lake Livingston and the Sam Houston National Forest. When you book this listing, no one else is booked at either one, so your group gets full privacy.

This is the one for family reunions, friend getaways, milestone birthdays, and anniversary trips. Everyone is together, and one couple still gets the glass house to themselves.

The Ranch House (sleeps up to 10): 4 bedrooms, 3.5 bathrooms, on 2+ private acres.

The MÖÖN House (sleeps 2): a one-of-a-kind glass-walled design from ÖÖD House.

THE RANCH HOUSE

Whataburger Room (upstairs): 2 queen memory foam beds, private bath, Texas-themed décor

Houston Astros Room (upstairs): queen memory foam bed, private bath

Jack & Jill Bedroom (upstairs): queen bed, no bathroom inside. It sits between the Whataburger and Astros rooms and is reached only through one of them.

THE MÖÖN HOUSE: GLASS WALLS, TOTAL PRIVACY

The walls are windows. Morning light comes in low across the treeline, and after dark the glass falls away and you're left with the sky. The site is fully fenced, and there are curtains throughout for whenever you want them closed.

Stay inside your fenced areas. The other cabins, the pond, and the rest of the ranch are private and not part of this booking.

Wi-Fi is available but not high-speed. It's good for streaming, not ideal for remote work.

You're in a natural setting, so bugs and wildlife are part of the experience, and there are no refunds for them.

PAYMENT, CANCELLATION & RESCHEDULING

50% is due at booking. The remaining 50% is charged automatically 14 days before check-in.

Cancellations:

14 or more days before check-in, we refund 90% of your deposit.

Less than 14 days before check-in, there is no refund. The balance has already been charged.

Rescheduling:

14 or more days before check-in, you can reschedule once, free of charge.

Less than 14 days before check-in, dates are locked, with no refunds or rescheduling.
